Design/Build accomplishes four major
objectives:
1) Early development of cost
estimates. Our owners find out the
cost of the project when preliminary
drawings are complete, allowing
them to establish their budget for the
job, rather than being surprised when
bids come in too high.
2) Involves the owner. The Design/
Build team consists of:
a) The owner, whose input is critical to
the project's success;
b) The builder, whose staff uses its
value engineering capabilities and
computerized estimating and scheduling techniques to ensure the completion of the project on time and within
budget;
c) Our design professionals-architects and engineers whose knowledge
of form and function creates the right
design for our owner's project.
3) Saves time. Design/Build greatly
reduces the time required to select the
design team and virtually eliminates
the time required by the traditional
general contractor bid process and
subsequent builder selection, a time
savings of up to 20%.
4) Saves money. Design/Build eliminates the need for costly detailed bid
specifications and documents. Also,
because time is saved, financing costs
are reduced and the facility is occupied sooner. Finally, overall construction costs are lower because the
builder's operations are planned and
value engineered from the preliminary
stages, instead of operating from an
unplanned start after a low bid award.

Beckenhauer Construction estimator Ben Fink was recently honored by his colleagues
as the 2003 Employee of the Year.
Make A Note Of It!
In 1970, Spencer Silver of the 3M Corp. was experimenting with super-strong
adhesives when he came across one combination that created a disappointingly
mild bond. A few years later, another 3M employee, Arthur Fry, was frustrated
that the little paper markers he used in his choir hymnal wouldn't stay put.
Borrowing some of Silver's super-weak adhesive, Fry found that his markers
would stay in place, but he could also lift them off without damaging the book at
all. Thus was the birth of Post-It Notes, which hit store shelves (and revolution-mental_floss
ized the way we organize our lives) in 1980.
