with a better understanding of Calabasas Park Centre and to facilitate your company’s
operations. There is a great deal of information contained within this handbook; take the time to
familiarize yourself with this handbook and it will become a valuable resource for you and your
company. Please note that the Building Management Office is available to help in any way
possible. Your first call for any problem or question can always be directed to the Building
Management Office, and we will assist you from there.
Every attempt has been made to provide current and accurate information in this handbook,
but it is possible that some items will change over time. The Building Management Office will
promptly notify you of any such changes. Please feel free to contact the Building Management

Kilroy Realty Corporation (KRC) has for more than 55 years owned, operated, developed,
and acquired Class A suburban office and industrial real estate, primarily in Southern
California. Founded in 1947 by John Kilroy Sr., the company’s chairman, KRC today focuses
its operations in several of Southern California’s most promising suburban sub-markets, where
robust local economies, an attractive quality of life, and strong barriers to entry provide
strategic advantages to long-term real estate investment.
Since January 1997, KRC has operated as a publicly traded, self-administered, and selfmanaged real estate investment trust. The company’s stabilized portfolio of operating
properties at June 30, 2006 totaled 85 office buildings and 46 industrial buildings,
encompassing in the aggregate approximately 7.8 million and 4.4 million rentable square feet,

An experienced developer of commercial real estate in Southern California for more than half a
century, KRC conceived and developed the majority of the properties in its current portfolio and
maintains an active development program. In recent years, the company has established a
substantial development pipeline in its target suburban sub-markets of Southern California.
During the period 2003 to 2005, KRC developed, redeveloped and stabilized 10 office
properties encompassing approximately 1.2 million rentable square feet at an estimated
investment of approximately $270 million. The company currently has six properties under
development or redevelopment in Los Angeles and San Diego counties, and 55 acres of

Invoices for Basic Rent will be sent the first of each month as a courtesy along with overstandard service charges. However, Basic Rent is payable and due in equal monthly

For your safety, and to maintain the integrity of your property, Calabasas Park Centre provides

Authorized personnel wishing to enter the building after hours must utilize their valid access

A computerized card access system is provided for after standard operating hours access.
The passenger elevator and stairwells at the basement level contain a lockout feature that
prevents elevator access unless a valid access card is used.
The Office of the Building can provide access cards. A fee of $10.00 is required for the
replacement of lost cards.
Tenant’s Employees or Visitors wanting to enter the Building after standard operating hours
must gain access through the Card Key readers located adjacent to the lobby doors.

Security Checklist
The following is a list of general office security suggestions, which are offered to you as an aid
in establishing your internal security procedures:

Restrict office keys to those who actually need them.
Keep complete, up-to-date records of the distribution of all office keys.
Have adequate procedures for collecting keys prior to termination of employees.
Establish a rule that keys must not be left unguarded on desks or cabinets.
Require that filing cabinet keys be removed from locks and placed in a secure location
after opening cabinets.
Prevent unauthorized personnel from reporting a lost key and receiving a replacement.
A responsible person is in charge of issuing all keys.
Store keys systematically in a secured wall cabinet of either your own design or from a
commercial key control system.

Insist on identification from repairmen who come to work in your office.
Clear all desks of important papers.
When working alone in the office at night, lock the front door to prevent anyone else
from entering.
Keep the police, fire department, and building security telephone numbers posted.
Double check to see that all doors are securely locked before you leave.
Suspicious Persons
If you see suspicious or offensive persons in the building, please call the Management
immediately. If possible, make note of appearance, clothing, etc. in order to assist building
security in locating them.
Please be aware of strangers in your Tenant areas and halls. Quite often a question such as
“May I help you locate someone?” will be enough to deter a potential thief. Suspicious
encounters of this type should be reported to the Office of the Building immediately.

In the event of a bomb threat: Call 911. Report to the 911 operators the nature of the
emergency, along with your address, floor and suite number and the cross streets (Park
Sorrento and Parkway Calabasas), and follow the instructions given. Then notify the Building
Management Office at (818) 591-9451 or the 24 Hour Emergency Answering service at (818)
593-6804.
If You Receive a Bomb Threat by Phone:
1. Attract the attention of a co-worker discreetly and quietly while listening to the caller.
Have the co-worker call 911 and request that the call be traced.
2. Get as much information as possible from the caller about the location and type of
bomb, its detonation time and the reason for its placement. Ask about the bomb’s
appearance and who is placing it.
3. Ask the caller to repeat parts of the message and make notes of any clues that might
help police: Is the caller male or female? Adult? Juvenile? Is the voice educated or
coarse? Accented or otherwise distinguishable? Does the person seem angry, rational,
and deliberate? Make note of background noises.
4. Call the Police Bomb Squad. Dial 911. Describe in detail the information you received
on the phone.
5. Call Building Management. Dial (818) 591-9451. He or she will notify the chief building
engineer and other building staff.

