Service NSW
The recently opened Service NSW centre
in Albury brings together a multitude of
services under one roof, providing an easy
access point for customers. This new onestop-shop replaces a number of standalone government shopfronts.
Visit Service NSW for services such as
Vehicle Registration, Drivers Licenses,
Fishing and Firearms Licences, Birth and
Death Certificates, Seniors Cards and Fair
Trading licences plus many more.
Where to find it: Ground Floor, Australian
Taxation Office, 520 Smollett Street, Albury.
Opening hours: Mon to Fri - 7.00am to
7.00pm and Saturday 8.30am to 3.00pm.

A meeting of local residents in Gertrude
Colquhoun Park started an idea to create
Albury’s first Community Garden.
A weekend in July saw the establishment of Bungam Community Garden on the corner of Creek,
Stanley and Englehardt Streets. Nearby residents are excited about the opportunity to grow fresh
produce as well as the social aspect and team work that a community garden can provide. Local,
Mr Peter Atkins said, “I have lived nearby in Central Albury for 37 years and have met neighbours I
have never met before. It’s a great concept.” While plots have been allocated to those who applied,
Mr Atkins was confident that others could participate by contacting the council. “It’s great to see the
initiative and support of Albury City Council.” he said.

Tips to help achieve the highest possible rent
• The presentation of the property both inside and out is one of the most important factors. Painting, new
window and floor coverings, updating bathroom and kitchens, and new appliances should all be factored
into your budget.
• Adding modern conveniences is becoming an expectation for many quality tenants, such as high-speed
internet, automated watering systems, dishwashers, airconditioning/heating and security systems.
• Many people are now looking for ways to save money, which includes minimising utility costs, as the bills
continue to increase. Rental properties with solar power are becoming more sought after. Likewise the
installation of rainwater tanks can also be a real selling point.
• With the lack of time in many people’s lives, including lawn, garden and pool care in the rent can also be
appealing.
If you want to achieve the highest possible rent and attract the best possible tenant, your property must stand
out over all the other properties. If the fixtures, fittings and appliances are becoming old, worn out and dated
and the property doesn’t have those ‘extras’ it will reflect on the quality of tenant willing to live in the property.
Large costly improvements are not possible for everyone. However, gradually improving the property will
assist in achieving the highest possible rent. To assist, you may want to consider looking at the equity in your
