GLOBAL NETWORK Innovation COLDUIGU. We never stop moving: November 20, 2006 Mr. 8s Mrs. Seller 1234 Soldinaday Lane. Priced Right, OH 43210 Dear Jack 8b Diane, Thank you for considering me to assist you with your upcoming real estate needs. Selling your home and all the things involved with the transaction can be very exciting, but many times it is an extremely stressful event. Homeowners not only have to worry about their home remaining clean and available to unknown Realtors and buyers on a daily basis but they often have other important things that they could be doing to ready themselves for their move. It is also true that most Sellers have a tremendous amount of pride in their home and want to make certain that the marketing and eventual sale price are reflective of that pride. You have made a wise decision to hire a full time Realtor to assist you with this demanding task. I can assure you that my experience, marketing ideas and personality will not only help you sell your home in a shorter amount of time at a higher price but you will have more fun and less stress in the process. I will look forward to discussing the opportunity to serve as your Realtor. If you have any questions, please feel free to call me at your convenience. Best of luck with your decision and eventual sale of your home. Sincerely, Sean M. Carpenter Realtor/ Consultant 527-6822 (Direct line) 876-0808 (Main office) Jack & Diane, In order for me to know a little bit more about your upcoming real estate plans, please take a moment to discuss and answer the following questions. I have found this works best if you first answer these questions individually and then discuss your answers with each other before our appointment. Then we will go over your answers together and address any questions or concerns that you may have. Remember, there are no incorrect answers and some of these questions will not apply to your specific situation. 1. How long have you been thinking about this move? 2. What prompted you to decide to do what you have been thinking about? Are there any other reasons? 3. How do you feel about this move? What are you looking forward to? What are you not looking forward to? 4. When was the last time you sold a home and moved? 5. What do you feel that a Realtor can do that you cannot do yourself? 6. When do you want to: List by Sell by Close by move by ? ? ? ? 7. What is most important to you in your sale? (Rank on a scale of 1 to 3, 1 being most important) Price Time Convenience 8. What would it do to your plans if your house doesn't sell? 9. What do you think similar homes like yours are selling for? 10. Is there anything that might prevent you from going through with this decision to sell? 11. If you were to hire me as your consultant, what would you expect from me to perform not just adequately, but exceptionally? Introduction Coldwell Banker A summary of my qualifications COLDUieiX Thinking About Selling? 15 Tips for a Successful Sale 1. First Impressions Are the Most Lasting ~ What will the prospective buyer see when they arrive at your home? Your front lawn and other landscaping should be neatly trimmed and mowed. Clean or rake any leaves or refuse. Sidewalks should be swept (or snow and ice free in the winter). The front door should be 2. Neutralize for the average buyer - Sure, you love your homes pink walls and flowered wallpaper, but will the Buyer? It's best to neutralize the colors of your walls and carpeting before the Buyers ever see it. Why describe how your house could look... when you can show how it looks with just a reasonable amount of clean and be sure that the doorbell works. redecoration. A minor investment in paint, wallpaper (or removal of such) and carpeting will pay big 3. dividends to you in the form of a better price and quicker sale. 5. Shed a Little Light ~ Open the drapes and curtains for all showings. Turn on lights and lamps for evening showings. Dark and dreary houses do not appeal to most home-buying prospects. Don't let a leak "sink" your chances of a sale ~ Fix leaky faucets; dripping water suggests faulty or worn -out plumbing which could translate to large repair bills. Also clean discolored or rust stained sinks and tubs. "It's just a loose hinge" - Don't let the little things distract buyers. Repair loose doorknobs, sticking 6. your house. Safety First ~ Keep stairways clean and clear of clutter. Check to make sure all dead bolts and locks work 4. doors, stuck windows or any other seemingly minor repairs. These items could detract from the value of correctly. 7. 8. 9. Highlighting the storage areas - Prospects need to see how much room you have in your attics, basements and garage. Remove the junk now. You're going to be moving soon anyway! Let's see those closets! - Make your closets look as big as possible by making sure they are clean, neat and organized. Pack up any seasonal clothing, boxes and cartons, which may detract from the space. Bathrooms sell homes ~ Make your bathrooms sparkle. Clean sinks and bowls, replace caulking around tubs, showers and sinks and add bright, clean towels and rugs. The bathrooms is one room that Buyers are sure to be in everyday once the buy the home. 10. Wake up your bedrooms - Keep bright sheets and spreads and remove any extra furniture. 