The decision whether to inform other building occupants of the threat or to order and
evacuation will be based on recommendations of local authorities and the judgment of senior
company officials.
Be prepared to assist authorities in search for the device BUT DO NOT TOUCH OR DISTURB
ANY SUSPICIOUS OBJECT.
Letter Bombs
Letter bombs are designed to travel safely but to explode when opened, triggered by either
mechanical (spring loaded) or electrical means. One common type of postal bomb consists of
2 to 5 ounces of plastic explosive with a pencil-shaped metal fuse pressed in its center.
Envelopes usually measure approximately 5-3/4” by 4” by 3/16” thick and weigh between 2 and
3 ounces.

Letter Bombs (continued):
Some signs to look for:
1. Size. Is the letter unusually thick?
2. Weight. Is it heavy? An effective letter bomb will weigh over two ounces. Few first
class letters weigh as much.
3. Balance. Is it heavier on one end?
4. Feel. Is there any springiness in the sides of the letter? Does it flex, indicating it is filled
with folded paper, or is it stiff?
5. Appearance. Are there grease marks on the envelope or wrapping caused by sweating
of an explosive? Is the envelope sealed more tightly than usual or taped shut? Does it
bear an unusual style of writing?
6. Odor. Is there a smell of almonds or marzipan?
If you consider a parcel or letter suspect, DO NOT OPEN IT. Immediately inform the Police
Bomb Squad and notify Building Management.

Should a riot or civil disturbance start outside the Building during normal business hours, the
security guards will immediately lock all entrances to the building. The police will be notified.
We will keep you informed.
If a disturbance should occur in the main lobby, all elevators will be turned off at the first floor
and the police will be summoned.

The most significant difference in preparing for a major earthquake versus a fire is that if a
catastrophic earthquake occurs we will probably not be able to rely on outside assistance from
paramedics, police and fire personnel. Make certain that your office is earthquake safe by
having an earthquake kit in your office that at least contains a first aid kit, bottled water, a
transistor radio and flashlights with extra batteries, and heavy gloves in case of broken glass.
Women should have a pair of rubber-soled shoes on hand.
Reduce non-structural hazards by securing top-heavy objects, i.e. bookcases, filing cabinets,
etc. Remove all heavy objects from high shelves and secure cleaning liquids and other
chemicals on shelves to prevent spillage. Also have a plan for reuniting with your family to

The passenger elevators are inspected and professionally maintained by a specialized
maintenance firm. Should the elevator stop while you are in it, be assured that you are safe.
Use the emergency button to summon help, and then communicate via the emergency phone
in the elevator.
Elevator equipment and performance are monitored during regular business hours. Should you
at any time experience any irregularity or difficulty with elevator service, please report it
immediately to the Building Management Office or the 24 Hour Answering Service number.

Call 911. The Los Angeles Fire Code requires all fires or smoke to be reported as it is
discovered. When calling 911, report your address, floor, suite number and the cross streets
(Park Sorrento and Parkway Calabasas), and explain what the problem is (i.e. fire or smoke).
If You Hear the Fire Alarm:
1. Remain calm.
2. Close doors but do not lock them. Take only essential belongings with you.
3. Follow instructions of your Suite or Floor Warden. You may be asked to inspect the area
or help others.
4. Feel doors before opening them. Do not open any doors that are hot to the touch.
5. Proceed down the stairs to exit the building. Keep to the right on the stairs to avoid
firefighters who will be coming up the stairs on their right.
6. If the suite or hallway begins to fill with smoke, get down low and crawl to the nearest
exit.
7. Do not use the elevators.
8. If you are disabled, await help from your assigned Aid or wait near the stairwell doors.

The Fire/Life Safety System uses computerized equipment that meets or exceeds all code
requirements. It includes systems for smoke and heat detection, manual fire alarm pull
stations and firemen’s phone jacks. In the event of a fire alarm, the main bell will ring and the
elevators will be recalled to the first floor. The project is also protected by an automatic
sprinkler system.

