It's been a long journey to get here. I was hopeful that the pool tables would be put in place before the clubhouse was finished, but that did not happen. I know it hasn't been easy but we did have two other clubhouses that opened their doors to us and we will be forever grateful. I cannot thank Tracey Bullard enough for all he did for us. Also it was great working with Donna Faulkner's group along with Nancy Johnson and her group. Thanks again. Barb Christy along with her volunteers did a tremendous job on the Mardi Gras. We all had a great time with the parade, poker run and pot luck dinner. Also the Valentine’s dance held at the South was a success. Thanks again to all the volunteers; I and we can't do it without you. The new clubhouse is gorgeous so let's start making plans. First on the agenda is the Legends. Tickets are selling like crazy so get on the phone to Esther Brunet (352-382-3775.) Sorry to inconvenience everyone on the flea market and auction on changing the dates to March 25th and 26th but it was too close to entering the new clubhouse and the cows have to be emptied. Last we are losing some great neighbors because of the Canadian dollar. We hope it rebounds and you all return to us. On to a new beginning! We had good attendance at the Coffee and Donut meeting and at the Valentine Breakfast. As of this writing, we have not had the following February events: birthday/anniversary party; Texas Hold-em, digital scavenger hunt, and the sub and salad. We anticipate a good turnout for these events as well. Coming in March, we will be holding the coffee and donuts meeting on the 5th along with the monthly movie that evening. The north breakfast will be on the 12th, and on the 15th there is a “Meet and Greet” in the new Ltd Clubhouse. Other events are in the planning stage and notices will be posted on bulletin boards. We are lucky to have a couple of residents that have stepped up and volunteered their time for upcoming events and we sincerely thank them. Once the work is completed it is going to take once again a large community effort to empty one of the storage pods so that we can get some crucial items out in time for the show. I’m sure when the call goes out, our neighbors will come. It will get even better when phase two of the project is completed. Come visit a HOA meeting and find out everything that is being planned. After the large clubhouse is completed both phase one and two, the pool deck on the North side will be the next scheduled large Cap X expenditure for repair and pavers installed (2017). During this period of time make your neighbors welcome. I just want to remind everyone in the Walden Woods that we are one community and everyone is welcome to enjoy any and all of the amenities regardless of where you live. There has been a coffee and donut gathering every Monday morning held in the original clubhouse for everyone to come and enjoy and meet your neighbors at 9:00 am (when completed). All are welcome. Donuts and coffee gathering is held the first Saturday of each month at 9:00 am in the North clubhouse and everyone is welcome. Check out the WaldenWoodsLife.com website, it has been revamped and looks very good. It’s a great spot to catch up on everything happening in the Woods. — Page |5 Make plans to attend the 2016 “Legends of Walden Woods” show in March, it has been our goal to bring the show to you in spite of facing adversity. This year we're having three shows. Friday March 11 and Saturday March 12 are dinner shows for the price of $12.00 if HOA member or $15.00 if not. On Sunday there is a matinee at 2:00 with light refreshments for $8.00 for HOA members or $10.00 for non-members. Tickets have been selling like crazy. Call Esther for tickets, 352-382-3775. We had a great turnout for acts so it should be a great show. We hope you get excited for next year. Not knowing just how much seating we have in the clubhouse, we are not taking any chances so we decided on a two night dinner/show with guaranteed seating. I hope everyone who attends is pleased as there are so many that worked so hard to get this together but not as much as Ed Green. Thanks again Ed! Ann Pearson Volume XI, Issue 3 — Walden Woods Sunshine Gazette Wow, can you believe I’ve been at Walden Woods 1 year this month. It has been a whirlwind at times, but that’s what makes this job so great.. I absolutely have found my “place” and am very happy and hope to be for a long time as Community Manager. Of course, I will be here even after I’m retired, as a fulltime resident. Things are moving along with the clubhouse. I can’t wait for it to be completed, along with everyone else. It has been a long process, but will be worth the wait. There is a huge positive to the LTD clubhouse being closed down though. I have heard residents stating they are happy to have met others from the North side and have enjoyed sharing activities with them. New friendships have formed. So, let’s be thankful for that. In the February Gazette I announced that Terrie Lance had joined our team as housekeeper. Well, unfortunately I now have to announce she has resigned. Terrie will be pursuing another job opportunity, please wish her well. She was a huge asset to our Team and Walden Woods. We will certainly miss her. But, at least we will still see her around since she lives here too. I was showing some prospects homes on the day of the Mardi Gras parade which was awesome because they got to see what fun it is here. They were lucky enough to get some beads too. I told them I bet they haven’t had that happen during their search for a home, only at WW. Perfect