2014 Cartus Broker Network INTERNATIONAL CONFERENCE February 25-27 | Harbor Beach Marriott Resort & Spa | Fort Lauderdale, FLORIDA Click to View The 2014 Cartus Broker Network International Conference was a rousing success, bringing together nearly 700 Cartus Broker Network members, clients, industry experts and exhibitors from the United States and the United Kingdom. The intensive event included an awards celebration as well as an agenda of interactive workshops, roundtable discussions, and executive presentations. This year’s event was held in Ft. Lauderdale, Florida from February 25-27. We were honored to have Realogy’s Chairman, CEO, and President, Richard A. Smith, keynote speaker Kevin Kelleher, and featured speaker Henry Evans, Managing Partner for Dynamic Results, LLC. Our hosts, Gerry Pearce and Denise Porter, set the stage by defining our theme, “Today, Tomorrow, Together”, in our opening general session. The three parts of our theme were represented by the ideas we have “Today” to inspire each other, mastering the tools for achievement “Tomorrow”, and “Together” creating a strategy which will result in our continued mutual success. This timeline was further illustrated by showcasing the coming together of our top performing Network to celebrate our past performance and plan for future successes. Contacts Chris Mygatt with The Masters Cup The event saw more than 480 awards given throughout the conference. The Masters Cup winner was Coldwell Banker Residential Brokerage (Denver, CO). Finalists included CENTURY 21 New Millennium (Alexandria, VA), Coldwell Banker Advantage (Raleigh, NC), Coldwell Banker Hearthside, REALTORS® (Bucks County, PA), and Coldwell Banker United, REALTORS® (Houston, TX). Additionally, there were 221 five star, 25 silver, 33 gold, and 88 platinum (the most ever for that category). Connect with Cartus | R eturn to CONTENT Our Hosts Gerry Pearce on Business and Opportunity Gerald Pearce recapped business results for 2013, reviewed Cartus strategy, and discussed key business drivers for 2014. 2013 was “another remarkable year,” he said, where closing volume has recovered from the downturn and is again on par with levels not seen since 2005. Gerry emphasized the opportunities that exist in the affinity business segment as financial firms look to replace refinance volume with new purchase money mortgages. Affinity Services, he reported, has experienced tremendous growth and represented 48% of all closings to the Network in 2013. Gerry emphasized that “together we must continue to earn this business and strive for improvement every day.” “This organic business shared by Network firms with each other helped them weather this tough He examined 2013’s success in the Broker to Broker business with over market that we’ve been through.” 17,000 closings, over $4 billion in sales volume and $120 million in gross commission income, which represented “our fourth consecutive year of growth.” Gerry went on to highlight our most important relationship in the affinity business segment, that being with USAA. Nearly 114,000 referrals in 2013 up 18.7% year over year, $10.3 billion in sales volume up 25%, $290 million in sales volume up 25%, and 15,000 mortgage closings up 4.1%. Gerry emphasized the importance of the 30,000 active USAA referrals in the pipeline, and the need to focus on keeping members in the program. The opportunities before us are the roughly 450,000 members who buy and sell real estate annually. The membership base is currently 10 million members with 500,000 to 1 million members added annually, and a total eligible population of 60 million. Denise Porter on the state of the network Pointing out that this year’s attendance reflected double digit growth, Denise Porter launched into an examination of the current state of the Broker Network. A host of accomplishments formed one of her major talking points, highlighting the winners of 221 five star, 88 platinum, 33 gold, 25 silver, and approximately 2,000 ribbons being given out at the conference. Denise also recognized the friendships and partnerships of brokers who went above and beyond in support of a large group move, and those who developed training videos or participated in brainstorming sessions with USAA. Denise went on to provide Network stats, including: “The power of our Network truly comes from the strength • 425 Principal Brokers & 377 Associate Brokers of the relationships we cultivate. This is never more evident • Almost 3,000 Sales Offices & 106,000 Agents than when we face a big group move for a client where • Nearly 32,413 unique residential zip codes serviced everything must come together within a short period of • 408 individual MLS time… the stakes are much higher, the focus heightened, and the need to get things right the first time is crucial.” • Over 317,000 certifications completed to date • 98.1% USAA Member Household Coverage • 89,651 closings (up 13.71%) during 2013 with almost $25 billion in sales • USAA MoversAdvantage with 43,003 closings (up 23.76%) and the Network success with 4,795 AGR closings • Broker to broker placement volume of 49,961 (up 12.2%) with 17,588 closings (up 17.4%) totaling over $4.3 billion in sales Denise discussed some of the initiatives being embarked upon by Cartus and how success will be derived through Cartus and the Cartus Broker Network working together. Denise went into greater detail on the Hyperion Homes project and encouraged attendees to learn more on this innovative path to home ownership that Cartus and USAA have been working on with Hyperion Homes. She closed out with previews of the upcoming conference and provided the audience with a reveal of next year’s conference location: the JW Marriott Desert Springs in Palm Desert, CA, from March 10-13, 2015. 