In the event of a flood that may cause damage to tenant property or affect the normal operation
of the building, designated tenant representatives will be contacted by Building Management
personnel, regardless of the time of day.
The first priority is to ensure that no personal injury occurs as the result of a flood. The second
priority is to discover the cause and prevent or minimize additional flooding.
Once the flooding has been contained, clean-up operations will be commenced. Tenants will
need to contact their insurance carrier for any damage to their property.

What you Need to Know
An influenza (flu) pandemic is a worldwide outbreak of flu disease that occurs when a new type
of influenza virus appears that people have not been exposed to before (or have not been
exposed to in a long time). The pandemic virus can cause serious illness because people do
not have immunity to the new virus. Pandemics are different from seasonal outbreaks of
influenza that we see every year. Seasonal influenza is caused by influenza virus types to
which people have already been exposed. Its impact on society is less severe than a
pandemic, and influenza vaccines (flu shots and nasal-spray vaccine) are available to help
prevent widespread illness from seasonal flu.
Influenza pandemics are different from many of the other major public health and health care
threats facing our country and the world. A pandemic will last much longer than most flu
outbreaks and may include "waves" of influenza activity that last 6-8 weeks separated by
months. The number of health care workers and first responders able to work may be reduced.
Public health officials will not know how severe a pandemic will be until it begins.

The effects of a pandemic can be lessened if you prepare ahead of time. Preparing for a
disaster will help bring peace of mind and confidence to deal with a pandemic.
When a pandemic starts, everyone around the world could be at risk. The United States
has been working closely with other countries and the World Health Organization
(WHO) to strengthen systems to detect outbreaks of influenza that might cause a
pandemic.
A pandemic would touch every aspect of society, so every part of society must begin to
prepare. All have roles in the event of a pandemic. Federal, state, tribal, and local
governments are developing, improving, and testing their plans for an influenza
pandemic. Businesses, schools, universities, and other faith-based and community
organizations are also preparing plans.
As you begin your individual or family planning, you may want to review your state's
planning efforts and those of your local public health and emergency preparedness

When severe weather conditions become apparent, the U.S. Weather Bureau describes
conditions by two (2) classifications, a Watch or a Warning. This applies to the reporting of
severe thunderstorms, the approach of weather conditions favoring the formation of tornadoes,
a hurricane condition, a winter storm condition, etc. A Watch becomes effective when
atmospheric conditions are present that can produce the particular weather phenomenon. A
Warning means that the weather condition has been spotted and prompt action must be taken
to enhance safety.
Except in very rare circumstances, the decision to evacuate the building based on the above
weather reports will not be made by Building Management, but rather by each Tenant
Company. However, in the event these conditions do exist, the following guidelines should
adhered to:

Move away from outside windows. If the windows in your offices are supplied with
blinds, close the blinds (this will provide protection from broken glass).
Do not panic.
If evacuated, lock all desk drawers and take all items of value with you.
If evacuated, use a route that is in the building interior and stay away from large
expanses of glass and windows.
Use the stairwells rather than the elevators.
If evacuated, do not return to your office until advised to do so.

Except as otherwise provided in your lease, no sign, placard, picture, advertisement, name or
notice shall be inscribed, displayed, printed, or affixed on or to any part of the outside or inside
of the building or premises. The Building Management shall have the right to remove any such
sign without notice and at the Tenant’s expense. Only those signs that are approved by the
Building Management may be displayed in public view. All requests for directory listings
should be submitted in typewritten form on your letterhead to the Building Management Office
or the Building Engineer. Only the company’s name, as specified by the lease, will be placed
in the directory. Any changes or additions to directory or door signage will be at the Tenant’s
expense.

Janitorial services are provided nightly Monday through Friday except building holidays. The
services include dusting, emptying wastebaskets and vacuuming, etc. Special janitorial
requests can be arranged through the Building Management and will be charged at the current
market rate.
In all cases regarding unusual waste, common sense rules apply: Wet rubbish must be
properly stored and removed daily. Rubbish or discarded equipment must not be stored in
elevators, corridors or stairwells for even short periods of time. Doing so is a violation of fire
codes and building regulations.

Small deliveries not requiring carts or dollies may access the building lobby during standard
business hours, 8:00 AM to 6:00 PM, Monday through Friday. After hours scheduling must be
done in advance with the Building Management Office. All carts entering the project must have
soft rubber tires and rubber bumpers. Companies delivering large items such as furniture must
also lay down masonite to protect the marble flooring.

as a freight elevator. In the 239775 building, the elevators and secured after-hours and require
the use of a card key for access.

