into the country’s wines
An old restaurateur friend of mine used to say
the wonderful thing about Italy is that you
can move only a few miles from one village
to the next and find a different wine and a
different cheese. This brief insight provides
you with a basic guide into the first of these,
which will hopefully assist you in figuring
out where suits you best to buy your dream
home. We can of course, also provide you
with an unparalleled selection of properties
from across Italy on the following pages.
You will be surprised to learn that Italy
produces as much wine as France and that
between them they produce over 30% of the
total worldwide production. Starting from our
capital city, Rome, and working our way north,
we have asked all our Italian representatives
to provide you with a few lesser-known facts
and tips to help you on your way.

Surrounded by water, you would be forgiven for
thinking that Venice would not be a wine producing
region. On the island of Mazzorbo-Burano, in the
heart of the Lagoon of Venice, is an ancient vineyard
known as Venissa. It consists of two hectares of land
enclosed by medieval walls rebuilt in 1727. Here the
historic vine called the Venetian Dorona was planted,
producing a white wine loved by the Doges of Venice
since the fifteenth century. The only problem is the
price, which exceeds €300 for a half litre bottle.
Also not to be missed are the Prosecco wines from
the wider Veneto region which the Venetians still
drink every evening before dinner.
Lake Como
The Domasino white, red and rosé are the
only wines actually produced on the shores
of the lake. North of the lake is the Valtellina
wine growing area. Look out for Valtellina
Superiore DOCG.
West Liguria
Try the Rosé from the area of Dolceacqua or a
Pigato white with fish. Limited land area means
expensive wines and very expensive vineyards.
Lucca
Lucca is famous for many things but not for its wines. However,
do try the Montecarlo reds and whites produced to the south
of the city and to the north and east there are the wines of the
Colline Lucchesi region which also produce a Vin Santo, best for
dipping Cantuccini into at the end of a leisurely lunch.
East Liguria
There are some nice coastal whites in
these steep valleys including some small
production sweet dessert wines made from
the Moscato grape.
Chianti
Tuscany is the region that includes Pisa on the west
coast, Florence, Siena, Arezzo, Pienza, Montalcino
and beyond. Chianti is a wine growing region
within Tuscany; based around Florence and Siena.
Chianti Classico is the central part of this wine
denomination that is considered (for geographical
reasons) to be the best. If you can, it is worth
stopping off in one of the local wine shops
(Enoteca), like the great one in the village where our
country office is based at Radda in Chianti.
You might imagine that these are purely tourist
traps, however some of the good ones have an
amazing selection with owners who really know their
wines. Look out for 100% Sangiovese grape red wines.
ISOLA
D’ELBA
Bolgheri
Not to be missed is the west coast niche market
made famous by the hugely expensive Sassicaia
wine. Like the islands, coastal wines can be
amazing. Undergoing expansion currently with
mixed quality results, stick with the big names
for the moment.
Isola d’Elba
Even from the ferry across to Elba, you can
see the vineyard terraces clinging to the
steep slopes of this tiny island which has been
producing wine for centuries. Try the Enoteca
in the old fort at Portoferraio or visit the wine
cellars themselves to taste the wines of the
Napoleonic estate, known as La Chiusa.
Also look out for the Aleatico dell’Acquabona
and the Vermentino di Monte Fabrello.

Rome
The most famous wines on the Roman market
are the Colli Albani whites from the area
around Lake Albano and the Castelli Romani
(denomination DOC), produced in red, white
and rosé in the province of Rome.

Maremma
Islands often produce good white wines
and Sardinia is no exception. Look out
for Vermentino di Gallura or for a good
red, Cannonau. Another important red
is the Carignano del Sulcis from the
south of the island.
The area bordering Montalcino to
the west is home to the recently
recognised denomination of
Montecucco, well-made modern reds
with style. The area of Scansano also
has its own good quality reds known
as Morellino di Scansano. Then there
are the so called ‘super Tuscan’ wines
(mostly IGT) that should be treated
with both respect and caution.
Some of these are really very
good and are appreciated by the
international market, others less so.
Montalcino
The Brunello of Montalcino, a wonderful,
deep red full of flavour, is so famous and
so talked about that it often masks the
presence of its less famous neighbours.
Look out for the less expensive Rosso di
Montalcino (often exactly the same wine)
or the nearby Nobile di Montepulciano.
There are also some lovely white wines now
being produced in the Val d’Orcia.
SICILY
Umbria
Umbria is best known for its white wine
production and Orvieto remains the region’s
largest DOC. The Trebbiano white grape is also
referred to as Procanico in Umbria, although
some believe it to be a superior clone with
smaller grape bunches which produce a finer
wine. Although best known for its white wines,
Umbria’s two DOCGs are for red wines.
The native grape, Sagrantino, has gained
prominence in the Montefalco area, creating
wines of great depth and strength.

