NOTICE OF PUBLIC HEARING
APPLICATION TO PLANNING AND ZONING COMMISSION
#16-025 FOR A CONDITIONAL USE PERMIT AND SITE DEVELOPMENT
PLAN FOR EXTERIOR BUILDING IMPROVEMENTS FOR CONVERSION TO
A LOU FUSZ SUBARU FRANCHISE AT
900 NORTH LINDBERGH BLVD.
FOR THE MEETING OF: Tuesday, September 6, 2016, 6:30 PM
LOCATION: 900 N. Lindbergh Blvd. (see map).
REQUEST: Stephen Hollander, of SJ Hollander Architect, has submitted
a request to amend the conditional use permit and site development plan
to allow exterior renovations as part of the conversion of the Lou Fusz
Fiat dealership to a Lou Fusz Subaru dealership located at 900 North
Lindbergh Boulevard. New Car Dealers (NAICS 441110) are permitted
as conditional uses with review and approval by the City Council upon
the recommendation of the Planning and Zoning Commission.
ADDITIONAL INFORMATION: The Planning and Zoning Commission is
scheduled to review the proposal at its meeting on Tuesday, September 6,
2016 at 6:30 p.m., in the Council Chambers of the Creve Coeur
Government Center located at 300 North New Ballas Road. All reports,
plans, documents, and related materials may be viewed at the Creve Coeur
Government Center and on the City’s website at www.creve-coeur.org,
under the Current Planning Projects page.

RATIONAL:
This request is a modification to an existing conditional use permit approved on June 13, 2011. The facility is
changing from selling new Fiats and preowned vehicles to selling new Subarus and preowned vehicles, servicing of
all makes and models will remain the same as it currently is. There is no change in operations associated with this
change and we do not anticipate any additional impact to the surrounding residences or businesses. Exterior
materials are changing and provide a more a more natural material in changing some items to slate from an
aluminum cladding material, the existing fascia material is also being changed to harmonize with the slate material.
The existing brick base is remaining. Landscaping is being updated and enhanced especially along the front of the
water detention structure wall along Lindbergh Blvd.
