Method of Bidding: Contract price will be the number of acres, 60, times the high bid per acre.
Earnest Deposit: The successful bidder will enter into a purchase agreement at the conclusion of the auction, and will provide a nonrefundable earnest deposit equal to 10% of the contract price. Down payment may be paid in the form of a cashier's check, personal check,
corporate check, or wire transfer with prior approval from Referee and their attorney. The remaining balance shall be due and payable in
the form of a cashier's check or wire transfer on the date of closing. The purchase agreement will offer no contingencies for financing, or
any other alterations to the contract, so Buyers are urged to make sure they have financing arranged and are capable of paying by cashiers
check or wire transfer upon closing.
Real Estate Taxes: Real Estate Taxes will be prorated to the date of closing.
Closing Date: Closing to be on or before October 15th, 2015
Drainage Taxes: 2015 Drainage Taxes will be paid for by the Seller.
Possession: Buyer will receive possession at closing, subject to tenants rights until March 1st, 2016.
Lease Terms: Lease with current tenant has been terminated for the 2016 Crop year.
Closing & Title Insurance: Sellers will provide Free and Clear Title to the property using Title Insurance, provided by Title Core National