Prime international buyers in 2013 tend to be British, American, Benelux and

the Tuscan coast.
The apartment market in the region’s capital city, Florence, is sluggish but

The average price of online property searches in Umbria was €1.7m in the
first quarter of 2013, compared to €2.7m in Tuscany. Prime property prices
have fallen by around 35% since the financial crisis but are starting to flatten
out. The market is most competitive between €800,000 and €1.5m with
some cash buyers evident and above this threshold properties are staying
on the market for longer.
The best properties along the narrow strip of Liguria’s coastline have risen
5% in value in the year to May 2013. Tight planning rules, along with the
steep terrain, restrict new development. In 2012 demand was strongest in
the €500,000 to €1.5m bracket but this has shifted in 2013 to the €1.5m to
€3m price bracket.
Online property searches in Umbria increased by 86% between January and
April 2013 compared to the same period a year earlier. Properties in Orvieto,
Lake Corbara and the area surrounding Perugia generated a large volume
of searches.
Italian Lakes
Rome
An hour from Milan’s Malpensa airport, Lake Como and Lake
Maggiore are the key centres of demand. A healthy level of enquiries has
been recorded across all price bands in the last year. New developments
such as Bellagio Lake Resort (prices starting at €250,000) as well as Como
Lake Resort (prices starting at €1.2m) have attracted significant interest.
Prime buyers continue to target the Centro Storico with the
areas surrounding Piazza Navona and Piazza di Spagna highly popular.
Most international purchasers are looking for a property between
€800,000 and €1.5m but within this price bracket they face competition
from local Italian purchasers.
Lake views are a prerequisite for most luxury buyers but with a finite supply
of stock around the Lakes prices have held firm in the last year.
The volume of sales has stayed relatively flat but prime prices fell by around
14% in 2012. The key change is that vendors are now more willing to
acknowledge the impact the economic downturn has had on prices.

Online searches for properties in Rome increased 34% in the year to April 2013
compared to a year earlier with Russian, US and British interest on the rise.

Prime prices softened last year but, as we predicted, have started to
recover since the end of 2012. Better quality properties are coming to the
market and decisions are being made more quickly by buyers.
Sardinia’s Porto Cervo and the surrounding Costa Smeralda are
the location of choice for most prime international buyers. Russian
buyers, although still evident, are not as active as they were. Instead,
Scandinavian and British buyers are growing in number.

Almost 80% sold over the last 18 months, the Castelfalfi development has
bucked the wider market slowdown brought about by the economic malaise.
The volume of enquiries for Umbrian homes increased by 30% in
2012 year-on-year as buyers recognised the region’s ‘value-for-money’
compared to more expensive parts of Tuscany.
Confidence is rising. Luxury brands such as Louis Vuitton have opened new
stores and there is evidence of more interest from Asian buyers. The number
of searches for Venetian homes on Knight Frank’s website by Chinese web
users increased by 64% in 2012 year-on-year.

Chianti and the picturesque Val d’Orcia are the focus of many searches, here
prices have dipped by around 10% in the last 12 months due to an increase
in stock levels. Cortona has also proved popular with northern European
buyers in recent months.
Umbria
International buyers – including French, British, Russian and German
nationals – are typically seeking a two bedroom apartment that has been
fully restored in the city centre and ideally one that overlooks the Grand
Canal or is located in the sestieres of San Marco or Dorsoduro. Demand
is strongest in the €800,000 to €1.5m price bracket. A growing number of
buyers are looking to rent their second home between visits.

Tuscany remains Italy’s most popular region with international
buyers. In 2012, 34% of all Italian property searches undertaken on
Knight Frank’s website related to homes in Tuscany.
Liguria, or the Italian Riviera as it is known, is currently one of Italy’s
strongest property markets. The Italian coastline bordering France and
only 30 minutes from Monaco is attracting interest from Swiss, German,
Russian and Monégasque buyers.
A waterside home on Lake Como remains top of many wealthy Italians’
wishlists making them a key component of demand; however, they are
joined by a large number of Russian, British, German and US purchasers.

Since the financial downturn, prices at the eastern end of the Riviera
have proved more resilient particularly in the sought-after towns of
Santa Margherita Ligure, Rapallo and Portofino. In the west, the stretch
of coastline from Bordighera to Imperia is popular, with views across to
Monaco highly desirable.

The price of luxury property fell by around 11% in 2012 and sales volumes in
winter 2012-13 have been quiet but it is a highly seasonal market with online
searches peaking between July and October.
The typical requirement is for an already-restored beachfront villa between
€5m and €10m.
We expect the number of Middle Eastern buyers to increase once the
Qatari-funded Smeralda Holdings commences its plans for Pevero Golf Club
and the marina.
