On behalf of Van Auken Akins Architects LLC (VAA), I would like to thank you for this opportunity to submit our qualifications for
the Village of Bratenahl Criteria Architect/Engineer Services as Owner Representative for the Service Garage and Salt Dome
project. We have assembled a complete team of highly qualified architects and engineers—with prior collaboration experience,
as well as extensive experience utilizing the design-build delivery method on similar projects to successfully lead your project.
Since 1992, VAA has been providing exemplary architectural, interior design, construction management and LEED design
services on projects ranging from small scale renovation projects to large scale designs of new facilities. Through our experience
as Criteria Architect on the Transportation Center Addition and Renovation project for Orange City School Systems, the Cleveland
Public Auditorium Restoration, and several projects at Kent State University, we are confident that we possess the skills necessary
to successfully represent the interests of the Village of Bratenahl both before and during the design-build of this project.
In addition, we also have extensive experience serving as part of the design-build team for numerous public projects which
entailed the implementation of various sustainability practices. Currently, VAA is part of the design-build team for the $17
million Huntington Garage Rehabilitation project in downtown Cleveland. Other notable design-build projects that VAA has
been involved in include the Global Center for Health Innovation and Cleveland Convention Center, which was completed 3
months ahead of schedule and under budget, as well as the new Hilton Cleveland Downtown Hotel which successfully opened
this past month.
We have assembled the team below based on our previous collaboration and expertise in each of our respective fields. VAA

ABOUT US: VAA was established by Jill V. Akins AIA in 1992 with a vision to
design inspiring environments. Today, our design projects exceed $3 billion in
construction and range from educational, and commercial to healthcare and
large scale public projects. We are staffed with a dynamic team of architects,

Our team includes nine licensed professionals: eight Registered Architects

SUSTAINABILITY: VAA is committed to sustainable design and welcomes
the opportunity to provide a model in the community. As members of the
Northeast Ohio Chapter of the USGBC as well as the national USGBC, we
are consistently learning new ideas on how to specify products and select
construction methods that are safer for the environment and the community
which it sustains. VAA currently has seven LEED Accredited Professionals and
one LEED Green Associate on staff, with several more team members studying
to take the exam. We have provided LEED services on a variety of project
types ranging from a 12,000 SF LEED Silver fitness center, to serving as
the LEED Certifying Agent for the $465 million Global Center for Health
Innovation and Cleveland Convention Center, which achieved LEED Gold
certification and was completed three months ahead of schedule.
EXPERIENCE: Our portfolio of experience includes a combination of new
construction, renovation, addition, and interior improvements for clients across
a variety of market sectors, including non-profit, institutional, education,
healthcare, hospitality, public and commercial. VAA is unique in that we have
been involved in projects with varying aspects and project roles. We have
served in the role of criteria architect, lead architect, construction manager,
and consultant on projects using various delivery methods such as DesignBuild, CM-at-Risk, and General Contracting. Our clients and partner firms
look to VAA for our experience and understanding of the interconnection
between the design and construction process.

BUILDING INFORMATION MODELING (BIM)
VAA made a strategic decision over two years ago to become a 100% BIM office. This helped to ensure all staff are
proficient with the software and that we are delivering the best possible project for our clients. The driving force behind
the decision was the ability of BIM to enhance our design and collaboration abilities with all disciplines. To ensure the
project process is streamlined, we establish set milestones each week for VAA and our consultants to share models. This
weekly collaboration allows us to generate the most up-to-date models possible, while still allowing respective consultants
to continue with the design and documentation process.
VAA typically establishes a set day of the week where we upload our latest architectural model for the consultants to
download and update their models for coordination. The consultants also have a set day every week to do the same
which allows the models to be a work-in-progress and to ensure the team has the latest information. The frequency of the
model uploads by VAA and our consultants vary by the deliverable dates and scope of the project. The end goal is to
meet or exceed the Owner’s goals and schedule.
Given VAA’s shift to BIM, we have developed relationships with key consultants that are just as well-versed in BIM
technology as our office. These relationships and previous project experience allows for a more effective design process
and ultimately better coordination, which results in fewer items in the field that need to be coordinated.
VAA has completed numerous BIM projects for clients including Ursuline College, Hiram College, Kent State University,
Cleveland State University, The Ohio State University, Case Western Reserve University and Cuyahoga Community
College. Through these projects, VAA has gained an exceptional understanding of collaborative processes which meet
the State of Ohio BIM Protocol. We use BIM in all stages of the project, from conceptualization through completed
construction, to design a building or singular space, create renderings and wire frames, complete construction documents,
and coordinate systems with consultants.

