The Sea Trailer
October President’s Message
By the time this article goes out to the members we and some
friends will be wrapping up a trip through the Rhone wine
area of France after going to Normandy and Paris. The trip to
Normandy is a real bucket list item for many of us. Having
read many of the accounts of D-Day and now seeing that area,
virtually unchanged will be a very moving experience. A trip
like the one we are taking helps us to keep all of the Sea Trail
issues in perspective.
At the Board meeting in September that was well attended by
residents, John Rothermel presented the budget prepared by
the finance committee. It is very detailed and provides us a
road map for next year. The Board also approved a dues
increase to $450 per year. This increase is the first one in
three years and only the second in the past seven years. Even
with this increase our dues will still be significantly lower than
every other planned community in Brunswick County. In
addition, the Board approved some capital projects for 2015
in the landscaping and facilities areas. The projects will be
outlined at the annual meeting. The diligence of the finance
committee and your Board has been critical in keeping our
dues at this level.

President’s Message continued
Earlier in September, I sent out a blast e-mail indicating that we are
recommending that Mike Hargreaves, Emily Shea, John Goodrich, and
John Rothermel be appointed by Mr. Pan to the Board for the coming
year. This decision is his to make. As of this time we do not know what
he will do. His letter will be read at the Annual Meeting on November
8th. If we have an answer in advance, we will distribute the information
to the members. The decision that he makes will be very important to
the future of the Board.
Many times over the past several months, I and other Board members
have heard complaints from residents about how Sea Trail seems to be
slipping back into the pre-bankruptcy funk that permeated the
community for several years leading up to the actual filing. The
management of the resort could go a long way towards removing those
concerns by putting out information about what is going on and what
ownership anticipates doing in the near future. The lack of food service is
very discouraging. Some of the golf courses are not in good repair. The
proposed October meeting suggested by management to cover next
year’s golf dues and also to outline the work being planned for the next
12-18 months could go a long way toward clearing up some of these
issues.
About a year ago, at a general meeting of the membership, Peter
Reichart, then chief operating officer, put forth a vision of what Sea Trail
could be. He covered specific items such as cart paths, trap renovations,
tree removal and greens replacement. He talked about development of
the resort and expanding food service. Chad Weibelhaus heard those
same promises and developed bid packages on these items. Of the entire
list, only the carts were replaced, the Jones bunkers rehabbed, and golf
maintenance equipment was updated. Now both of these individuals are
no longer at Sea Trail. We have been told by the current management
that Peter Reichert’s vision and list of proposed upgrades are not Mr.
Pan’s. We don’t know what he has in mind for us. Once again, the
October meeting may shed some lights on his vision.
Your Master Association and its many volunteers continue to do its job.
Nothing going on at the corporate management level will interfere with
our responsibilities. The road dedication is proceeding, the committees
are scheduling events, and the property we own is being well maintained
and landscaped. Sea Trail is a beautiful community and will continue to
be despite concerns we might have about how Sea Trail is being
operated. Enjoy the fall season and be sure to attend the annual meeting
on November 8. -- John Goodrich

Facilities Committee
We have passed our annual Fire Marshall
inspection for the next 12 months. Only a
very few minor repairs were required to be
fixed. The only new issue at this time is the
proposal for the 2015 year projects, as we
continue to upgrade our buildings for the
Member’s use. The Board has now
approved our list of projects for the coming
year. Once into 2015, we will be re-doing
the reception foyer at the Palace. We will be
adding new chairs in the Great room,
replacing the worn out upholstered chairs
there now. We will also install a fan in the
covered space outside of the kitchen, by the
pool, to keep that area more comfortable
during hot summer days. At the MAC
upstairs, we are going to re-model the
kitchen area. New cabinets, both upper and
lower, will be installed on the wall backing
up the sink and stove. In addition, there will
be new counters, stove and dishwasher. We
are also going to install new carpet in the big
room correcting a bad situation. Lastly, all
of the outdoor flood lights will have LED
bulbs installed, both to cut electric costs and
slow down the constant need to replace
burnt out bulbs.

From the Rules Committee
IMPORTANT CHANGE CONTAINED IN THE NEW RULES
Property owners’ attention is directed to Section E, 4, d, of the
Revised Rules containing important requirements applicable to all
property owners about giving permission to others to use your
access cards. Use of the STMA facilities is not permitted by
tenants, tenants’ guests, transients, invitees or any guests of a
property owner unless (1) they are accompanied by a property
owner; or (2) the property owner gives the individual their
property owners’ access card and provides an executed Notice of
Permission to Use Property Owners’ Access Card on the form
attached as Appendix IV to the Rules, or the property owner
provides email or verbal notification to the STMA Administrator
prior to such use. In granting permission to use your access card to
others, you forfeit your right to use the facilities under that card for
the term of the permitted use, unless you accompany the
individuals to whom you have granted permission. This
requirement has resulted from abuse, and sometimes flagrant
abuse, by some property owners of permitting use of their access
cards to others. To address any question, this requirement
includes instances of visits by your family members, even while you
are here. If several family members intend to use your access card,
without your presence, a blanket form must be filed for the time
period of anticipated use. If there are numbers of family members
to be included, for a limited period of time, only one form with the
applicable dates needs to be filed.
-- Bob Forrester, Chairman Rules Committee