11. Don't Stay for showings ~ Most buyers will feel uncomfortable if you or the kids are there during showings. 12. Silence is Golden ~ Buyers and their agents don't want to yell over loud stereos or televisions. If you choose to have music playing in the background, make sure it is in the background. Classical or adult contemporary is suggested. 13. By Appointment Only! ~ Require that prospective Buyers schedule their appointments. This will allow you to be sure the home is ready for a showing. 14. Don't be offended if a Buyer doesn't love your house - Remember how many houses you looked at before you bought your home? Not every house will appeal to every buyer. Do your best to make sure that it appeals to most. 15. Without the Women & Roses Have you seen the hot reality show on ABC called The Bachelor? They also had a spin off called The Sachelorette. The basic premise of the show is some attractive, wealthy, single guy gets a chance to date 25 icoperate single women in hopes of finding "Mrs. Right." Each week the Bachelor narrows down the field by living the ladies he wants to continue dating a rose. Eventually he selects the woman of his dreams, i.e. the least isychotic one, and a possible marriage proposal is in the future. Well, after nearly 10 years of marriage I recently spent a week living the life of a lachelor, minus all the roses, television cameras and attention-starved women. Ronda md the children took ofif for a week in Hilton Head and left daddy behind to catch up on rork, finish the income taxes and attempt to stay out of trouble. Now before any of you get the idea that the next 8 days were total hedonism and more time at the golf :ourse than a greenskeeper, I respond this way: First, please give me some credit. Second, I have come to the onclusion that I just cant party like I could in the late 80's? Sure I had grandiose plans of non-stop golf and Kg parties tp rival Greek Week but, the fact of the matter is, the real estate market has been keeping me xtremely busy and I really did have to get our taxes done. It shquld be noted that I missed my family very much. While Hogan (my dog) and I had free run of the louse, it was nice to come home from work and have total freedom to watch ESPN's Sportscenter without someone screaming to turn Nickelodeon on. It is truly amazing how quickly a single guy can get ready for work without three other people at home. Alarm goes off; shower; shave; get dressed; make bed (yes, I made O it everyday...seriously); let dog out; get paper and read on way back inside; let dog in; give dog treat; leave for work. Total time from alarm sounding to garage door closing = 24 o minutes. a ~° Worried I didnt eat healthy while the family was away? I didn't. Worried that I went mt every njght? I didn't. Actually three of the nights I was in by 8:30pm. You want proof? Jack Bauer took Kate Earner from CTU and went in search of the fake tape on 24, no one got kicked ofif American Idol because Corey 21ark lied about his police record and Dave got voted off Survivor: The Amazon. But I really didnt watch a lot of «levision. My week also included two listing appointments, three buyers, wall to wall viewing of the NCAA Men's basketball Elite Eight, mowing my lawn for the first time of the year, a Columbus Blue Jackets hockey game, a oight at the Funny Bone Comedy Club and a Columbus Crew MLS Soccer Game. I know what you're thinking. 'Soccer? Were you being bribed or blackmailed over something you're not telling us?" No, but it was the end of the week and I was getting delirious from lack of freshly laundered clothes and nutritious meals. I didn't know that Ronda had stocked our fridge in the basement with TV dinners and frozen pizzas until I went down stairs to look for a favorite pair of pants in the laundry room. I will admit that I grabbed the pants from the dirty pile, threw them in the dryer for 5 minutes and voila! Freshly laundered pants! I made a conscious effort to do at least one load of laundry. I chose to wash just my clothes (as we approach our 10th anniversary it just wasn't worth risking it all over a load of delicates!) and figured that something easy like boxer shorts and t-shirts couldnt be ruined. So all in all, I survived. No broken bones, no broken laws and no broken promises) Bachelorhood wasn't as glamorous as they make it look on TV. Okay, there's more room in the bed and yes, there's plenty of hot water in the morning but it sure is nice to have three smiling faces (or two smiling faces and one exhausted Mommy) greet you when you come home at the end of a long day. Hiring Pros to Take Care of Your Turf The number of households using professional lawn-care services surged 23 percent from 1999 to over 2 million in 2000. According to Professional Lawn Care Association of America President Bill Hoopes, most of thes companies concentrate on fertilizing and tree and shrub care, rather than on mowing. Homeowners can do many of these so-called "lawnscaping" tasks themselves, but professionals know what treatments are needed and how much to apply. Also, most homeowners do not have enough time to inves in making their lawns beautiful; and those