2 0 1 4 C A R T U S B R O K E R N E T W O R K I N T E R N AT I O N A L C O N F E R E N C E | 2 R eturn to CONTENT Richard A. Smith EXECUTIVE SPOTLIGHT on the Housing Market Richard A. Smith, Chairman, Chief Executive Officer and President of Realogy Holdings Corp., delivered the Executive Spotlight and spoke on the housing market. He cited that home sales were expected to be down 3-5% year over year in Q1 2014, and although price was expected to outperform in the neighborhood of 13-15% year over year for the first quarter of 2014, the housing market is still 20% under market value. Richard discussed what Realogy was doing operationally and what he suggests the brokers should be doing. He spoke about the importance of making strategic investments that will deliver a return on those investments. He stated that investing in a transaction management system will help brokers create a database to know their customers and better market to those customers. Richard further reviewed the influence of technology on the real estate business, and how the speed at which present technology becomes obsolete requires continuous investment. “Spend money, when you need to, on technology that will make it possible to source more leads and capture the customer more than you ever have,” he said. “Use the independent contractor, as they were originally intended, to facilitate the transaction that you have invested in creating.” Richard closed this segment highlighting Realogy “has a seat at the table” in Washington with the goal of supporting a healthy real estate industry, which is a critical component of the U.S. economy. “Real estate is starting to revert to the norm, which means it is subject to local market dynamics. This is apparent in all the price forecasting we see around the country.” Kevin Kelleher delivered the Keynote Address Kevin Kelleher, President and Chief Executive Officer of Cartus, discussed several key issues across the spectrum of the relocation industry. He spoke of Cartus’ status as a global company and how this worldwide perspective and reach is exactly what we need to be doing, given relocation patterns and ongoing client needs. He singled out new travel approvals for clients in a variety of countries in South America and the Middle East. Kevin then discussed market dynamics such as competition, technology, globalization and customer expectations. He reviewed the way Cartus is committing a significant amount of time, effort and people on strategies to reduce cost. Decisions are being made globally, he said, with opportunities and relationships starting overseas and coming to the United States. In addition to our continued investment in technology, he talked of how finding, keeping, and developing talent is critical to the business. He also discussed “people dynamics” and the importance of knowing our customers, including generational differences, and the concept of a “customer ecosystem” wherein we are responsible for providing for the needs and environment of customers we service. Kevin further explored business strategies that can encourage profitable, organic growth, and the importance of continuing to apply uncompromised attention to ethics, compliance, and security. “How we differentiate ourselves from others in value proposition, in price, in service, in innovation, in ethics, in behavior and respect...that’s what makes us as successful as we are today, and that’s what will take us to the future.” 2 0 1 4 C A R T U S B R O K E R N E T W O R K I N T E R N AT I O N A L C O N F E R E N C E | 3 R eturn to CONTENT Alex Perriello on The Innovation Revolution in Real Estate Once again, Alex Perriello, President and CEO of the Realogy Franchise Group, had a packed house of broker owners who came to hear his perspective and thoughts on how dramatically the business has changed. During this informative session, Alex discussed what is driving “The Innovation Revolution,” how and when it started, why it is accelerating at breakneck speed, and what Realogy is doing to prepare its brokers and their affiliated agents for success in the future. The workshop was a huge success and positive feedback has been shared by many. “This year while there were many great learning opportunities, I really enjoyed Alex Perriello’s workshop on The Innovation Revolution in Real Estate. As Brokers, we are bombarded every day with the latest technology that is going to make us rich. It is great to see Realogy is making a commitment to find the best technologies and separate the wheat from the chaff.”– Kevin Breen, President, Coldwell Banker Elite “Alex and his breadth of real estate knowledge is invaluable to the real estate community. Every time I am at a conference, if Alex is speaking, I am in the front row!”