Developing a successful franchise business depends as
much on the quality on the franchisees as on the quality
of your product and brand. Several Singapore franchisors
learnt it the hard way and had to withdraw, regroup and
re-strategize. Maybe going into franchising was too early,
maybe the local franchisees were “not good enough”,
maybe the “overseas partners had the wrong profile”,
maybe the negotiations were “not handled properly”. In
retrospect, some “good” decisions turn out to be

This is why we organized the April 24th Franchise Negotiations Workshop. It is also
why we conducted business-matching missions with our members in Japan and
Jakarta in partnership with FT Consulting and AS Louken respectively. More are being
planned in Thailand and other markets. Objectively, nothing beats a few days overseas
accompanied by good quality meetings to have a better feel for a market and… for that
market to have a feel for your franchise brands. To make sure you do not miss any, our

Seoul Yummy hits crowd-financing milestones
Seoul Yummy crowd-financing campaign has ended with a BANG! $314,000
has been pledged from 62 unique investors, with oversubscription of 151%.
The campaign achieved two milestones in crowd financing with
MoolahSense. The target amount was raised within the shortest time of 15

Introducing 2015/2016 FLA Executive Committee

Report is on sale!
In order to offer FLA members, the
government sector and investors a more
comprehensive understanding on the
franchise industry in Singapore, FLA
launched a nation-wide study retail survey
(building up a massive database with over
17,000 retail
outlets) covering 100 shopping malls, all
the existing MRT/LRT stations and Bus
interchanges in Singapore. The sample
population excludes the stores that scatter
across streets, residential areas, hospitals,
hotels, office buildings, etc. Then FLA
filtered out the franchise brands and
produced analytic summaries that are
condensed in that neat little survey report.

(FLA) Singapore. FFM will introduce

We all negotiate on a daily basis. On a personal level, we negotiate with friends,
family, landlords, and employers, among others. Negotiation is also the key to
business success. No business can survive without profitable contracts. Within a
company, negotiation skills can lead to your career advancement. The ability to
negotiate effectively is an art form which many of us are not confident in doing.
Formal negotiations are however, a vital part of communication across various
sectors from business to politics.
FLA and ScotWork held an introductory session on effective negotiations. Mr
Terrence Fernandez, Director of ScotWork kick-started the session with a simple
negotiation problem and ask the participants for suggestions to the problem. This
snowballed into a lively discussion on the common misconception of negotiations.
He explained that the most important aspects of a negotiations is the willingness
of both parties to “Trade” and without the act of “trading”, negotiations will
eventually breakdown.
He stressed that in successful negotiations, the needs of all parties are
met. Expectations are expressed, communication is two-way and desired
outcomes are achieved without damage to relationships. The session ended with
a networking tea-break followed by some Q&A.

seminar was a fitting lead-out for the key body
of the event: the 1-to-1 business matching
meetings. Well over 90 of such meetings were

are soon to be announced!

Working Capital Financing with Hong Leong Finance

FLA is teaming up with Hong Leong Finance to offer viable solutions through the following financing options:
1. SG50 Commercial Property Financing Package (For completed properties):
At a time when FLA Members face higher rental charges, investing in the purchase of a completed industrial property to replace the rental
premises of a central kitchen for example is an option to seriously consider. However, SMEs may worry about the down-payment which
will deplete their working capital funds.
Hong Leong is pleased to introduce the SG50 Commercial Property Financing Package. Launched in conjunction with nation's
celebration of its 50th year, FLA members purchasing a completed commercial or industrial building for own use can avail financing of up
to 100%* of the purchase price (or valuation of the property, whichever is lower).
*80% will be in the form of a property loan whilst the 20% balance will be in the form of a revolving working capital loan or term loan.
The Certified Franchise Executive Program
(CFE) is a career development program
offered by the Institute of Certified Franchise
Executives of the International Franchise
Association Education Foundation. It offers
franchise professionals the opportunity to
learn, grow professionally and reach a
recognized standard of excellence in the
franchise community.
The CFE offers a wide range of continuing
education
programs
for
professional
development. Meeting the requirements of the
program and completing the course of study
leads to the Certified Franchise Executive
(CFE) designation.
Eligibility
Borrowers being Active Operating & Profitable Companies with Purchase/Refinance of Completed Commercial Properties
Structure
80% will be in the form of a mortgage term loan whilst the 20% balance will be in the form of a working capital term loan.
2. Commercial/ Industrial Property Loan:
For FLA Members who wish to purchase a commercial retail property, whether it has just been developer-launched or a completed
property, under proviso adequate funds for the down-payment and require only 80% financing.
•
Financing up to 80% for purchase of commercial and industrial properties;
•
Loan tenor can be up to a max 25yrs;
•
Available in attractive floating or fixed rate;
•
Conversion is available if property obtains TOP;
•
Applies to both completed and properties under construction.
3. Equipment Financing / Hire Purchase Loans:
If you are upgrading your central kitchen to improve productivity and wish to invest in new heavy duty appliances and equipment but do
not want to tap into your cash reserves, Hong Leong is able to offer:
•
A Hire Purchase loan to finance your equipment purchases.
•
Up to 95% of the purchase price financing for new equipment.
•
Up to 85% of purchase price or valuation for used equipment.
Loan tenors can be up to 5 years, depending of the lifespan.
Certified Franchise Executives are bound by a
strong code of ethics, have completed a
significant number of state-of-the-industry
courses and attended many industry meetings.
Industry experience is critical to obtaining the
CFE award. Each CFE must recertify every
three years.
The CFE program is available every month for
admission and it takes a minimum of 2 years
to complete the certification.

In collaboration with Eastern Franchise Group, FLA presented an overview of franchising and
licensing in Singapore to over 15 business owners and entrepreneurs. Part of the EBSeminars
Series, the event was hosted by GreenHub it its newly opened grand office suites along West
Cost Highway. FLA Operation Manager Glendon Cheok shared about the role of FLA in the
Singapore franchise and licensing industry. He also shared insights on the latest survey
conducted by FLA in 2014 on the franchise brands in Singapore shopping malls. He then went
on the to illustrate the various structures and mechanisms which can be adopted by business
owners in their Asian expansion through franchising, (through member case studies) touching on
the different franchising and management models available.

The final segment of the talk was a lively discussion with David Ho, Director of Capital Strategy
Group - CSG - (holding company for Eastern Franchise Group). He shared about the services
provided by CSG and the importance of brand management in the context of Asian expansion.
He also pointed out the different avenues of income streams that a company can exploit such as
vertical and horizontal expansion of services and products.
