MetroList further evolved in 2006 by teaming up with BAREIS (North Bay) and SFARMLS (San Francisco) to form Quattro, providing reciprocal data base access to their subscribers. In 2007, MetroList joined the California MLS Alliance, which allows subscribers access to 30 of the largest counties in California. MetroList continued this trend of evolution for 2008 by developing new and improved tools and resources for its local subscribers. On March 24, MetroList invited its subscribers to a free seminar held at the SAR Mack Powell Auditorium. The balance of this article details many of the changes the MetroList team discussed during their presentation. The profile sheets are a very common tool for MLS Subscribers. These are filled out to catalog specific information about a property and the agents that are participating with the transaction. For 2008, MetroList took the time to ask subscribers what they did and didn’t like about the profile sheets and made some suggested changes. These high- lights include: with a listing. • Property profile sheets are now formatted to 8 1/2” X 11” • Property profile sheets are now available for free downloading at prospector.metrolist.net and include: o A PDF version that can be filled out online for a clean, professional – looking document o A standard version that can be printed and taken on-the-go • Six listing statuses have been added • New input fields created from user suggestions • “Remarks” sections have been doubled in size Striving to remain on the cusp of technology, MetroList was quick to implement these for its Subscribers. With listing statuses in mind, it is important to remember the MLS Rules and the number of days an agent has to change the status of a listing. This has recently been changed to three (3) days. Keep yourself clear from any MLS violations or fines by downloading the 3/26/08 updated rules at http://prospector.metrolist.net/documents/pub/mls_rules.pdf. New “Listing” Statuses: • AS (Active Short Sale) • AC (Active Court Approval) • AR (Active Release Clause) • ACS (Active Short Sale Contingent) • ACC (Active Court Approval Contingent) • PSB (Pending Sale Back-Up) The addition of these new statuses will help Subscribers and listing agents more accurately identify a listing at different stages of active or pending. Before the change, these various types of status were often unclear and left MetroList Subscribers and agents confused about what exactly was going on New Input Fields MetroList has made the following changes to account for new input fields and increased comment space. These input fields are: • New service level field • REO (Yes/No) • New secondary residence sq. footage field • REO info displayed to internet (Yes/ No) • Variable price (Yes/No) • Commission to selling office These changes are all part of MetroList’s plan to remain ahead of the curve. Webb President's Perspective SAR President, Alan Wagner Spring Brings Brighter Days The month of May brings many joyous things, the most prominent being the warm weather. Some would say that this makes the perfect atmosphere for selling real estate and it makes sense. During better weather people are often in better moods. Many enjoy leaving their homes and getting outside. This is perfect for REALTORS®. With “record foreclosure rates” here and “economic recession” there, it is about time we turn this negative bandwagon around. Americans and REALTORS® especially know that the economy, much like any housing market, is subject to a natural ebb and flow. Any seasoned REALTOR® can tell you how they weathered the “hard times.” This period is no different from any other and some would argue that it is much less severe than previous downturns. We know that after we reach the bottom, the economy, housing market and consumer activity will rebound. REALTORS® can capitalize on the season’s natural attributes in an effort to step up offers and transactions activity, and reverse the negative headlines. By no means do I consider myself an economist, but I have had personal experience with a few of these downturns. I certainly have felt the effects and am fully aware of the rise and fall of the economy. This time around, the market is quite different. In the past, other periods of decreased home sales followed rising inflation rates. This, in turn, brought on a policy response – which usually lead to increased interest rates. What’s different this time around is that although residential investment has decreased, the inflation rate and interest rates have remained low. This is quite a stretch from the rates we experienced in the Eighties (can anyone say 17 percent?). Realize that everything will turn around in due time. Last month I talked about financial health and how important it is to prepare for slow times. In today’s market, this couldn’t be more true. A savings account could really be helpful when a few months go by with limited transactions. A retirement fund or “nest-egg,” as they call it, is a must. REALTORS® see just how relevant financial savings are to their business. I will argue that our careers require you to be financially responsible. I thought it was important to bring this up again in the midst of the volatile economic situation. With that being stressed, I’d like to shift gears and talk about what REALTORS® can do to step up their game. First, it is important to have a basic understanding of your surrounding area; the climate, the native flora and fauna and how the different times of the year affect the appearance of a property. Major selling points can be attributed to the weather and natural beauty, such as mature shade trees and colorful, aro- matic flowers. Try to show a home at the time of day where property looks best – a sunset view from the back patio could seal the deal. As will a kitchen table that receives a good morning kiss from the sun. By using some of the extra time we have (most of us do), we can put more of an effort into each property. Simple planning can have profound effects on influencing a prospective buyer. Another