Cowboy Christmas
Cowboy Christmas is on December 1st!
Our 6th Annual Cowboy Christmas event will be bigger
than ever. This year we will still have the very popular Toboggan
Run, food and entertainment, along with plenty of crafts and
games for the kids. There will be Letters to Santa and a visit
from Santa himself. This year music will be provided by Monty
Mills & the Lucky Horseshoe Band and we have added another
snow play area. There will also be an art & crafts fair
for those in search of the perfect gift.
The event takes place from 10:00 am until 4:00
pm at the Templeton Community Park. This is a
great way to kick off the Holiday season and we

An American Red Cross Benefit
Templeton, CA – December 1, 2007 – What better
way to celebrate the holidays than with a day of fine local
wine tasting while also benefiting the American Red Cross.
Castoro Cellars’ annual Holiday Open House will take place
at the tasting room on December 8th and 9th from 10am5:30pm.
Castoro Cellars is donating 100% of tasting fees collected from the weekend to the
American Red Cross Disaster Relief Fund.
The Holiday Open House includes caroling on Saturday between 12pm-4pm and live
holiday music by acoustic guitarist Mike Maguire on Sunday between 12pm-4pm. All weekend

Templeton Business of the Month—Herrmann’s Chocolate Lab
Herrmann’s
Chocolate Lab was
founded in April 1997
by Fritz and Marcia
Herrmann. We started
out renting 400 sq feet
(including kitchen and
bath room) in an 1800
sq foot building. Two
years later we bought
the building, we now New Herrmann’s Chocolate
Lab Logo
occupy about 1100 sq
feet ,and lease the remainder.
Why is our kitchen called a lab? Because at
Herrmann’s Chocolate Lab we create different
chocolates, special things that the customers ask
for, something that the big corporate stores
won‘t do.
Our original business plan called for
working a few evenings a week and keeping our
day jobs (sort of a hobby type of thing). We had
planed to produce HOT CHILI CHOCOLATES
© and GARLIC KISS © chocolates for wholesale to catalog companies. To pay the rent we
planed a small line of more traditional chocolates
to be sold over the counter. The open/closed
sign on our door listed our hours of operation as
“We are here therefore we are open and We are
not here therefore we are closed.” Well neither of
these plans worked at all. Three days before our
planned opening, Fritz was working in the “Lab”
late one night when he heard people knocking on
the window asking if he was open. He opened, did
our first sale, and it has been fun (crazy but fun)
ever since. The open/closed sign is the same, but
the regular hours are listed 7 days a week. We sell a
lot of Garlic Kiss © and Hot Chili Chocolate© but
the traditional chocolates are the mainstay of our
business.
Our motto: “Life is uncertain eat dessert first”.
Our mission: To have fun, produce quality
chocolate candies for a price that is fair to the
customer and to us.

Real Estate Corner: North County Real Estate Review—

Our North County Real Estate market started changing in July 2005. Prior to that date we had five plus years of uninterrupted
price increases and demand outstripping supply. We had a billion dollar sales market. That’s all over for the time being. We still have an
extraordinarily strong market with over 600 million dollars in gross sales through the third quarter of 2006. Our local economy is vibrant
with hotels, wineries and retail developments in high gear. Interest rates are generously priced. It is the inventory of unsold product that is
controlling today’s market.
Sales of residential single-family homes have dropped by about 40% and prices paid have dropped 10% over 2005 high points.
The supply of listed homes for sale has quadrupled over year-to-year comparisons. Price weakness started in the $500,000 range and has
spread throughout the entire category of residential homes. It’s a buyers’ market for residential single family homes and this situation, due
to large inventory, will remain throughout 2007 and well into 2008.
Perhaps the primary reason for the drop in demand for residential homes is the cannibalization factor. Record low interest rates
and a sound economy created a monster demand for homes. Some people traded up three times in the last few years. A new class of investor, the “flipper”, jumped in with both feet. Future sales were done way ahead of schedule. The investor is gone and the trade up folks
are done trading up. Now it’s back to the basics of structural buying and selling.
Homes on acreage stayed stronger longer than residential single family but the inventory situation has created a buyers’ market
in this category as well. The average sale price to date, of the home on acreage, is $824,000. This number is a record high number but
price sensitivity now exists throughout this entire category. Between one and two million dollars there are over 90 homes on acreage
available for sale and only 26 homes in this category have closed escrow this year. Of course, only 12 homes in this category sold in 2004
so weakness is a relative term. At the peak there was one of these million dollar homes selling per week. It is also interesting to note that
40% of the million dollar home sales happened in Atascadero.
Dirt is different. Residential lots for sale have dropped 20% or more in price. Developers are no longer snapping up parcels, for
spec homes, so demand is weak and user oriented. Inventory is thin in this category so this lot supply situation will actually go away in
relatively short order. Large acreage parcels, 20 acres on up, are still in strong demand and limited supply. Prices are still strong and we do
not see this changing in the short term. Buyers would rather pay top dollar for vacant dirt than deal with a dated house on acreage.
The wine grape vineyard business is always interesting. Eastside vineyards are in long supply with pricing in the $27,000 an acre
range. Demand for east side fruit is still weak and grape pricing low. Westside fruit demand is high with vineyard pricing very strong.
Wine sales are good. There will be more vineyards for sale in the coming months. These eastside vineyards are selling for less than replacement value.
Net of a recession or some economic weakness, the inventory situation in North County should clean up in the next year or so.
New homes are being aggressively priced today but there does not appear to be any large supply of new homes poised to hit the market in
the next couple of years. Some of the million dollar home sellers will pull their property off the market until they can “get their price”.
These discretionary sellers can wait out the years. It will
certainly take some time for the million-dollar market to

