Reducing DATE November 1 2012 On Wednesday November 7 2012 the Prince George s County Council s Planning Zoning and Economic Development PZED Committee will consider CB 1102012 a bill proposed by Council Member Ingrid Turner CB110 2012 will P ermit exercise reducing exercise salons or health clubs in the MAC Major Activity Center Zone City staff recently found in discussions with County permit staff that the County Zoning Ordinance does not permit health clubs in the MA C zone This deficiency directly impacts leasing activity in the Bowie Town Center which is zoned MA C Exercise salons and health clubs are permitted in all other retail commercial zones and mixeduse zones in the County including CSC Commercial Shopping Center CM Commercial Miscellaneous LAC Local Activity Center MXT Mixed Use Transportation Oriented MXC Mixed Use Community and MUTC Mixed Use Town Center as well as in the EIA Employment and Institutional Area zone Health clubs are typically found in retail environments In fact the City s Planning and Economic Development staff attended the International Council of Shopping Centers for a number of years and has seen the how the industry has been evolving Exercise salons and health clubs are likely tenants in many stateoftheart retail developments and because they normally require substantial floor area are very much in demand from a leasing perspective These types of uses also provide a valuable service to customers and residents living in more urban mixed use environments where outdoor recreational opportunities may be limited Approval of CB110 2012 will update the County Zoning Ordinance to recognize current trends in the retail leasing industry Recommendation Because CB 1102012 will support economic development efforts by
