Residential Doors
March 2012
Why do you want to replace your garage door?
This is the question you need to ask your client before talking about product features. It is important to understand why your
customers wants to buy a garage door if you want to provide them with the right advice. The following list will help you to
pinpoint the exact need:
1) Find out about the project
a. New house or renovation?
b. The garage fits one or two cars?
c. If it’s a garage for two cars, one double door or two single doors?
d. What budget is allocated for the purchase?
2) About the garage
a. Is it attached to the house?
b. Is it detached?
c. Is it heated? Will it be used for activities other than parking a car?
d. Is it underneath the house? Is there an entry door to or for the garage?
e. Is there a room above the garage?
f. Is there a garage door opener? Does it need to be replaced?
g. Should the door provide added security against theft?
3) Importance of aesthetics
a. Do they want to improve their home’s curb appeal?
b. What style is the home: Colonial, contemporary, modern, etc.
c. Are they planning on changing the style of the home?
4) Specific needs
a. Door model and color
b. Windows
c. Garage door opener
d. Related work needed (e.g. door framing)?
e. Installation: specialist or do-it-yourself?
Our internal surveys show there are at least 5 reasons that initiate
the purchase of a garage door:
Reasons
Garaga Solution
Tired of painting it!
Garaga doors are made with baked polyester paint:
- H-Tech: 10 colors available
- Cambridge, Eastman or North Hatley: 6 colors
- Standard+, XL or MIX: 6 colors
- Acadia 138 or Stratton 138: 5 colors
- Alterna: 4 colors
- Top Tech: 1 color
Tired of how it looks!
Garaga doors offer models to compliment different home styles:
- Cambridge: urban design
- Eastman, North Hatley or Stratton 138: country charm
- Standard MIX or XL: uniqueness
- Top Tech: unique finish, slightly textured
- Flush Finish: wooden door appearance
- California: luminous
Tired of being cold!
Garaga doors are insulated with polyurethane, providing an R-value between R-12 and R-18. Moreover, Garaga
offers the best weather protection system with its InterLockTM seal, its ThermaBlokTM frame weather stripping, its
TPE bottom weather stripping, and its wood end blocks that prevent heat transfers between the outside and the
inside of the door.
Tired of fixing it!
Garaga doors are 1 3/4” thick, making them twice as strong as polystyrene doors. Our Dura+ hardware (‘‘14-gauge’’
tracks, nylon rollers with 11 bearings, anchoring welded to rails, 3 reinforcement struts for double doors) doubles
the life span of your garage door.
I don’t want to spend a lot!
Acadia138, Stratton 138 and Alterna doors can be what your customer is looking for.
GARAGA has established a permanent research program for all its products. As a result of this ongoing quest for
improvement, specifications are subject to change without notice. Consult our Web site (www.garaga.com) for
periodic up-dated technical information.

The use of aluminum doors is strongly recommended for widths
over 16 feet. Aluminum will greatly reduce the door weight and
therefore the wear and tear on the hardware system (tracks,
rollers, hinges, etc.).

Note: In order to install an electric operator, you must first fix a steel angle between the two reinforcement plates of the top section
with self-tapping metal screws. Once the steel angle is installed, you can attach the pull-bar of the operator to the steel
angle.
Therefore we recommend using the operator bracket designed for this purpose. (Fig A)

How Garaga insulated panels are made
The advertised R-value of a garage door means very little if the door does not have a complete thermal break system and a proper
weather seal system around all four sides of the door and between the door sections.
InterLockTM Intersection Moldings
Triple contact PVC moldings installed at both the
top and bottom of the section mechanically links
the front skin to the back skin without the two
skins making contact.
Prevents heat or cold transmission from the
outside to the inside of the Garaga door and
blocks air from coming in between the sections.
Steel Reinforcement Plates
Garaga uses 14-gauge (0.073 in.) plates behind
the skin for attaching the middle hinges, handles
and electric operator bracket
Using 14-gauge plates compared to a much
thinner 20-gauge strip ensures a much stronger
door system and longer life of the door.
Wood End Blocks
Kiln-dried, primed pine wood end blocks are
placed at both ends of the panel. The wood block
is specially designed for the polyurethane foam
to move closer to the edge of the panel.
The wood end blocks are used to attach the
end hinges and more importantly to prevent the
transfer of heat and cold from the outside to
the inside of the garage. It ensures maximum
adhesion of the foam to the metal skins of the
door. Note: Steel end caps do not prevent the
transfer of heat and cold.
High Density Polyurethane Foam
Garaga injects high density foam under pressure
into the cavity of the panel.
ThermaBlokTM Dual-Blade Perimeter Weather Seal
The retainer with screw cover is made of PVC. The dual blade
rubber seal attaches to the retainer.
The dual-blade rubber seal overlaps the door by 1.5 inches and
remains flexible during cold weather to ensure the weather stays
on the outside of the garage. The PVC retainer with screw cover
conceals the screws, ensuring a professional appearance.
A choice you’ll never regret!
The high density foam provides the insulation
(energy saving), acts as an adhesive which
prevents the metal skin from separating from the
foam and by injecting under high pressure the
panel cavity is completely filled ensuring a solid
panel for greater strength against denting.
Bottom Weather Seal
Garaga provides a bottom weather seal that
is made of TPE rubber and connected to a
retainer.
As Garaga’s bottom weather seal is made of
rubber it will remain flexible compared to vinyl
which will harden in cold weather and not provide
a complete seal.