firm up again.
Real estate is a local market. Our local supply
situation, while heavy today, is manageable over the next
couple of years. It’s always going to be hard to build in
North County, which means we have built in value via exclusivity. Our Central Coast location and ambiance is desirable to people with wealth. Over the years we will see a
destination resort in North County and commercial air service. Periodically, real estate markets get ahead of themselves and behind themselves. These markets put a premium on knowledge, exposure, information and leadership.
Challenges certainly exist for sellers but these challenges are
manageable. Buyers can be grateful they are buying today.

How is Bone Density Measured?
At Radiology Diagnostic Center – RDC in Templeton: Bone density can be measured using a Dual Energy X-ray Absorptiometry (DEXA) Scan. A DEXA Scan uses two different X-ray beams to estimate bone density in your spine and hip.
The amounts of each X-ray beam that are blocked by bone and soft tissue are compared to each other. Bones with higher
mineral density allow less of the X-ray beam to pass through them. The test is fast, uses very low doses of radiation and can
measure as little as 2% of bone loss per year.
Low bone density means you are at risk or may have osteoporosis. Our QCT and DEXA bone density examinations are
painless and take about 5 minutes.

The more times you answer “yes” to the following questions, the greater your chances are for developing Osteoporosis.
• Are you of Caucasian or Asian descent?
• Do you have a small body build?
• Does your family have a history of the disease?
• Are you over the age of 45?
• Are you a post-menopausal woman?
• Did you have early menopause (before age 45)?
• Did you have surgical removal of your ovaries that induced menopause?
• Do you have an estrogen deficiency due to anorexia nervosa or overexercise?
• Do you take high doses of corticosteroids?
• Do you lack exercise?
• Do you smoke cigarettes or drink alcohol in excess?
• Is your diet low in calcium?

Protect your property with a home inventory.
The threat of loss of property from fire, theft or other causes is always present. An accurate inventory and proof of ownership at the
time of a loss can make claim settlement easier and faster. The inventory will take time to compile, but the time and frustration it may
save you later will more than make up for it. Let us help you compile your home inventory. Get a FREE State Farm® Home Inventory Checklist (PDF 3.5 MB). You may also wish to download a free copy of Property Matters, a home inventory software package
for IBM compatible PCs A good home inventory includes a detailed list of your possessions including receipts, descriptions and photos
of your home's contents. It will take a little time to compile, but the time and frustration it may save you later will more than make up for
it. When it's done, be sure to keep this inventory in a safe deposit box or other location outside your home.
Tips for your Home Inventory: Record purchase dates and serial numbers of small appliances and the following theft-prone items:
Collectibles; Antiques; Art objects; Figurines; Guns; Paintings; Clocks; Silver; Jewelry; Furs; Electrical Appliances; Lawn mowers; Power
tools; Sewing machines; Vacuum cleaners; Electronic equipment; Computers; Digital cameras; Printers; Scanners; Fax machine; Stereos
and MP3 players; Televisions; Video cameras; DVD players; CDs and DVDs; Musical instruments; Photography equipment; Sports
equipment. Along with the description of each item, attach its receipt, if possible. If you're making an audio or video inventory, start in
one corner of the room and work your way around until the whole room has been covered. Don't forget closets, attic and basement. On
antiques, art, jewelry, collectibles, and certain other items, appraisals are important. Always include the name and address of the appraiser.
Remember to update your inventory when you make new purchases. When it comes to a home inventory, a picture truly is worth
a thousand words.
Tips for Home Inventory Photos: Use any color camera with a flash, your home video camera, or a digital camera. Label photos and
videotapes with the dates they were taken. If appropriate, record the date of purchase, brand name and purchase price of each item on the
record card next to the picture. If you have a film camera, have your developer save the images to a disk. You can store the print copies
with a copy of your inventory. If you have a digital camera, save the images to a disk or burn a CD. To get an overall picture, take wideangle shots of the whole room, then take several close-ups to capture detail. Start in one corner of the room and work your way around.
Focus your flash away from mirrors and other reflective surfaces by standing at a 45-degree angle to the shiny surface. When using a
flash, try not to get closer than the recommended focus range. If you must get closer, dim the flash by placing a white handkerchief over
the flash while taking the picture. Open glass doors to prevent reflection. A family member in the picture helps substantiate ownership.
Open closet doors to show quantity of clothing. Take pictures of the insides of drawers