factor that contributes to sales is what unique features a property might have. Oversized garages have been an increasingly desirable amenity. According to a 2007 NAR Buyer’s Home Feature Preference report, more than half of all Westerners surveyed (61%) prefer a home with a two-or-more car garage. This feature was even more important than central air-conditioning! Know your clients! Most commuters value their cars and will want to park their cars in a nice, safe garage. Knowing these details is important to your success. REALTORS® have a promising career with an unlimited product supply. Even in tough economic times, people will always need housing and will constantly be searching for their “dream home.” It is up to us REALTORS® to guide them in the right direction and into the right house. Keep your clients, both new and old, informed about certain homes that meet their preferences. There has been an increase -- nearly 30 percent -- in homes sold from January to March this year. We can look forward to this trend in the upcoming months as the weather remains fair and summer starts. Remember to do your research on a property and think about how its unique attributes could possibly attract prospective buyers. 3rd Annual C.A.R. MetroList MetroList has led the way in data sharing by creating Quattro. The name represents four databases – MetroList, the San Francisco Association MLS, Bay Area Real Estate Information Services (BAREIS) and a fourth data base that incorporates the listings of all three entities. MetroList is also keeping its customers ahead of changes in technology through innovation. Prospector has recently been enhanced with numerous new features and a conversion that includes updated property profile sheets, nine new reports for property type, a log of cumulative days on market and downloadable profile sheets. C.A.R. The California Association of REALTORS® has developed the S.W.A.T. program – Special Weapons and Tactics to Survive a Down Market. The day-long series of sessions was held in April at the South San Francisco Conference Center for only $59. C.A.R. is also offering new tools through its subsidiary, Real Estate Business Services. These new products are called Clarus and Include Market Metrics and Investor. Market Metrics is a series of detailed reports that you can use in client presentations to establish market-appropriate listing and offer prices. Investor is a property analysis tool that you can use to help buyers who want to invest in real estate. It gives a quick picture of a property’s value and profit potential. And then, of course, there’s WinForms®, one of the most powerful business tools available to you through your Membership. SAR SAR is bristling with courses, tools and affinity programs – relationships with phone providers, Office Depot, SMUD and many more. These relationships give you deep discounts while the Retail Center continues to anticipate your needs with affordable new lines of signage and the business products that you need to stand out in the marketplace. Committee Spotlight SAR Regional Meetings Years ago the Sacramento Association of REALTORS® created weekly meetings for Members and Affiliates to congregate, network and pitch their “hot” listings. These meetings, originally called “MLS Meetings,” are now known as the SAR Regional Meetings. They have spread to regions all over Sacramento County and offer corresponding caravans on which attending Members can tour/show their listings. If you are a Member and are not attending these meetings, you are missing a major opportunity for advancing your business. Here is a little information about these meetings and why you want to participate in them. Rules Each of the eight Regional Meetings follows the same Regional Meeting Policy. They all have met certain criteria and been reviewed by the Regional Meeting Coordinators for their official SAR sanctioning. Although an SAR Member benefit, these meetings are open to guests, but guests are not allowed to pitch any listings or solicit business. Guests are defined as any person who is not a dues-paying SAR Member or Affiliate. Hopefully NonMembers will realize the great potential the Regional Meetings could bring to their business. Procedure These meetings all differ slightly, accommodating the attending Members of their geographical area, but generally follow the same procedures. Each meeting allows for a period of networking, allowing SAR Members and Affiliates (and their guests) to mingle, drink coffee and prepare for the meeting. After a brief period, the moderator (usually the Meeting Coordinator) will lead attendees in the Pledge of Allegiance. Following the Pledge, the moderator makes any SAR-related or May 2008 relevant announcements. Each meeting is also encouraged, but not required, to book an interesting, area-specific speaker (i.e. the Natomas Meeting may feature the topic of flood insurance while the Downtown/Midtown may feature a discussion on mandatory rental inspections). Following the presentation, those attending who submitted a listing for the caravan will be given a chance to pitch their listing to the audience. The meetings conclude with last minute announcements and the caravans depart. New Members are realizing how beneficial these meetings are and start attending. Coordinators Jack Falk NORTHEAST Each meeting is planned and overseen by a Regional Coordinator. The Coordinators often elect a Co-coordinator to help with speaker planning and caravan scheduling. The Regional Coordinators are led by 2008 Chair and Downtown/Midtown Coordinator Rob McQuade and 2008 Vice Chair/Folsom Coordinator Jack Falk. All coordinators meet every two months to discuss any issues and ways to enhance meetings. These meetings are in Carmichael, Central (SAR Office), Downtown/Midtown, Elk Grove, Folsom, Natomas, Northeast Sacramento and West Sacramento. The meetings generally take place on the 2nd, 3rd, 4th and 5th Tuesdays each month while the 1st Tuesday of each month is reserved for SAR Main Meetings. According to our records, you have several generations of family members who very active in real estate and in the Association. Why do you think that is? I think that my family has seen how happy I have been in my career and how rewarding it has been for me both professionally and personally. I have always looked forward to going to work each day, and I think that my family can see that. 4. You were the second President of the Masters Club in 1974. What steps do you think new SAR Members should take to reach Masters Club status? I think when you truly enjoy your work, it will show. Be the best that you can be with integrity, honesty and loyalty. The success will follow. 