Frame of arched garage door opening
You must thicken the interior frame of the door by the
equivalent of 2 1/2” (64mm) (the addition of a second 2” x 6”
wood stud, plus the thickness of 3⁄4” plywood) to be able to
slip the external frame weatherstripping behind the arch. The
frame weatherstrip will then be airtight around the whole door.
Don’t forget that the plastic retainer that houses the double-lip
rubber is not flexible enough to follow the arch in question.
This case is even worse for smaller doors (ex: 8’ wide)
There is also the possibility of building a false arch (thickness
of more or less 1”) that will not obstruct the installation of the
door weatherstripping.
Access door and the garage door opening mechanism
If your garage door is less than 7’ high, be careful to avoid that your access door (36” x 78”) gets in the way of your garage door
opening mechanism. Provided that you have a minimum of 15” of headroom above the door (plus 2” if you have an electric opener),
just order your tracks with a 15” (381 mm) radius instead of 12” (305 mm). This should provide enough room for your access door to
clear the horizontal track.

Silent garage door
Garaga would like to mention that it is now easy to reduce the noise generated by a garage door while opening and/or closing. You
just have to make a judicious choice of product and carry out some adjustments.
The first thing to do, for all types of doors, is to change the steel rollers to nylon rollers. They allow for a quieter rotation on
the tracks. You will notice a big difference. For doors 12 feet and up, we suggest white nylon rollers with ball bearings.
The choice of an electric operator is also important. Choose a model with a rubber belt reinforced with metal wire. The
motor of this model is insulated from the metal case in order to reduce out vibration. Moreover, the belt is much quieter than the
traditional steel chain.
If an electric operator is already installed with a chain, it is possible to install a noise insulator system. Designed for any type
of operator, the insulator cuts the vibrations between the motor and the metal supports attached to the beams of the ceiling. The
ceiling attachment is a very important point, especially when there is a bedroom above the garage. When the garage is entirely made
of concrete, the horizontal tracks must also be insulated (vibration). A piece of semi-rigid rubber (1/4 “ thick) can also be used to
reduce the vibrations. On a wooden structure, do not fix directly under the beams, but add a piece of wood (2” X 4 “) under which
you will have installed a piece of rubber insulation. Of course, there are installations that may be difficult to make totally sound-proof.
An example is when you have a garage with a concrete ceiling over which there is a bedroom with a hardwood floor. In such a case,
the garage acts as a sound box and it might be necessary to install a rug in the bedroom.(1)
We also advise you to choose an aluminum door such as our H-Tech or H-Tech plus models. These are lighter than steel doors
and reduce the wear and tear on the opening mechanism (hardware and operator) in the long run. Therefore, the aluminum door
is more efficient and quieter.
The choice of a good counter balance system (springs) can also contribute to noise reduction when you open your garage door. It
is recommended to use torsion-type springs, because they allow for more accurate balancing of the door and avoid the friction
of cables and springs on the horizontal tracks.
As for the hardware, it is recommended to opt for the largest radius possible. The larger the radius, the smoother the door
operation will be. The standard radius is 10’’ for extension springs and 12’’ or 15’’ for torsion springs. Finally, a regular lubrication of
the exterior frame weatherstripping (silicon-based), rollers and track (motor oil) is important. It must be done at least twice a year.
It’s easy to find solutions to noise problems. Do not hesitate to communicate with a professional garage door installer. They are
trained to offer quality work and ensure comfort and tranquility.

