First Impressions Are the Most Lasting ~ What will the prospective buyer see when they arrive at your
home? Your front lawn and other landscaping should be neatly trimmed and mowed. Clean or rake any
leaves or refuse. Sidewalks should be swept (or snow and ice free in the winter). The front door should be

choose to have music playing in the background, make sure it is in the background. Classical or adult

13. By Appointment Only! ~ Require that prospective Buyers schedule their appointments. This will allow
you to be sure the home is ready for a showing.
14. Don't be offended if a Buyer doesn't love your house - Remember how many houses you looked at
before you bought your home? Not every house will appeal to every buyer. Do your best to make sure that it
appeals to most.

The Bachelor ... Without the Women & Roses
Have you seen the hot reality show on ABC called The Bachelor? They also had a spin off called The
Sachelorette. The basic premise of the show is some attractive, wealthy, single guy gets a chance to date 25
icoperate single women in hopes of finding "Mrs. Right." Each week the Bachelor narrows down the field by
living the ladies he wants to continue dating a rose. Eventually he selects the woman of his dreams, i.e. the least
isychotic one, and a possible marriage proposal is in the future.
Well, after nearly 10 years of marriage I recently spent a week living the life of a
lachelor, minus all the roses, television cameras and attention-starved women. Ronda
md the children took ofif for a week in Hilton Head and left daddy behind to catch up on
rork, finish the income taxes and attempt to stay out of trouble.
Now before any of you get the idea that the next 8 days were total hedonism and more time at the golf
:ourse than a greenskeeper, I respond this way: First, please give me some credit. Second, I have come to the
onclusion that I just cant party like I could in the late 80's? Sure I had grandiose plans of non-stop golf and
Kg parties tp rival Greek Week but, the fact of the matter is, the real estate market has been keeping me
xtremely busy and I really did have to get our taxes done.
It shquld be noted that I missed my family very much. While Hogan (my dog) and I had free run of the
louse, it was nice to come home from work and have total freedom to watch ESPN's Sportscenter without
someone screaming to turn Nickelodeon on.
It is truly amazing how quickly a single guy can get ready for work without three

21ark lied about his police record and Dave got voted off Survivor: The Amazon. But I really didnt watch a lot of
«levision.
My week also included two listing appointments, three buyers, wall to wall viewing of the NCAA Men's
basketball Elite Eight, mowing my lawn for the first time of the year, a Columbus Blue Jackets hockey game, a
oight at the Funny Bone Comedy Club and a Columbus Crew MLS Soccer Game. I know what you're thinking.
'Soccer? Were you being bribed or blackmailed over something you're not telling us?" No, but it was the end of
the week and I was getting delirious from lack of freshly laundered clothes and nutritious meals.
I didn't know that Ronda had stocked our fridge in the basement with TV dinners and
frozen pizzas until I went down stairs to look for a favorite pair of pants in the laundry room. I
will admit that I grabbed the pants from the dirty pile, threw them in the dryer for 5 minutes and
voila! Freshly laundered pants! I made a conscious effort to do at least one load of laundry. I
chose to wash just my clothes (as we approach our 10th anniversary it just wasn't worth risking it
all over a load of delicates!) and figured that something easy like boxer shorts and t-shirts
couldnt be ruined.
So all in all, I survived. No broken bones, no broken laws and no broken promises) Bachelorhood wasn't
as glamorous as they make it look on TV. Okay, there's more room in the bed and yes, there's plenty of hot water
in the morning but it sure is nice to have three smiling faces (or two smiling faces and one exhausted Mommy)
greet you when you come home at the end of a long day.
Hiring Pros to Take Care of Your Turf
The number of households using professional lawn-care services surged 23 percent from 1999 to over 2
million in 2000. According to Professional Lawn Care Association of America President Bill Hoopes, most of thes
companies concentrate on fertilizing and tree and shrub care, rather than on mowing.
Homeowners can do many of these so-called "lawnscaping" tasks themselves, but professionals know
what treatments are needed and how much to apply. Also, most homeowners do not have enough time to inves
in making their lawns beautiful; and those who do will spend about as much on the necessary materials as the
would on a professional.
Hoopes says most companies perform five to six treatments at about $36 to $46 per visit, but adds that
well-groomed lawns can add 15 percent to a property's value. Before hiring a lawn-care company, experts urge
homeowners to check with the Better Business Bureau, and find out if the company belongs to a professional
organization. Also, ask neighbors, friends, and family for references, and examine the work of the companies. E

This guy is flying down the interstate, going way faster than he should be, and consequently he
gets pulled over by the state police.
When the officer comes up to the window, the man says, "Before you say anything, I should
probably tell you that this car is stolen, I have an unregistered handgun in the glove compartment,
and there is a dead body in the trunk."
The officer, in absolute shock, calls for backup and within minutes the road is blocked off and
there are cops all around.
They search the car and find none of the things he said to be true. After investigating, the
sergeant approaches the driver and says, "I dont understand. I spoke with the officer who pulled you
over, and he said you told him there was a gun in the glove box, a body in the trunk, and that the car
was stolen. What's the deal here?"
The man stands there dumbfounded, then says, "I bet he told you I was speeding, too, huh?"

look a lot like Federal Reserve Chairman Alan Greenspan?...Quick, besides Ellis Barks and Omar Vlzquel, can
you name two players on the Cleveland Indians roster? Man, they are starting to make the Cavalier's look
good...It was interesting to see that none of the major sports writers across the country ripped Tiger Woods for
shooting a 75 on the final day of the Masters and finishing well back in the
back. Has Phil Mickelson done that (he actually finished third), there would
have been headlines stating "Mickelson Chokes While "Other Lefty" Wins
Green Jacket?...The LA Lakers have officially been dethroned. Some new team

3 tbs vinegar
until meat is brown. Brown

1 lb bacon
1 cup catsup
1-1/2 cup brown sugar
1 28oz can port & beans
1 15 oz can butter beans (drained)
1 15 oz can kidney beans (drained)

and add vinegar, catsup and brown sugar. Mix
and pour over beans. Bake in a large baking pan

had a realtor with Remax, and was unhappy with not only the lack of communication, but also
with the general lack of interest the realtor showed in my home. I feel very fortunate that you
were in the office and had floor duty on the day I telephoned King Thompson.
From the beginning, your communication with me regarding the sale of my home was
excellent. Your presentation and explanation of the Comparative Market Analysis prepared
on the house was superb. I also appreciated your explanation of King Thompson's marketing
program.
One of the reasons I chose you and King Thompson was the walk through of the realtors. I
greatly appreciated the three (or was it four) open houses you held in the short time you had
my property on the market. I did interview two other realtors before selecting King