who do will spend about as much on the necessary materials as the would on a professional. Hoopes says most companies perform five to six treatments at about $36 to $46 per visit, but adds that well-groomed lawns can add 15 percent to a property's value. Before hiring a lawn-care company, experts urge homeowners to check with the Better Business Bureau, and find out if the company belongs to a professional organization. Also, ask neighbors, friends, and family for references, and examine the work of the companies. Coldwell Banker Seller Services 8.7.1 Preparing Your Home for the Market The condition of your home is as important as its location. Therefore, you need to consider how much work you will put into your property before a "for sale" sign is posted. Your Coldwcll Banker King Thompson associate can offer advice about improvements that will make your home more marketable. Often, associates have been through other homes for sale and know where yours stands in comparison. Here are some common suggestions that Realtors offer: . Stand across the street from your house and objectively judge its "curb appeal." Many buyers will decide, just from driving by, whether or not to see your house with their Realtor. Is your landscaping neat? Is your front door and porch welcoming and clean? Do all of the front windows and curtains have a nice appearance? Most houses look better when the owners simply keep their . garage door closed. While bold colors and intricate wallpaper made you feel at home, potential buyers may not share your tastes. It often is a good idea to make your house more "neutral" before it is seen by buyers. It may not be necessary to paint all of your rooms off-white or change carpeting from green to ivory, but don't be surprised if your Realtor makes some of these suggestions. Sometimes, just removing personal items like family photos from the walls and school projects from the . refrigerator will make your house feel more neutral. Too much clutter and furniture will make your house seem much smaller than it is. You certainly don't want buyers to feel closed in! Some people move extra furniture and toys to the basement or to an off-site storage space. Others use the opportunity to clean out closets and hold a garage sale or donate some of their belongings to charity. The idea is to make your house feel spacious. Showing Your House As soon as the "for sale" sign is posted in your yard, you will notice ears stopping in front of your house and Realtors scheduling appointments for their buyers. Be prepared, at any time, for the house to be shown - sometimes on very short noticel While Goldwell Banker King Thompson associates encourage other Realtors to give at least a day's notice before showing a property, this isn't always possible. Keep your house neat at all times, just in case. And have a plan of action for where you will go when showings are arranged. Prospective buyers want to feel free to candidly evaluate your house so it is best not to be present during showings. Before the associate and buyers arrive at your house for a showing, turn on as many lights as possible lo make it look bright and airy. Open the curtains and make the beds. You also may want to simmer potpourri or think of other ways to make your house inviting. COLDWGLL BANKER D KING THOMPSON Showtime! It was so nice to have you as my "personal agent" for both the purchase of my new home and the marketing/selling of my old home. One of my primary requests was that 1 wanted my real estate agent to act as if I was their only customer. You did a tremendous job! It was also nice to have you "screen" the houses for me - what a valuable time-saver that was. You knew exactly what I was looking for, and then you found it! I also wanted to thank you for your thoroughness in helping me prepare my "old" house for selling. We put it on the market and had a valid offer within a week. No one at work could believe how fast it all happened -1 have already referred you to two coworkers! My thanks again to you and your assistant, Molly. You both have such a great sense of humor. I never would have dreamed that it was going to be so easy, and fun, to sell (and buy) a house! Sincerely, Diana Wolfe 5366 Dexter Falls Road Columbus OH 43221 Mr. & Mrs. Victor J. As you know, I had a realtor with Remax, and was unhappy with not only the lack of communication, but also with the general lack of interest the realtor showed in my home. I feel very fortunate that you were in the office and had floor duty on the day I telephoned King Thompson. From the beginning, your communication with me regarding the sale of my home was excellent. Your presentation and explanation of the Comparative Market Analysis prepared on the house was superb. I also appreciated your explanation of King Thompson's marketing program. One of the reasons I chose you and King Thompson was the walk through of the realtors. I greatly appreciated the three (or was it four) open houses you held in the short time you had my property on the market. I did interview two other realtors before selecting King Thompson. My only regret is that I did not seek a release from Remax and begin the relationship with you and King Thompson sooner.