Condensation... a reality
The facts:
The accumulation of condensation will occur when water comes into contact with a surface that is colder than the ambient
temperature. The water may take the form of actual drops of water or frost.
It is important to first understand that a garage door cannot be as watertight as an entry door for the following reasons:
- a garage door must be clear on all 4 sides in order to open;
- a garage door is made up of 4 panels, therefore 5 areas as well as the sides of the door will allow air to enter;
- the size of a garage door (between 96” and 216” (2438 and 5486 mm) wide) is not comparable to that of an entry door (34”,
864 mm). The surface area can easily be 4 to 5 times that of an entry door, and therefore offers a larger surface to cooling;
- the garage is a more humid area than the entry-way of a house: snow and ice stuck to a car, fire wood being stored, poor or no
ventilation, etc.
Observations:
Traces of condensation may appear in different locations:
- on the warm side of the door;
- at the joints where the panels intersect;
- at the end of each panel, behind the weatherstripping;
- on the aluminum retainer installed on the bottom panel.
The solutions:
The sources of condensation (cold-hot contact) being inevitable, Garaga Inc. has put forward solutions at the fore front of the industry
to minimize the effects of condensation:
- a high-efficiency impermeable joint between the panels, coupled with a thermal-break (the interior and exterior skins do not touch);
- rubber weatherstripping on the bottom section that is flexible enough to adapt to the unevenness of the floor. The aluminum retainer
to which the weatherstripping is attached is a thermal bridge that can cause condensation if the air in the garage is humid;
- a large piece of rubber weatherstripping is attached to the top of the door to compensate for any deficiencies in the exterior
weatherstripping (H-Tech Plus, H-Tech and Top Tech);
- e xterior double weatherstripping, more efficient than regular weatherstripping, is recommended to prevent air infiltration.
Excess humidity in the garage can be eliminated by leaving the door open for a few minutes; cold air will quickly fill the garage, thus
eliminating the humidity. If you have a dehumidifier, use it, especially if it’s a newly built garage.
Garaga garage door are very high quality products. Please do not hesitate to contact your salesperson-installer to analyze and solve
any condensation problem.

Note: It is useless to “crush” the exterior weatherstripping against the door. It will

Troubleshooting
1- The door becomes very heavy and only goes up halfway.
The torsion spring(s) has been installed backwards.
2- The door opens very fast and is hard to bring back down.
The spring has been wound too much, it is too tight. Adjust the tension.
3- The door closes fast and is hard to lift.
The spring has not been wound enough, it is too loose. Adjust the tension.
4- The door works well but it goes back up 2 to 3 inches.
The spring is a little too tight. Adjust the tension.
5- The door does not close completely flush with the ground.
The floor is possibly uneven so you will have to make a level threshold.
6- The door is hard to open at first.
The weatherstripping is too tight. Loosen it and place it a little farther from the door (the base of the
weatherstripping should be at about 1/2” from the door).
7- The door is hard to open at the end.
The horizontal tracks are not perpendicular with the axis of the door. Use a tape measure to check this out.
8- The top section does not close completely.
Adjust the position of the upper brackets.
Garage door section transportation
Basic principle: Door sections are stronger when handled and stored in a vertical position.
1) Carry boxes vertically instead of horizontally (see image below).
2) Do not grab the straps to slide or carry boxes.
3) Do not walk or climb on boxes to reach other objects.
4) Do not stack other various sized boxes on doors. Do not let anything drop on panels.
5) In delivery trucks, lay the boxes vertically along truck sides.
6) In your warehouse, store doors upright along a wall, instead of stacking up boxes (maximum of 3 boxes).
7) Be careful using manual trucks. Never use a fork-lift because the forks will damage the doors.
8) Always have two people to carry boxes. If you are alone, be very careful of the truck edges.
9) Never drag boxes. Park your truck as close as possible to the final unloading place.
10) In short, handle boxes as if the garage door was your own.
Transporting the sections horizontally can create a rocking movement which can cause the door to crease.
We suggest that you transport the sections vertically as to not damage the door.

How to paint a garage door
General information
It is important to note that oil-based paint (alkaloid) with a matte
or semi-gloss finish does not exist in the market (unless an
industrial paint is used) Therefore, it is recommended that latex
paint be used to avoid highlighting imperfections in the metal.
Use a brush to contour the raised panel, and a roller 1/2” (10
mm) to provide a nice finish.
If your customers want to paint their front door and/or windows, it is
possible to closely reproduce the colour of their Garaga door.
We have used the Sico, Benjamin Moore and National paint
companies, but any good paint company can be used, with the
steps remaining the same. Some dealers are equipped with an
electronic machine to find the exact colour formula. A colour
sample will be necessary.
How to repaint a Garaga door
1. Wash the surface of each panel with phosphate trisodium
(Polypred 771-137) to remove grease and residue. Rinse
completely with clear water and let it dry.
2. Sand the surface of each panel with sand-paper (grade
#220) in order to create an adherence profile. Avoid using steel
wool. Clean the panel with a tack cloth or a vacuum.
3. A primer coat is necessary only if the enamel is taken off, if
the steel is visible or if there is some rust. In these particular cases,
apply a phosphate coat of zinc primer (Corrostop Light Beige)
or Sico 635-260, oxide red Sico 635-785 or National-Laurentide
Duro-sol primer 545-062 (8545-91) or Benjamin Moore primer
series 163.
Let it dry a minimum of 16 hours before painting
4. Apply 2 coats of latex paint