Autodesk Revit Architecture is the primary BIM design tool used by the team. We have also used programs such as
Autodesk Navisworks to aid in simulation, estimating and analysis. Our team tailors the Revit model to meet the exact
parameters of the project. We realize that the model is only as good as the quality of the items which are drawn, and
VAA is able to provide models of varying complexity from Level of Development (LOD) 100 to 500, depending on the
needs of the project.

Our typical models are generally completed to the LOD 300 level. We use Revit models both internally and externally.
Externally, we primarily use models to coordinate with our Structural and MEP Engineer partners. Throughout the process,
we regularly conduct Interference Checks (Clash Detection) and employ visual checks to ensure all systems are coordinated.
Our models are also capable of external interfacing with fabrication software used by trade contractors. For example,
items such as exterior skins, sun screens, furniture and fixtures can be exported as various file types (DXF, DWG or SAT)
and then imported in Computer Aided Manufacturing software.
Lastly, our models can perform Sun Path Analysis, which simulates the sun path to better understand the impact of the sun
in relation to a building and its surrounding context, to determine the amount of sun exposure on a building and assess
if sun shades are required.
BUDGET & SCHEDULE MANAGEMENT
We view scheduling as a dynamic process, one which offers flexibility and responsiveness to the challenges and constraints
that arise when working through a project. At VAA, we work collaboratively with our clients at the onset of every project
to develop a schedule that is consistent with their goals and budget, provides well-defined and realistic milestones, and
accounts for obstacles which could potentially delay a project’s completion.
At the inception of every project we put together a series of meeting agendas that detail what will be discussed throughout
the design process. This detail up front provides our clients with a road map for the project schedule allowing them
to plan on having the appropriate staff at meetings to make decisions and facilitate the project moving forward. Our
schedules always include appropriate review times by the Owner as well as time for the design team to coordinate. Once
the contractor is on board, we are diligent in the review of the construction schedule checking for the following items:

VAA has partnered with cost estimating firm Construction Support Solutions as part of our design team to ensure the
project cost estimates are accurate. To facilitate control of the budget throughout the project, VAA provides internal
constructability reviews to ‘scrub’ the documents clean of difficult to build details, details that may cause operational issues
and costly items that don’t add value. VAA prefers to work with the Owner on the total project cost, understanding the soft
costs, maintenance equipment, etc. that will be necessary and confirming all project costs are included. Additionally, we
like to work with our estimators to reconcile their estimates to make sure nothing has been missed or accounted for twice.

VAA is unique in that we have been involved in projects with all
different aspects and project roles relative to sustainability. We
have served as both the lead architect and LEED coordinator, as
well as consultants on both the design and construction aspects of
projects. This knowledge and expertise relative to both the design
and construction sides of a project is invaluable. We understand
the interconnection of the design and construction process as well
as the materials, systems and procedures required to deliver a
sustainable, LEED building on schedule and within budget.
Additionally, our team can help identify where the potential pitfalls
may be relative to specific LEED credits and advise the team early,
and throughout the process, on steps that can be followed so that

specific sustainable aspects can be achieved. We can also recommend making minor modifications to the scope of work
items, allowing the project to add LEED credits to achieve a higher certification level.
While LEED Certification is known as the primary system in the building industry today to measure a project’s sustainability,
other systems exist, and there are many other sustainable features that can be incorporated that might not add LEED points
to the project but will make the project more sustainable. These features can be discussed and, if warranted, incorporated
into the project.
Process
Through our years of involvement with sustainable projects, and specifically LEED Certified projects, we understand that
for a project to truly be successful it must meet user needs and achieve the established project goals. We know that a
solution for one project does not always translate into success for another project, so we develop customized sustainability
solutions for the unique needs of each project.
Integration of all team members and “buy-in” by all stakeholders
is essential to designing a facility that meets user needs and is
sustainable now and in the future. Therefore, at the beginning
of each project, we recommend conducting an initial LEED
eco-charrette that brings together the project team to articulate
and evaluate the project’s goals and discuss what level of LEED
certification is possible.
Once the specific goals have been established, the sustainability
aspects will be interwoven into all facets of the project. All project
decisions will need to consider the potential impact on the
sustainability goals, and sustainability initiatives will be discussed
and confirmed at each project meeting to ensure goals are met.
Next, VAA creates a detailed LEED checklist that outlines the exact
credits being pursued along with the compliance path, suggested documentation, responsible party, status, date required and
outstanding information. This document provides project team
members with a comprehensive view on where the project stands
relative to all sustainable initiatives. VAA uses this checklist as a
measure of how we are tracking, as it allows us to monitor how
project changes impact the sustainability goals. For example, in
some cases, design changes can result in the addition or loss of
sustainable features. Therefore, it is imperative that VAA is involved in the process from day one to evaluate the design through
all phases of the project’s development and determine what additional sustainable aspects can be incorporated. To help streamline the LEED tracking and documentation process, we also utilize
inspection checklists and other administrative items to document
both the design and construction credits.

