What an Opportunity!
Last year over 1000 people enjoyed The Idea of North’s classic
performance at the Albury Botanic Gardens. The ARIA winning
(best jazz album) a cappella singing group is returning to Albury
Wodonga on 23 October 2015. This time with a difference - YOU
can be a part of a choir that sings live with them at their concert.
The Idea of North are a nationally and
internationally renowned jazz group who
perform as a quartet and have worked with such
greats as Manhattan Transfer, James Morrison
and Kaichiro Kitamura. In short, they’re a
quartet of musicians, serious about their music
without taking themselves too seriously. They
have a beautifully distinct sound and style, but
they cross many musical genres: jazz, folk,
gospel, pop, classical, comedy - exactly what
you will see and hear at the concert is difficult
to describe. We are confident you will be
entertained.

MAMA will open its doors to
the public on Friday 2 October
at 12pm.
Part of Dean Street will be closed for what
will be the biggest celebration Albury
has seen. There will be international
performers, live music, food vans, major
projection works and public artwork in QEII
Square.
MAMA director Jacqui Hemsley said
entry to MAMA would be free on opening
weekend and continue to be free - except
for major touring exhibitions.
But people will need to book to
enter MAMA on opening day
because of the expected
demand. Details of how to
book will be announced in
early September. The full
opening celebration program
will also be announced in
early September.
The Rotary Club of Albury North, The Murray
Conservatorium and The Scots School Albury
together with Sponsor Partners, are pleased
to bring this internationally famous group to
conduct a choir workshop on Friday 23 October
from 4.00 to 5:30pm. The choir will be limited
to 100 people who will perform with The Idea
of North during the second half of their concert
from 7.00 – 9:30pm at The Scots School Albury
Chapel Hall.
This event provides community access to some
of the world’s best vocal trainers, a world-class concert and will also help raise essential funds for
the Wewak Special School music programme hosted by The Murray Conservatorium.

We are often asked to take over the management of a property
(managed by another agent) only to discover that the rental on the
property is way below market rent. Believe it or not, sometimes we
acquire property that has not had a rental increase in years!

Some owners could argue that they have great tenants, who look after the property as if it were their own and,
what’s more, they never have a vacancy. Unfortunately, because of these reasons they feel obliged to keep
the rent at the same rate. For heaven’s sake, this is your investment property and your future! Don’t give away
your rightful income just because your tenants are nice. If you have great tenants, and you love them - reward
them! Give them a week’s free rent at Christmas or gold class tickets to movies. Tenants, just like employees
love recognition and rewards for great work.
OK, so you never have a vacancy you say. Would you move if you knew you were onto a good thing because you
had cheap rent? If your tenant should be paying $320 per week and is only paying $270 per week - why would
they move?
Here’s an example of the impact renting your property at below market rent could have:
If your property is $50 below market rent, $50 x 52 weeks =$2600 per year x 4 years = $10,400. Just remember
you haven’t saved these dollars, your tenant has!
And another thing, what happens when you decide to sell? If an investor was looking to buy your property,
you may be forced to sell thousands of dollars below the asking price because the rental income figures don’t
stack up. More dollars lost.
If your property manager is not watching the market closely and working to see that your investment is
performing to its full potential, you could be losing thousands of dollars and not even know it. You could be
hoodwinked into thinking everything is running smoothly. Don’t think for a minute just because your property
manager is nice, and appears on the surface to be doing a good job that you don’t have to worry. Nice is fine,
but shouldn’t you be looking for a property manager who is great at their job and understands the market?

Deborah Kelly and Simone O’Brien with workshop participants at
MAMA House, Botanical Gardens
AlburyCity Mayor Kevin Mack said it would be
the biggest celebration Albury had ever seen.

Congratulations to Josh Kibble who
was recently awarded Gold Badge in
recognition of his achievements as a Real

award at an event in Melbourne where
his peers acknowledged his performance

Another major exhibition to mark the official
opening of MAMA will be a new series of works

and evolving life-sized, nude photographic
portraits.