Warning: Please note that painting your garage door may change the short- or medium-term life and/or appearance of your door. In fact,
a dark colour can cause a delamination problem. In addition, applying an additional coat of paint may cause more reflection from the metal,
revealing small defects to the metal that is normally not seen with our original semi-gloss paints.
Given that by applying an additional coat of paint, the product has been modified, Garaga can not be held responsible for the effects on its
product. While there are reflective paints on the market and the possibility of limiting the effect of brightness, you paint your door at your own risk.
Eastman Estate: How to paint PVC overlays
1) For the steel surface of the door
a. Please read the above text
2) For PVC surfaces (overlays)
a. Before painting, PVC surfaces must be prepared and cleaned of dirt, oil, chalk and /or mildew with a diluted solution of trisodium
phosphate. Consult product manufacturer instructions.
b. Rinse completely with clear water and allow to dry.
c. Use only high-quality latex (water) or alkaloid (oil) exterior paint (flat, satin or semi gloss).
WARNING: dark colors absorb radiant heat from the sun creating extremely high surface temperatures. DO NOT PAINT the raised overlay
(vinyl) on the door using paint with a light reflective value of less than 56. For dark colors, a high quality heat reflective paint must be used.
Color codes
We are providing the following Sico, Benjamin Moore and National-Laurentide colour codes to help you to match the colour on your Garaga
garage door as closely as possible. The final colour can vary depending on the sheen of the paint (flat, satin, semi gloss and gloss), and the
surface being painted (wood, steel, aluminum, fiberglass, etc.), as well as the application method (spray, brush, etc.). Therefore you should
not expect a perfect colour match to your Garaga garage door. You or your painter may have to experiment with the sheen and application to
obtain a colour match that is satisfactory.
IMPORTANT NOTICE: All colour codes have been provided by the technical service departments of the above mentioned paint companies.
Garaga updates these paint suppliers colour codes on a regular basis, but we assume no responsibility for the accuracy of this information. We
strongly recommend that you bring a Garaga door paint chip to your store to assist them in providing you with the closest match, in addition
to providing them with the colour codes. Your local Garaga Dealer can provide you with a Garaga door paint chip. We have found that some
paint dealers cannot reproduce our colours from the colour codes due to the limitations of their colouring machines and the paint chip will help
them to do so. Please note that by painting your garage door, you void the warranty on your door.

Garaga garage door maintenance tips
The door
To wash your door: Rinse the surface with a garden hose to remove all residues, apply Car Liquid Wash’n Wax with a good quality car
wash mitt as you would use for your car, and rinse the surface with a garden hose. (Follow instructions on the bottle). Avoid abrasive
cleaners, or strong liquid soaps.
The use of liquid car wax once a year will revitalize your door, evenly spread a thin layer of wax to avoid wax accumulations in the wood
grain finish and follow car wax application instructions. If wax accumulations cannot be removed with a cloth, use a soft bristle brush,
and gently remove the excess. (Avoid accumulations around window frames and overlays)
Weatherstripping
The weatherstrippings are made of quality P.V.C. and therefore should be cleaned with an all-purpose vinyl cleanser, as you would
use on your patio furniture. Lubricate the weatherstrippings every three months (more frequently for high usage doors) with Garaga
weatherstrip lubricant or a silicon-based oil. Do not use petroleum-based oils as this will cause loss of elasticity. Petroleum attacks the
rubber and decreases its flexibility.
Track, hinges, rollers, springs
Lubricate the rollers, springs and hinges with Garaga metal lubricant or a small amount of motor oil. For the track, apply Garaga metal
lubricant primarily in the curve of the track. This will result in a quieter operation of your door.
Automatic garage door opener
Carefully read the instructions provided by the manufacturer, as special lubricants may be recommended.
Warning
Every 3 months disconnect the opener (pull the cord) and open the door by hand several times. If you have difficulty opening the door,
your opener will have the same difficulty, and you should therefore contact your Garaga dealer.
This difficulty could be caused by a number factors including: warped track, a disengaged cable, or a problem with the spring.
It is also possible to adjust the door yourself if the door does not close properly. Consult the operation guide provided by the manufacturer
of the opener, as many openers have simple adjustment buttons.
For your security – The spring assembly, the hardware attached to it and the
cables are under extreme tension. Never attempt to loosen them unless all tension is first
removed from springs. Always call your Garaga dealer.
A final word
Consider your garage door as an important part of your home. Proper maintenance will result in problem-free operation. If you are not interested
in personally performing the required maintenance, have it completed by your Garaga installer annually.