Tailored Sustainability Features
VAA’s goal on all projects is to exceed the Owner’s sustainability goals. This is often achieved without much of a cost
increase to the project, but rather, it is integrated into the process as the design moves forward. In many cases slight
adjustments or changes in the design of the project can have a large impact on the sustainability of the project. On all
sustainable projects we strive to think beyond the typical LEED credits and tailor the sustainability features to the unique
aspects of the project. In some instances it involves reusing and rebuilding existing infrastructure or equipment rather than
just removing and discarding them, which is typical on most projects. Additional concepts involve tying the sustainable
features into interactive educational aspects so that the Owner and project benefit from the sustainable features, while
the users take away an understanding of the project’s stewardship to the planet, which helps to enrich the experience.

better client service to the handful of firms they worked with.
Today, Karpinski Engineering has a staff of more than 100 and five
regional offices, and we have served hundreds of clients on thousands

We have built on our core MEP services to include additional engineering
disciplines – civil, fire protection, and technology – and an array of
specialty services– such as energy, commissioning, lighting design,

We are leaders in sustainability: The first Professional Engineer to become
a LEED-Accredited Professional in the State of Ohio was one of Karpinski
Engineering’s principals. Two of our staff members are Certified Energy
Managers. We have produced more than 60 LEED-certified projects (18
of them LEED-Gold). We have also provided geothermal solutions for 40
projects.
We are leaders in Building Information Modeling (BIM): Our team has
produced more than 200 projects in Revit, and we initiate roundtable

ABOUT: Thorson Baker + Associates, Inc. (TBA) was founded in
1993 to provide engineering consultation and design services for
the building construction industry. Services offered include structural,
civil, mechanical, commissioning, electrical and technology. Services
are provided on a national level, with professional registration
in forty nine states, the District of Columbia, Puerto Rico, British
Columbia and Alberta, Canada.
EXPERIENCE & ABILITY OF TECHNICAL STAFF: TBA has the staffing
and the related project experience necessary to provide structural
engineering services to the Village of Bratenahl. We have provided
programming, space planning, site master planning, design
services, construction drawings, specifications, cost estimates, value
engineering services, computer-aided design, the development of

ABOUT: Neff & Associates, presently a third generation consulting
engineering and surveying firm was originated by Cyril W. Neff,
P.E., P.S. in 1939. In 1958 Cyril was joined by his son Thomas
J. Neff, P.E., P.S. to form Neff & Associates Partnership and was
incorporated in 1974. On January 1, 1994, fifty-five years later,
the third generation of Daniel J. Neff, P.E., Thomas J. Neff, Jr., P.S.,

Neff & Associates has had experience in a variety of public and

ABOUT: Construction Support Solution is a full-service construction management firm based in Cleveland, serving a
diverse national client base. The company offers a broad scope of construction services ranging from preconstruction
to general contracting, tailored to markets including K-12 and higher education, government, transportation, public
assemblies and health care. Founded by Anna Klee in 2008, Construction Support Solutions is an approved GSA
contract holder with certifications as an Encouraging Diversity, Growth and Equity (EDGE) participant, a Women Owned
Small Business (WOSB), and a Disadvantaged Business Enterprise (DBE).
Construction Support Solutions has partnered with a variety of clients, government agencies, school districts and private

amount. They utilize simple Microsoft Excel spreadsheets to ensure the information can be easily shared by a project
team. As design progresses, they develop estimates on a “line item” basis using the Construction Specification Institute’s
MasterFormat™ Division List.
Prices are continually updated and reviewed with manufacturers, vendors, distributors, suppliers and contractors, and
compared to other local bid results. Throughout the design process, they continually adjust their estimates to ensure that
projects stay aligned with budgets. Construction Support Solutions tailors its estimates to meet the needs of the client.
Even before all of the project details are finalized, they can provide a per-square-foot cost estimate to help you plan. Their

such as Revit, to create and transform conceptual massing studies into fully functional buildings,