ABCPOA Transportation Report
On September 18 Commissioner, Frank
William hosted The Cape Fear RPO
Transportation Summit to introduce
Governor McCrory’s 25 Year
Transportation plan. This summit
addressed the first 10 years in which the
proposal is for $6 billion dollars to be
spent for the state and of that $268
million for our RPO Division 3. A number
of the State Transportation staff gave
talks and presented slide presentations
as illustration. Mike Hargett, Chairman of
Brunswick County Planning Board
presented a slide showing the proposed
amount for our county.
Senator Rabon, Co- Chairman, NC Senate
Transportation Committee and
Representative Frank Iler, NC House
Transportation Committee gave talks in
support.
Information gathering, discussions and
public comment sessions will continue
until September 2015 when final STIP is
presented to FWHA to receive continued
funding.
PLEASE NOTE; Construction on the
causeway from Leland to the Bridge in
Wilmington is causing considerable
problems and accidents. Aggressive
driving in early morning is the major
problem. Use caution if you are driving to
Wilmington. The work is to continue for a
year.

Spotlight On… Ray Coakley and the
Pool Committee
When you and your families are splashing around in
the pools and enjoying the summer, you probably
don’t think about how much time and effort it takes
to maintain the cleanliness and safety of the pools
and the areas around them. But there is a small army
behind the scenes making sure you enjoy your time.
Ray Coakley, his Pool Committee members, and the
pool monitors work hard to maintain the quality of
the pools, the furniture, and the decking and other
areas around the pools – not just during the “high”
season but all year round.
Ray’s committee members are Bob Cunningham, Tom
Layden, Frank Santisi, Herb Tinger, and the very
talented Richie Abrams.
“Richie can make or fix anything,” Ray says. “For
example, we had decided to tear down the pump
house next to the bocce ball court and build a new
one. Instead, Richie stepped in and saved the Master
Association a lot of money by repairing it and residing it. He also helped build the bocce ball court,
and he redid the decking around the kiddie pool at
the MAC.”
In addition, Ray wants to recognize Don Bergamasco,
Paul Piatek, John Rastocky and Bill Walsek. “These
guys helped us a lot this year. When I called them,
they didn’t hesitate to help out.”
Ray is also quick to give a lot of credit to his wife,
Janine. She spends four to five hours a week
scheduling, emailing and recording hours for the 18
pool monitors, and she does the invoicing for
supplies or repairs for the pools. “She does a great
job of coordinating everything,” Ray comments.
Maintaining the pools is a year-round job, but it gets
really crazy near Memorial Day when the pools open.
Putting in about 15 hours per week, Ray, his
committee and other helpers power wash the pool
decks, paint the benches, clean the umbrellas, clean
and disinfect the pool furniture, and makes sure the
entire area is clean and ready to go.
Ray also contracts and monitors the people who
clean and maintain the pools themselves and
contractors who make repairs, for example,
fixing underwater lights. In addition, he and
Janine take any furniture that needs to be
repaired to Myrtle Beach four or five times a
year.
At the end of the season, Ray and his helpers
wash and stack the furniture. During the offseason, Ray spends four to five hours a week at
the pools restacking furniture and emptying the
trash barrels and general cleaning up.
“There here have been fewer incidents in the
last couple of years,” says Ray. “The word has
gotten out that we have installed cameras and
the monitoring system. People know that if they
or their guests visit the pool areas after hours
and damage anything or leave broken glass
around, they will get caught. Also, the pool
monitors do a great job of gently but firmly
enforcing the rules. We haven’t had to empty
any of the pools in the last two years, so that has
saved the Master Association a lot of money.”
When not working at the pools, Ray plays golf
and is a First Tee coach in Shallotte. He and
Janine were instrumental in getting pickle ball
started here at Sea Trail, and he is also a
member of the Friends Helping Friends
Committee. Janine and Ray have two children
and four grandkids in Massachusetts and
Colorado, so they spend some time crisscrossing
the country to visit everyone.
Volunteers make the Master Association run
smoothly, and Sea Trail a great place to live.
While Ray appreciates all the help he gets from
his committee members, the pool monitors and
others, he wishes that more Sea Trailers would
volunteer their time to the various Master
Association committees. “We live in a little slice
of heaven,” comments Ray. “It seems like the
same people always help out. I would like to
encourage people to volunteer their time to all
parts of the Master Association.”

