to manufacture, deliver and finish a massive housing project at the
Fort Hamilton Military Base in Brooklyn, NY. The project consisted of
13 apartment buildings with 12 three and four bedroom apartments
each for a total of 156 units and 230,325 square feet. The projects also

included 35 townhouses with a total of 78,850 square feet.
Because it was impossible to errect roof trusses due to the
configuration of the modular boxes, DeLuxe manufactured customized
roof boxes for each of the apartment buildings. Custom breezeways
were also built down the center of each apartment building. DeLuxe
turnkeyed the project, completing it from the foundation up.
This project was DeLuxe’s first military housing project with Balfour
Beatty Communities; DeLuxe’s third project with Balfour Beatty is
currently in progress at the West Point Military Academy in West
Point, NY.

This 130 living unit 2 building senior living community was
designed to meet Energy Star® heating requirements. MagicPak™ units were installed in each apartment, increasing energy
efficiency as well as allowing tenants individual control of their
central heating and air conditioning.
The 114,919 square foot 3 story buildings were constructed as
159 separate modular units in DeLuxe’s manufacturing facility.
They were shipped to the building site via truck, and assembled
on site using a crane. Because the units were built in DeLuxe’s
controlled manufacturing facility, they were constructed in
less than half the time conventional construction would have
required.

eight of which are currently structured for access to persons with
disabilities; the project is arranged so that all units can eventually be.

DeLuxe began production in late April 2008. Units were placed in
mid-July and were fully set by September. Criteria for substantial
completion of the project were satisfied in early October, and
occupancy was slated for December 2008.
The modular units were built in DeLuxe’s controlled manufacturing
facility, and were constructed in less than half the time conventional
construction would have required.
