was amazing. On January 28th over 300 members and affiliates were

After we were welcomed by 2015 RASCW President Mary Duff, Pharis
Horton provided the invocation. Norm Flynn, past President not only of our
association but the WRA and NAR as well, started off the program with a
view from the national perspective saying "RASCW is one of the top associations in the country."
We heard from Phil Stark, past president of RASCW and WRA, whose father Paul was there at
the very beginning of our association. Phil informed us what it was like in the old days, including the first "cloud-based MLS" circa 1950 (note to reader: you need to hear it from him).
Next Mardi O’Brien-Parker and Sue Wiskowski-Fair, the first and second woman Presidents of
our association, relayed to us what it was like to break into the leadership field of real estate
at a time of male-domination. Sue went on a short time later to become the first woman
President of the Wisconsin REALTORS® Association.
Bill Malkasian, the former Executive Vice President of the WRA let us know from the state’s
position how respected we are. Our history of all things political and RPAC was delivered by
Jim Imhoff. Finally, long time affiliate member Peter Stebbins provided the affiliate member
perspective.
It was a stage filled with more expertise, innovation and experience in real estate than will
likely occur in quite some time. I want to thank them all for sharing their knowledge with us.
For more on this great event, please see page 3.
After these presentations the new directors and officers of RASCW and the SCWMLS were
installed. Before and after the program many acquaintances were renewed and new friendships
made along with new mutually beneficial business opportunities. We all owe a debt of gratitude
to last year’s president Mary Duff for her service and for leading the effort to put together this
fantastic night. If you did miss it, and you don’t want to wait another 100 years for a similar
experience, I suggest you try one of RASCW’s networking events or an educational offering
such as the "Creating a Legacy" program on February 17. I guarantee it will be worth your time.

On Thursday, January 28, 2016, RASCW celebrated the 100th anniversary of becoming
chartered as a local association of the National Association of REALTORS®. Helping us
reflect on where we have been and where we have come was a panel of distinguished
members and Master of Ceremonies Norm Flynn.

Split Bedroom
Back in October we added a new feature called
Split Bedroom under Interior Features. A split
bedroom design features the master bedroom on
the other side of the house or on a different level
than the other bedrooms. If you have a split bedroom home listed, please included this new feature so your listing is not missed when other
agents are looking for this design.

10 Tips for Holding a Safe Open House
A RASCW member reported an uncomfortable encounter near the end of her open house recently in
Fitchburg. A gentleman arrived at the open house 5 minutes prior to closing and asked numerous questions such as "Do you know what happens to agents in vacant homes?" and "Do you know what could
happen to you in a vacant house?"
Fortunately this person ultimately left without incident after wandering through the home and making it
clear he was not interested in purchasing a home. He is described as a large, elderly Caucasian male.
Please review your safety practices to make certain you can appropriately respond in any situation. For
additional information, a police report has been filed with the Fitchburg Police Department with Officer
Heimerl (608-270-4300). Please refer to case # 16-1312.
Open houses can be a great sales tool—but hosting one also exposes you to numerous unfamiliar people for the first time. Take
these steps to stay safe:
1. If possible, always try to have at least one other person working with you at the open house.
2. Check your cell phone’s strength and signal prior to the open house. Have emergency numbers programmed on speed dial.
3. Upon entering a house for the first time, check all rooms and determine several "escape" routes. Make sure all deadbolt locks
are unlocked to facilitate a faster escape.
4. Make sure that if you were to escape by the back door, you could escape from the backyard. Frequently, high fences surround yards that contain swimming pools or hot tubs.
5. Have all open house visitors sign in. Ask for full name, address, phone number and e-mail.
6. When showing the house, always walk behind the prospect. Direct them; don’t lead them. Say, for example, "The kitchen is
on your left," and gesture for them to go ahead of you.
7. Avoid attics, basements, and getting trapped in small rooms.
8. Notify someone in your office, your answering service, a friend or a relative that you will be calling in every hour on the hour.
And if you don’t call, they are to call you.
9. Inform a neighbor that you will be showing the house and ask if he or she would keep an eye and ear open for anything out
of the ordinary.
10. Don’t assume that everyone has left the premises at the end of an open house. Check all of the rooms and the backyard prior
to locking the doors. Be prepared to defend yourself, if necessary.

Our condolences go to the family and friends of E.L. "Stretch" Jaeger who passed away on January 13, 2016.
After a brief career with Oscar Mayer, Stretch found his home in the real estate business, spending 56 years helping countless buyers and sellers achieve their dreams, primarily with the Stark Company, REALTORS®. As many
know, Stretch was a very accomplished golfer. A memorial fund has been established in his name with The First
Tee of South Central Wisconsin, 5501 Schroeder Road, Suite 100, Madison, WI 53703. We would also like to
share a letter that was read at the memorial service by a gentleman who worked at one time as his assistant. It
is a fitting tribute and wonderfully captures the essence of this fine man.
Our condolences also go to the family and friends of Judy Rakocy who passed away December 30, 2015 after a
three year battle with ALS. Judy earned her real estate license in 1988 and was an agent with First Weber, Inc
until her retirement in 2012. Donations in Judy’s memory may be made to MDA of Southern Wisconsin, Attn: ALS
Division, 330 South Executives Drive, #100A, Brookfield, WI 53005.
