Overview
In our report this month we report on a total of 100 properties being submitted for sale during October which is
almost double the number of properties offered during September.
A number of agents who have had properties passed in and are under negotiation are fairly confident that sales will
be achieved in the coming weeks.
The general feedback from agents across Australia is that the market is still very tough with vendors still not wanting
to meet the market and given the favourable seasonal conditions in most areas and good commodity prices some
vendors are taking their properties off the market rather than accepting the current market values.
Banks have tightened their lending policies which have seen a few sales expected to happen be knocked back due to
finance.
Thirdly there is concern amongst buyers as to what is happening within the worldwide financial situation,
particularly Europe and whether we will see and GFC, so many buyers are being cautious.
The general feeling is not all doom and gloom and most agents predict that the market situation will change for the
better in 2012.

For the month of October we report on 15 properties being offered for sale with at this stage only 4 having been sold
( 27% success rate) whilst negotiations continue on others. No doubt there will be sales occurring from these passed
in results.

New South Wales led with the number of properties being offered for sale in October with a total of 43 being
submitted and 13 been sold ( success rate 30%). A number of properties are under negotiation with loosing bidders
or fresh interest and further sales are expected.

MARKET REPORT FOR KYOGLE - NORTHERN RIVERS OF NSW
There has been plenty of inquiry for rural properties in the Richmond Valley through to the Queensland Border and
price is the main factor. Vendors have reduced their asking prices down as far as 20% to secure a sale and “move
on”. Again the banks are promising the earth and giving nothing and its becoming very frustrating for a lot of
vendor’s and buyer’s not to mention the agents.
In 30 years in Kyogle selling properties I have never seen so many quality farms on the market all ranging from small
acreage to over 1000 acres.
Recent sales include Ghinni Ghi Station a 222 acre property situated just below Toonumbar Dam, Collins Valley a 206
acre property and Mornington a 300 acre property situated at Woodenbong. All these properties realized over the
million mark and were quality properties.
In November we will be taking to auction a 305 acre property close to Cabarita Beach which has been in the hands of
the one owner for 30 years. The property has a 5 bedroom home with ocean views and has 240 head running on the
farm known as “Bisley”.
Through October we seen more inquiry than any other month this year and hope that it continues to rise over the
next 2 months.