LLC were selected by Cuyahoga County and MMPI to be the design-builder for the
$465 million Cleveland Convention Center and Global Center for Health Innovation
(GCHI) project. Services for the one million SF project included preconstruction
starting in May 2010, and concluded with delivery of a GMP in November 2010,
based on design development documents.
The preconstruction team led the effort to manage early cost estimates in the $500
million range to ultimately achieve the client’s goal of a $350 million GMP. The
team delivered the project three months early through staff experience and innovative
use of technology, including full BIM use. The four-story, 225,000 SF GCHI consists
of medical showrooms, meeting rooms and a ballroom, and serves as the main
entrance for the new Convention Center. The 750,000 SF Convention Center was
constructed in place of the existing facility under the existing public mall and includes
an exposition hall, meeting rooms, amenities, and a newly designed public mall
plaza above.
As part of the design and construction management team, VAA provided Architectural,
Interior Design, LEED certification and Construction Management services for this
project. As Design-Build Manager, VAA coordinated the numerous A/E firms involved
in the preconstruction process.

We also provided design services for the Concession Stands, Leasing Plans,
Administrative Offices, and FF&E package. VAA was also responsible for ensuring
that the project achieves its sustainability goals. This involved performing a
detailed LEED Credit compliance review for each interim Construction Documents
package issued as well as tracking the impact of each submittal relative to the
specific LEED Credit and overall goals. In addition, VAA was responsible for the
Erosion, Sediment and Indoor Air Quality Inspection Reports during construction.

CLEVELAND PUBLIC AUDITORIUM RESTORATION
CLEVELAND, OHIO
Turner Construction Company, Ozanne Construction Company and Van Auken Akins Architects LLC were selected by
Cuyahoga County and MMPI to be the design-builder for the $465 million Cleveland Convention Center and Global
Center for Health Innovation (GCHI) project. As part of this project, the Cleveland Public Auditorium was renovated and
now offers underground connectivity to the new Cleveland Convention Center.
As part of this $2.5 million project, VAA restored the west facade of the auditorium, which included design of
new vestibules, demolition of the 1964 addition, repair of stone and masonry, and installation of historically
accurate details. New granite and limestone were installed in damaged or removed areas so the stone of
the west facade appears uniform and matches the original condition when originally constructed in 1922.

On behalf of Kent State University, VAA is serving as Criteria Architect for the HVAC replacement and student room
improvements to four residence halls located on campus. The project will include the demolition of the existing two-pipe
convection heating units and the installation of new four-pipe heating; air conditioning fan coil units; associated piping,
power and temperature control infrastructure in three of the buildings. Dunbar Hall will remain a two-pipe heating-only
system. The existing asbestos containing floor tile within the resident rooms and corridors will be replaced with carpet
tile floor finishes, and the existing built-in wardrobe units will be demolished and replaced with new units. All heating,
ventilation and air conditioning systems will be designed to meet the University’s energy and sustainability goals. The
project was completed 25% under budget, saving the University approximately $3.9 million.

PERFORMANCE IN MANAGING PROJECTS WITHIN ORIGINAL CONSTRUCTION BUDGET AND SCHEDULE

VAA has partnered with cost estimating firm Construction Support Solutions (CSS) as part of our design team to ensure
the project cost estimates are accurate.
CSS performs the full spectrum of Cost Management for all phases of a project including master budget development
and estimating. Accurate and precise estimating is critical to the planning and execution of the project. CSS has in-house
estimating capabilities to review all systems including plumbing, mechanical and electrical. Depending on the scope
of work, CSS performs a detailed cost estimate or an estimate peer review and GMP negotiation. CSS reviews the unit
pricing to make sure that it aligns with the current trends of the construction market.
CSS has experienced estimators that prepare a detailed analysis of quantities, unit pricing and overall project cost. CSS
has a strong track record of estimating within 2-7% of the established budget. Below, please find samples of CSS’s track