Questions?
Aluminum or steel?
How much horsepower does the motor need?
For smaller garage doors (less than 12 ft (3658 mm) wide), both
metals are equivalent. For doors wider than 14 ft (4267 mm),
aluminum offers the advantage of being significantly lighter which
will reduce the wear and tear on the opening mechanism and save
you money on maintenance costs over time.
A motor of 1/2 HP is enough for doors in the 8 ft (2438 mm) high
to 12 ft (3658 mm )wide range. Use a 1/2 HP motor for doors
measuring over 12 ft (3658 mm). Keep in mind that an electric
garage door opener is only meant to work as a substitute for
human strength. Therefore, the door must be well-balanced at all
times in order to maintain its dead weight at 3 to 4 kilograms.
Is a steel door sturdier than an aluminum door?
It all depends on the thickness of the steel. This particular point
deserves special attention. Make sure steel thickness is expressed
in terms of millimetres, rather than gauge. Another important
consideration is the type of impact. It is obvious that if a car hits a
door at 10 km/h (6 mph), it will heavily damage the door, whether
it is made of steel or aluminium.
Are polyurethane and white Styrofoam one and
the same?
Not quite. Polyurethane features superior thermal insulation factor
(RSI: 2.8 or R:16). In addition, since polyurethane adheres better
to door surfaces, it provides twice as much resistance to flex as
polystyrene (Styrofoam) in a comparable door. Entrance doors are
also insulated with polyurethane foam.
What other measures should I take to ensure
weather tightness?
An important item in weatherproofing a garage door is the exterior
weatherstripping found around the frame. For this purpose,
a double-lip weatherstrip is the most efficient. In order to
provide proper insulation, a garage door should be equipped
with weatherstripping featuring a thermal break at each panel
intersection. Examine the weatherstripping. Is there any at the top
of the garage door?
Is all hardware the same?
Definitely not. Garaga offers Dura+ hardware using 14-gauge
tracks, with welded mounting bracket, rather than riveted or
fastened (clips). When shopping for a garage door, make sure the
rollers come with a mechanism of at least 11 ball bearings.
If you want to be sure of what you are buying, look for the Garaga
name. It is stamped on all our tracks to ensure that you get a
quality product.
Can I add windows to my existing Garaga door?
Is it better to have a double garage door (ex: 16
ft or 4877 mm wide) or to have 2 single doors?
There are a few points to consider. First, we must be practical.
If for some reason the 16’ door does not open (ex.: mechanical
failure), you understand that both vehicles are stuck inside the
garage. To be in that kind of predicament with two single doors is
almost impossible. You will at least be able to have access to one
of the vehicles.
If you live where the climate tends to get pretty cold, you must
understand that opening a double door will let more cold air in
than opening a single one.
Finally, the last point would have to do with “design” and “taste”.
When you have a double garage door and it lines up with the
front of the house, it becomes very much part of the style of your
house. A lot of people don’t like to bring so much attention to their
garage door.
To them it is preferable to install two single doors instead. This way
you can maintain a good balance between the doors and the rest
of the home.
Will there be any extra costs? No, not as such. The price for two single
doors is about the same price as for a double door. The difference
would come from electrically operating the two single doors.
Away from home over a long period?
For added security, if you have an electric door opener we
recommend that you unplug it from the wall outlet. The parameters
will be stored and you will be able to operate your door as soon
as you plug back the opener. If you operate your door manually,
a side lock, bar lock or cable lock can be used. If you install an
electric door opener, you should remove your locking system to
avoid operating your door opener when it is locked. Otherwise,
you could damage your garage door opener or the garage door
itself.
Yes, it’s possible. A Garaga door is made on the same principle as
a steel entry door. However, by adding windows, the door weight
is modified. Therefore, the springs used as counterbalance have
to be changed. Due to safety concerns, such modifications should
only be carried out by qualified personnel. Contact your Garaga
dealer for more details.