Vitality Corp Awarded a Research Grant
SAN LUIS OBISPO, California – Tenet
Healthcare Foundation and Sierra Vista Regional
Medical Center awarded a $2,500 research grant to the
Economic Vitality Corporation of San Luis Obispo
County. The grant supports research by the EVC to
assess the region’s child daycare needs and enhance such
resources throughout the county. “This generous grant
from the Tenet Healthcare Foundation will support this
first-ever study that addresses critical needs for daycare
throughout the county, and will help assess daycare
models elsewhere in the nation. Having provided business loans for two daycare centers in the county, the
EVC knows the importance of child daycare to all businesses and their employees. As a result of this project,
the business community will have better information
with which to make decisions about the well being of
their employees and their children.”, said Michael Manchak, President of the EVC. Candy Markwith and Michael Manchak at a check presenting ceremony at Sierra
Vista Regional Medical Center. The EVC is a local
non-profit economic development organization that

Templeton Community Spotlight—Founder’s Day Success!!!
There is no better way to spend a leisurely Fall Sunday, in my opinion, than strolling Main Street of
Templeton on Founder’s Day. The festivities are always exciting and you are guaranteed to have all of your
senses filled with good ol’ country pleasure; arts and crafts, music, and oak pit BBQ.
This year’s event was the essence of perfection. The sun was out, the temperature was just right,
the birds were chirping, and Main Street was bustling with activity of both locals and visitors alike. As in
the years past, there was an excellent collection and display of old time tractors and historic machinery of all types. This is the time that our community, gathers to commemorate the anniversary of the first passengers arriving by train 121 years ago in November
of 1886. In earlier days, this was a "homecoming" celebration when members of the
community would gather to reminisce and visit with family and friends. Recently, the
Historic Society revived this tradition with an Old-Fashioned Pie Social.
This year, all in attendance were offered the traditional free slice of pie and
some cider. We expanded the event to include entertainment, displays of art by our elementary school students, a display of vintage tractors and cars, a petting zoo, pony rides for the kids, and
a craft fair where handmade crafts from local merchants were offered for sale. We hope everyone enjoyed this years event.

Another Special Thank You…
I thought I would take the time to introduce myself to our
readers. My name is Greg Chilina and I am a recent addition to the
Templeton Chamber Board of Directors and a newsletter contributor.
I thought, since the year is closing out, it was important to address a
very special thank you to all of the fellow associate board members
and other people who contribute so much every day to our wonderful
Templeton Community. Without each and every person’s contributions over this year, we would not have had the wonderful events like
Day in the Shade, 4th of July Celebration, and Founder’s Day, just to
name a few. These events and times of enjoying life give each of us
meaning and a feeling of community and strength which is quite often
lost in today’s society.
The Templeton Community is small but it is a tight and strong
group of people. And through this strength we, as a community, can
accomplish much. With this in mind, I make a call to all persons living or working within the Templeton Community to get involved.
Become a member of the Templeton Chamber of Commerce if you
are not already. Current members, bring a new member to the Chamber of Commerce and get involved. The Templeton Chamber of
Commerce Board has a plan for 2008 and beyond. Change is in the
air and the Board’s goal is to bring more value to you and your business while supporting community events which enrich our lives. I
wish you the warmest of Holiday Seasons.

About the Templeton Chamber of
Commerce:
The original Templeton Board of Trade was formed in 1913 to promote trade and commerce, for the promotion of work, and for advertising to encourage growth within the community.
In May of 1979, a town meeting was held to determine whether or
not to revitalize the Board of Trade. It was overwhelmingly accepted
and a new organization known as the Templeton Chamber of Commerce - Board of Trade was formed. This was in keeping with the
original historical name, but also realizing the need to be a member of
a nationally recognized organization such as the Chamber of Commerce.
The organization consists of local businesses, professionals and individual members who are committed to promoting economic vitality,
quality of life, and encouraging cooperation within our community.