5. What do you suggest we do to improve the Association? We need to reach out to our Members and ask them to get involved at the Association rather than to wait for them to volunteer. I was always flattered when I was asked to be more active in the Association. 6. With the change in the market, what, adjustments have you made with your business? Working smarter, not harder! Being willing to change and be flexible. 7. What wisdom can you share with new agents who have not experienced the cyclical nature of the industry? We need to understand that real estate is a moving target and that it will always go up and down. Stay the course, don’t give up and know that you can survive and even thrive. Prepare yourself for both the good times and the bad. 8. How long have you lived in Sacramento? All my life! I lived in East Sacramento for 18 years and have been in my current home for the last 55 years. 9. What is your favorite restaurant? Moxie Restaurant on H Street 10. A representative of KMG Mortgage, Brian made his presence known through his quiet demeanor, warm smile and generous service to the real estate community. Although only an SAR Member for a short time, Brian enthusiastically contributed his time as SAR’s Housing Opportunity Committee Chair and helped organize first-time homebuyer programs. He also participated in SAR’s Young Professionals Council. Apparently SAR Members were not the only individuals impacted by Brian’s life. More than 800 family, friends and coworkers filled Sacred Heart Church in East Sacramento on March 17 to pay tribute to this remarkable young man. Interest rates remain low and homes that are priced right are selling. This is good for buyers and sellers and the market over all. There has not been much economic growth so far this year and overall inflation has stayed in check. That is why you have seen interest rates stabilize. If we see inflation creep in, investors will pull out of mortgage securities (rates could rise) and put their money into stocks. I will however leave predictions to the economic professionals. FHA loans are dominating the market right now. I have spoken to my peers in the industry and everyone is seeing at least half their clients benefiting from FHA loan financing. Do not forget to talk to your lender about SAR’s H.E.L.P., CalHFA, SHRA, Nehemiah and citywide down payment assistance programs. Most all go hand in hand with FHA. There are still great opportunities to get your buyers 100% financing using these valuable programs. At the Real Estate Finance Forum in April we again had great attendance! More than one hundred attendees got a chance to hear from Gary Wright, V.P. and financial advisor with Merrill Lynch. He discussed the US economy, the situation overseas, the short term future here in the US and planning ideas. The whole discussion was relative to our real estate and mortgage industry. The SAR Scholarship Foundation has been helping local youth attain higher education since 1962. In the decades since the first awards were handed out to four recipients, the SAR Members have helped build the Scholarship Trust into a program that assists 25 to 30 students every year. These include filing an ethics complaint and/ or an arbitration complaint with the Association. Ombudsman and mediation services are also available. And remember, you are supposed to be self policing, so if you will not address the matter, who will? Ethics Complaints: • Are allegations that one or more articles of the REALTOR® Code of Ethics have been violated; the Code details obligations which are above and in addition to the law • May also be allegations that a REALTOR’S® Membership duties, defined by the SAR bylaws have been violated • No money is awarded to the complainant. • Must be filed within 180 days of the close of escrow or when, with reasonable diligence, the facts of the matter could have been known • May be filed by anyone: the public, another REALTOR® or a licensed real estate agent • Are considered by the Grievance Committee as to whether there is merit to send the matter to a hearing • If sent to a hearing, will be decided by members of the Professional Standards Committee who will also determine the discipline or sanctions allotted which may include Letters of Warning or Reprimand, mandated educational courses, a fine up to $5,000, or any combination thereof, and possible suspension or revocation of SAR Membership • Are monetary disputes arising out of a real estate transaction, usually involving a commission distribution • Article 17 of the Code of Ethics defines a Members’ duty to arbitrate contractual disputes and specific noncontractual disputes (see Standard of Practice 17-4) • Are between brokers of different firms • Will be heard first if both an arbitration and an ethics complaint is filed • Requires a $250 filing deposit to SAR • Allows the parties the opportunity to mediate the dispute before having a hearing 2.Mediation must be offered before arbitration. If the parties successfully resolve the dispute in mediation within 3 hours, some of the filing deposit is returned and the parties do not arbitrate (where someone else will decide their fate). 3.Can be used for contractual disputes (e.g. Listing Agreement or Purchase Agreement) between REALTOR® and client or between SAR does not accept complaints involving violations of the MLS rules to which subscribers adhere.