– Jim Napier, President, Napier REALTORS® ERA Henry Evans, Managing Partner for Dynamic Results, LLC and Featured Speaker “Accountability as a Competitive Edge: Driving Results Without Being a Jerk” was the subject of Henry’s presentation, and he opened by discussing ways of achieving a competitive advantage through the language we use. His technique, which he calls the accountability method, is “intellectually simple and behaviorally complex” and applicable to a wide array of clients and industries. He asked attendees to consider how individual agents feel; as independent contractors, they may not feel like they are part of a team. Henry stressed that it is our job to make them feel supported and they are a component in a very strong chain. It is imperative, he said, that people understand business relationships beyond single transactions, and they need to appreciate being connected to a larger outcome than a single deal. He also explored how business has changed in the past 20-30 years, how information is processed faster, and how we can face the challenges of complexity, creativity and commitment. Henry went on to explain the four stages of language—Hearing, Recognizing, Understanding, and Speaking—and how language itself needs to have accountability. Describing in detail what the results should be, taking responsibility for the commitments made, being specific about dates and times, and sharing your commitment are each essential features in achieving this accountability. “You have to have a high awareness that your market is changing, and changing rapidly. It was then that Chris “realized that this is the most amazing group that exists in our profession. The talent that is in this room is unbelievable.” Chris thanked the Network for setting the bar for him to strive for excellence and to achieve this award. Chris also thanked USAA for the opportunity to serve the active and former men and women in the United States military and their family members through the MoversAdvantage® Program. Chris thanked George Conrad and his entire company for working together to exceed the objectives Cartus set on behalf of its clients, customers, and affinity members. RESIDENTIAL BROKERAGE George Conrad, Relocation Director George began his comments thanking everyone in the room and singling out many in his company, Cartus and USAA. George went on to thank Chris Mygatt for his leadership and Peggy Neldner for her support. George shared that he has been in the Network for “15 years and it is an honor and privilege” to be part of the Cartus Broker Network. Kevin Kelleher closed the awards ceremony with his traditional toast. In his comments Kevin highlighted what a successful conference this had been. From conversations with many conference attendees, he has a great sense of the belief and confidence that we all share in with this team that is the Cartus Broker Network. HOME SURVEY RESULTS A bigger house with a great kitchen and near work—that’s what transferees want in their next home. We wanted to find out exactly what transferees are looking for in their next home, so we asked the experts: YOU! The real estate brokers who are members of the Cartus Broker Network! Your results show that relocating home buyers want their next home to: a. be larger than their previous home; b. have an upgraded kitchen, and c. be located in a good school district, yet not too far away from work. The results of the survey were announced during the Cartus Broker Network International Conference in Florida and reported in a recent press release. Top Five Features Transferees Want Their Next Home to Have: • A larger home than former residence: 70% • New construction: 64% • Single story: 37% • Multi-story: 26% • Smaller home than former residence: 17% (Percentage indicates brokers who prioritized a particular feature as either a 1 or a 2 on a 5-point scale) Top Five Amenities Transferees Want in Their Next Home When it comes to amenities, an upgraded kitchen ranked at the top of the list. Amenities such as smart-home technology, media room/ home theater, and fitness rooms, however, didn’t even crack the top three: • Upgraded kitchen: 91% • Master bedroom on first floor: 60% • Finished basement: 44% • Pool/spa: 23% • Outdoor kitchen: 11% • Smart-home technology (i.e., control via phone/tablet for heat, electricity, electronics, media, security, etc.): 10% • Media room/home theater: 7% • Fitness room: 4% (Percentage indicates brokers who prioritized a particular feature as either a 1 or a 2 on a 5-point scale) Transferee Volumes and Owning vs. Renting Respondents are moderately optimistic about whether their local market will benefit from greater numbers of employees being transferred: 55% predict an increase in the number of employees being transferred into their market in 2014 compared with last year, while 42% believe their market will remain the same. Only 3% think there will be fewer transferees moving into their market. The majority of brokers (86%) believe that transferees will take advantage of steady interest rates this year to purchase their next home, versus renting (14%).