Should the elevator stop while you are in it, be assured that you are safe. Use the emergency

The building maintenance staff maintains lighting fixtures. In order to assure that quality and
color of light remain consistent, only building staff members should change lighting elements.
If bulbs or elements need replacement or other attention, contact Building Management.
On rare occasions, ballasts regulating the amount of electricity supplied to the lamps may
overheat and/or burn out. Ballast failure is generally accompanied by a readily identifiable
odor. Should this happen, please turn off lights in the affected area and immediately report the
condition to Building Management.

The AMMS work order system allows you, the tenant, to submit requests at anytime and from
any computer in your office. This is the most efficient way to submit requests for requests such
as lighting, HVAC, etc.
As a new user, you will be set up in the system by our Property Management staff. Once they
have completed this initial set up, a password will be issued for you to use on-line to access

Please do not block the halls, lobbies, elevators or other public spaces or use them for
any purpose other than traveling to and from your offices. This rule includes storage of
freight, merchandise, displays or showcases in any common areas used by people
outside your own firm.

advertisements, notices or other graphics on exterior walls, or interior surfaces visible
from outside, without prior permission. Similarly, electrical fixtures hung in offices or

Suite signage and any directory strips shall be of a size, color, and style acceptable to
Building Management.
Please do not use plumbing fixtures for other than their intended purpose. Depositing
sweepings, rubbish, rags, acids or other substances (particularly coffee grounds) in
sinks, toilets or other plumbing fixtures can result in mechanical damage and repair
charges to the tenant.
Please do not disturb others. This rule prohibits any noise audible from the hallway or
adjoining office suites whether created by musical instruments, radios, television sets,
group activities or any other source.
Please do not store flammable fluids or any combustible, explosive or chemical
substance in your office except those that are incidental to usual office occupancy.

Please do not use your space for other than normal office activities. Specifically, offices
are not to be used for manufacturing, storage or sale of merchandise or building of any
kind, at auction or otherwise. Retail or public services are likewise prohibited, including
barbering, manicurist, or shoe shining services. Tenants may not engage or pay
employees on the premises who do not work onsite, nor advertise for labor giving the
building as an address for applicants. Building Management reserves the right to
prohibit advertising that, in management’s opinion, tends to impair the reputation of the
building for office use.
Use the locks provided. If additional locks, bolts, or other mechanical security systems
are required on doors or windows, Building Management will be happy to coordinate
their installation. Building Management is to be provided with keys or combinations to
all such systems except those protecting high security areas. Upon vacating the
premises, tenants must return keys to storerooms, offices and toilets or pay
replacement costs.

Please do not keep pets, bicycles, or other vehicles on premises. Exceptions are made
for seeing-eye dogs and conveyances required by handicapped persons.
Regular suppliers of outside services must be approved by Building Management,
which may establish hours or other conditions for entrance to the building. Such
suppliers include vendors of food, spring water, ice, towels, barbering, shoe shining and
similar products and services.
Canvassing, soliciting and peddling of products or services is prohibited in the building.
Tenants shall not use any curtains, blinds, shades, screens, window ventilator or other
form of window covering unless approved in writing by the Asset Manager.

The following rules pertain to moving furniture, equipment and supplies in and out of
Calabasas Park Centre.
Any Movers that do not adhere to the following rules will not be allowed to enter the premises
and/or will be required to discontinue the move.
1. Clean masonite sections will be used as runners on all finished floor areas where heavy
furniture or equipment is being moved with steel or skid dollies. The masonite must be
at least one-fourth inch thick, and be placed through contractor’s path of travel,
including elevators. All sections of masonite must be taped to prevent sliding. All Fire
doors and Entrance doors must be able to close when masonite flooring is in place.

2. The mover must provide and install protective coverings on all walls, door facings,
elevator cabs and other areas along the route to be followed during the move.
3. The Building Management Office will repair any damage to the Building or fixtures
caused by the move and cost of such repairs shall be billed to the Tenant.
4. Move-ins of large quantities of furniture, equipment or supplies must be scheduled after
6:00 PM (unless approved by the Building Management Office) on weekdays and/or all
day Saturdays, Sundays, and Holidays.
5. The moving company will be required to remove all boxes, trash, etc. when leaving the
Building. Any materials left behind will be disposed of and charges for this disposal will
be billed to the Tenant.

