LOCATION: Located 7.5 miles Northeast of Hico,

DIRECTIONS: From Dallas or Ft. Worth, take US 67
south to Glen Rose. Continue from Glen Rose on US
67 south, 12.1 miles to TX 220. Turn left on TX 220
toward Hico and go 4.8 miles to Erath CR 452 on
left. Continue 4.0 miles on CR 452 to a T
intersection into Bosque CR 2425. Turn right on CR
2425 and continue 0.5 miles to red pipe entrance

WATER: There are multiple seasonal and spring fed
creeks meandering through the ranch and three
good stock tanks. The two largest of the tanks are in
great locations and benefit from an abundance of
watershed. Both could be enlarged to create
sizeable lakes and/or wetland areas. There are also
numerous locations suitable for additional stock
tank and/or lake construction. Underground water in
the area is very good and there is a water well
located on the ranch near an old homesite. There
are two additional water wells on the ranch at
windmills. One of which is currently operational and
provides water via a solar powered pump.
FENCING & ROADS: The majority of the perimeter
fencing is in excellent condition, with a small
portion of older perimeter fence that is in good
condition. There is also new cross fencing and a

weather main road that runs through most of the

southern end of the ranch where road base
materials have been stock-piled and are ready for
