Of course if you would like to rent your property you are free to do so and if you choose to rent on a commercial basis there may be tax advantages as you can reclaim part or all of the VAT after purchase. To take advantage of claiming the VAT back you would need to initially pay the full gross price (to calculate this figure add 20% to the net price) and then claim part or all of the VAT back. It is only possible to claim the maximum VAT back - the full 20% - if you rent you apartment commercially and do not use it yourself at all. If you declare in advance that you will be using the apartment partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. If you decide to claim part or all of the VAT back the developers have appointed tax advisors to help with the process. It usually takes about three months to reclaim VAT and it is possible to take a bridging loan for this purpose if required. You can choose a management company to make your bookings, receive your guests and check them in and out of your apartment. They would also provide laundry and cleaning services to deal with the change-over when your guests have departed. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. Fees are calculated as follows: • Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price • Entry to the Land Registry – 1.1% of the gross price • Notary’s fees – 1.5% of gross price plus VAT • Court costs, administration fees – approx. 150 euros • No Agent’s Fee If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee. Skiing here is great for all ages and abilities and the ski season starts in early December and lasts until mid-April. There are also toboggan runs, one of which is floodlit at night. The 14km run at nearby Bramberg am Wildkogel is the longest toboggan run in the world! For those who want a change from skiing there is plenty of ice skating plus a number of local hiking routes suitable for all the family. Mittersill is also a great centre for ski touring where visitors can takeoff for the East Tyrol or the head to the southern slopes of the Grossvenediger Mountain – one of Austria’s highest! The region has over 50 modern ski lifts and 84 snow cannons to ensure fine conditions. The slopes reach an altitude of 2,000m and comprise 67km of green runs, 79km of blue and 24km of red and black runs. There are also plenty of off-piste opportunities and with more than 50 charming alpine taverns to stop off at, there are plenty of refreshments on offer. of pistes There are also numerous cross-country runs including the 160km Pinzga Loipe trail, the 3km Blizzard Trail (named after the world famous ski manufacturer, Blizzard, which was founded by a local ski maker and is one of the major manufacturers in Mittersill), and the 22km High Moors Trail which has reliable snow in winter. Mittersill is also within a 30 minute drive of the Kitzsteinhorn Glacier which has high-altitude skiing from October until late May. There are 41km of pistes on the glacier; 13km of blue, 25km red, and 3km of black runs. The nearby town of Kitzbühel is home to over 80 restaurants offering many delightful choices from simple Tyrolean specialities to Michelin star winning cuisine. Free guided walks with experienced mountain guides are the ideal way to explore the mountain pastures and green forests. Other activities available in the area include tennis, horse riding, archery, paintballing, skateboarding, roller-blading and hang gliding.