Sea Trail Resort Update
Once again, Mother Nature has not been very kind to us during
September, with most days receiving some amount of rainfall.
The Jones and Maples courses were aerified as scheduled
during September, and we continue to operate cart path only.
It seems we cannot catch a break with the weather. Early
October, we will begin the overseeding process, with the
Maples Course scheduled to start the first week of October,
and the others to follow shortly thereafter. We appreciate your
patience and we look forward to a more favorable weather
forecast to allow the courses and the rest of the property time
to dry out.
If you did not receive our email blast update on September 14,
we would like to take this opportunity to announce the arrival
of Raymond Reyes, General Manager of the Golf and Food and
Beverage Division to the Sea Trail team on Monday, September
15th! Raymond is originally from Owosso, Michigan. Raymond
grew up playing golf at Owosso County Club beginning at the
age of 4 years old. During his career, Raymond has worked at
Oyster Reef Country Club in Hilton Head, Baltimore Country
Club in Timonium, MD, Mystic Creek Golf Club and Captain’s
Club at Woodfield in Michigan, as well as Devils Ridge Golf Club
and Chapel Ridge Golf Club in North Carolina. He became a
member of the Professional Golfer’s Association in October
1996. His office is located in the Jones/Byrd Clubhouse, so stop
in and give Ray a warm welcome to our team.
We also announced that we will hold a general meeting in
October to review the golf membership options for 2015, and
share with you whatever available information we may have
regarding any upcoming capital expenditures for the resort.
Once we have finalized the date and time, we will let you
know.
The Village Activity Center (VAC) new hours for October will be
Sunday through Thursday 8:00 am – 6:00 pm and Friday and
Saturday from 8:00am – 8:00pm. We continue to offer Yoga
and Water Aerobics classes as well as half day and whole day
bike rentals so stop by the VAC for additional information!
Our area will be abuzz in mid October with both the Bike MS:
Breakaway to the Beach event on October 18 – 19th, as well as
the Oyster Festival in Ocean Isle Beach that same weekend.
Keep a watchful eye out for the bicyclists in our area and
remember to share the road. Also, enjoy all that the Oyster
Festival has to offer, which is usually great food and great
vendor booths!
As always, we appreciate your continued support and your
passion for Sea Trail!
ABCPOA Meeting Recap
At the August meeting, several
important issues were discussed.
The NC Insurance commissioner will
take action October 20th on the
proposed homeowners increase. At
the short session the state disaster bill
was repealed. Also several insurance
carriers want to individually write
Wind and Hail policies for the beach
and costal areas that would provide
competition to the existing joint
underwriter policies. If approved, this
could into effect Jan.1st, 2015.
The environmental committee
reported that during the state
legislature session the environmental
laws were weakened, as state laws
cannot exceed Federal laws. It is now
a Class A felony to steal a Venus Fly
Trap.
County commissioners will be reevaluating property taxes for the
fiscal year starting in July 2015. The
new rates will be on the tax bills for
January 2016. Generally the
Commissioners have tried to make it a
tax neutral experience.
St. James POA is offering to share with
other alliance members their
methods for obtaining reserves.
Candidates’ night is scheduled for
October 21 at the Odell Williamson
Auditorium with all candidates
planning to attend except for Hagan
and Tillis (attendance still pending).
Questions should be sent by October
1st to [email protected].
Please inform your friends and
neighbors. – Tom Robbins, STMA
Representative

Sea Trail Garden Club
On the Go
Sea Trail Garden Club On the Go spent
three days in Savannah enjoying the
many historical and rewarding sights of
the city. We started with a Savannah
Riverboat Cruise, then Happy Hour by
the pool followed by a lovely dinner at
"The Olde Pink House". Tuesday we
enjoyed a trolley tour of the city and
exploring the riverfront, city market
shopping, visiting famous churches, and
restaurants. After happy hour and
dinner we went on a Haunted Pub Crawl
which left all of us feeling a little
ghostly! Before we headed home many
of us had a lovely lunch at Paula Deens'
"Lady and Sons" restaurant. Janine
Coakley and JoAnn Abrams did a
fabulous job organizing this fun-filled
getaway.
Sea Trail Garden Club
The 259th meeting of the Sea Trail Garden Club was
held on September 9th. President Anita Clark opened
the meeting and introduced Jennifer Inman from
Coastal Floral Design.
Jennifer demonstrated the construction of fall
wreaths. Ten members designed and made their own
wreaths.
The October meeting program on the 14th will be
given by Barbara Stephens of Tastefully Simple. She
will present various samplings of breads, appetizers,
soups, snacks and sweets. Anita has catalogues for
members who would like to purchase items.
Orders will be taken prior to and at the meeting. A
percentage of sales will go into our treasury.
Outreach for Oct. will be paper products and office
supplies for New Hope Clinic in Boiling Spring Lakes.
The clinic provides free medical & dental care to
uninsured and low income residents in Brunswick
County.
Table reservations for MIBI are being accepted by
Janine Coakley and JoAnn Abrams. They will be
accepting group reservations for the Tour of
Christmas Homes beginning on November 1st.
The charge is $5. Checks need to be made out
to Sea Trail Garden Club for both events. They
can be dropped off at either Janine or JoAnn’s
home.