6. The moving company must comply with the following insurance requirements:

Worker’s Compensation in statutory limit for the State of California, with employees
liability limit of $1,000,000; bodily insurance in comprehensive general liability form and
a certificate evidencing same items into the building. In addition, the moving company
must agree to protect, indemnify and hold owner, Kilroy Realty, LP harmless from and
against all claims, demands and causes of action of every kind in character arising in
favor of moving company’s employees, owner and Kilroy Realty, LP employees or other
third parties on account of bodily injury, personal injury, death or damage to property in
any way resulting from willful or negligent acts or omissions or moving company, its
agents, employees, representatives or Subcontractors. Moving company shall be
responsible for all damages and losses sustained by them or their tools and equipment
utilized in the performance of all work thereunder.

Commercial General Liability Insurance Policy shall include coverage for hazards of
premises-operation, elevators, products and completed operations and including
personal injury coverage with a limit of $2,000,000 per occurrence. Fire damage of
$50,000, medical expense of $5,000 and automobile liability on any auto (hired autos
and non-owned autos) of $1,000,000. Kilroy Realty, LP is to be named as the certificate
holder and the additional insured.
The limits set forth above are minimum – if greater limits are carried, they will apply to
movements.
Each moving company moving supplies, furniture, and/or equipment through this
building shall present to the Building Management Office a certificate of insurance
reflecting this coverage twenty-four (24) hours before the move takes place.

The Building Management Office must be notified two weeks in advance of any move. The
Building Management Office is available to assist you with these guidelines.
Stairs
Stairwells are for emergency use and not intended to accommodate daily travel between
floors. As a security measure, stairwells are equipped with failsafe doors that can be opened
from the hallway but not from the stairwell side without the use of an access card. Please do
not prop stairwell doors open. Doing so upsets the balance of the air control and defeats a
major security and fire protection system.

Office Alterations
The Building Management Office must be notified prior to any Tenant alterations or repair
work. Kilroy Realty must approve all work in writing. All construction or repair personnel must
contact the Building Management Office prior to the commencement of work. The contractor
must provide proof of adequate insurance coverage, including certificates establishing bonding,
compliance with worker’s compensation, and insurance for public liability and Building damage
in amounts equal to those required to be provided by you under your lease agreement. These
certificates must name Kilroy Realty Corporation as additional insured in the amount specified
in your lease. Contractors are required to dress in an appropriate manner. Shoes and shirts
are required. No shorts, cut-offs or thongs are permitted.

Keys
Two weeks prior to your move-in please contact the Building Management Office in writing and
specify the number of keys required for company personnel. Two keys for each locking door in
your office will be provided. If necessary, additional keys will be provided at Tenant’s
expense. All master keys are required to be placed in the Los Angeles Fire Department lock
box for emergency entry. All key and lock work is to be performed by the Building
Management’s locksmith. No outside locksmith is permitted to work in the building without

Telephone Installation
The Building Management Office must be notified at least 24 hours in advance of the arrival of
your telephone vendor. Any delay in notification may delay the installation of your phones.
Prior arrangements will also need to be made with the building’s riser management company,
Summit Riser Systems. It is very important that you contact Summit Riser Systems in advance
and prior to the arrival of your telephone vendor so that a Summit Riser Systems
representative can coordinate the necessary service that may include work in the telephone
room. They can be reached at (949) 251-9266. All wiring and cabling costs will remain the
tenant’s responsibility.
Security and After Hour Access
Prior to move-in, After Hour Access cards must be obtained from the Building Management
Office to allow for after hour access. You will find a request form located in the forms section
of the booklet to give to the Management Office to have your access cards ready at the time of
your move-in.

Calabasas Park Centre maintains a no smoking policy throughout the building, including all
common areas, the lobby, rest rooms, stairwells and elevators. Please do not smoke at
building entrances.
The Calabasas City Council unanimously voted to adopt a comprehensive Secondhand Smoke
Control Ordinance which limits public exposure to secondhand smoke in public areas within the
City. Smoking is prohibited in all public places in the City of Calabasas where other persons
can be exposed to secondhand smoke. If there is no "Designated Smoking Area" smokers
should select an area at least 20 feet away from any path of travel, doorway, or place where
people congregate.
Please be sure to distinguish cigarette butts in the ash trays provided. Dropping cigarette butts
on the ground not only deters from the buildings appearance, but also creates a fire hazard.

Office suites are ordinarily built to suit the needs of individual tenants prior to move-in. Should
your needs change for any reason, whether it be to remodel or refurbish your suite, please
provide the appropriate written request to the Asset Manager for approval.