timing. Remember we have our Resident Referral Program. If you refer family or friends to Walden Woods and they purchase a home, you will receive a referral fee. What an easy way to earn a little cash and have people you know become your neighbors. Belinda “aka” B — P a g e | 10 Volume XI, Issue 3 — Walden Woods Sunshine Gazette — P a g e | 11 Helpful Reminders from your Community Manager “B” Most are just common sense but sometimes we all need to be reminded. Read and obey the community rules, they apply to everyone. They are attached to your prospectus. If you do not have a copy, please stop by the office and we’ll make you a copy. Do not park or allow visitors to park on your lawn, street parking is allowed for short term only. No overnight parking at all. There isn’t anything in the prospectus or rules that governs where to park your golf cart. I am not a fan of them being parked on lawns, but again, this is not in the prospectus. Obey the 15 MPH speed limits AND stop at all stop signs. Too many residents do not do this, they are seen often going through stop signs. Slow down when coming to sharp curves (Kindlewood/Ashcroft near Tennis Courts; Castlewood/ Ashcroft near the dog park and Amesbury going to/from the North Clubhouse). Residents may be pulling into or out of their carports; residents walking, walking their dogs or riding bikes. Too many people come around those curves way too fast and sometimes on the wrong side of the road. Residents have reported almost getting hit. Also, don’t cut your corners so you are in the other lane. This cuts off cars in their lane so they have to move over to avoid being hit, which means they end up on someone’s lawn. Sprinklers are getting run over and lawns damaged. This is for everyone’s safety. Please keep your homes - free of mold, driveways clean (power wash if necessary), weed free, gutters clean and no outside storage. Sun Communities has an approved list of allowed pets; there are certain breeds of dogs not allowed in the community even as visitors. Please check with the Office if you are in question of a certain breed. You are responsible for your guest and their pets. If there is a dog that is on the aggressive breed list, we will ask your guest to please remove the dog from the Community. All pet owners love their pets and consider them part of the family, but not everyone else does, so PLEASE Do not allow your pet to do their business on someone else’s lawn. Please keep them on a short enough leash so they can’t get to the lawn. We have areas you can take them to, BUT you must clean up after them. We have residents using the area by the maintenance shop/water waste treatment plant and are not picking up. We are watching this area in hopes of catching them. Be a responsible pet owner. Cats are not to be running loose. If they are outside, they need to be on a leash. If you do not have a gate opener, become familiar with your gate code and know exactly how it works. If you do not know your 4-digit code, stop in to the office and we will look it up for you. Remember put the # before your number (example: #1234). To open the gate remotely from your home phone after someone from the gatepost calls you, press 9 on a touch-tone phone to open the gate remotely. Do not let anyone in you do not know. Someone could just pick your name out of the list and say they know so and so just to get in. Be very careful. This is not the time to be nice and just say OK I’ll open it for you. Have them contact the resident they are looking for. Walden Woods’s safety is everyone’s responsibility. Remember this Community is a “No Soliciting” Community. If you see someone going around knocking on doors or they have knocked on yours, let them know they are not allowed to be in the Community soliciting. If they refuse, please call the Office and/or the Sheriff’s Office. Again, be very careful. There are legitimate vendors such as Swans that deliver but do not go door to door. Also, Residents are not allowed to go door to door soliciting or handing out pamphlets for organizations, etc. If you have guests visiting even for a week please let the office know. We need to know who is here and who they are visiting. They must be accompanied by the Resident when using the facilities. If you rent your home for more than 30 days you are required to notify the office so that a background checks can be made for the safety of your neighbors. Starting in January 2016, if you reserve the clubhouse for a private party you will be required to check with the social committee chairperson to make sure it is available and then place a small refundable deposit ($50) with the Community Manager. Once the clubhouse has been checked and found to be clean, you will get your deposit back. Past abuse is the reason for this new policy. This will protect your clubhouse and make sure it is clean and neat for your use. Thank you, “B” Volume XI, Issue 3 — Walden Woods Sunshine Gazette It’s Easy Going Green Spring Gardening Tips Acid loving plants such as azaleas and camellias may need an application of acid loving fertilizers for your plants . If needed, NOW is the time to apply fertilizers made strictly for palm trees. I have found most of my fertilizers at home depot. Divide summer and fall perennials now in March. Divide crowded perennials and those that have to be cut such as cannas, daylilies and gerberas . Make sure when dividing that you get some of the stems, leaves, and roots, also herbs can divided too. Some have to be pulled apart, where the thicker plants must be cut out which may take two people to help using a sharp knife or spade. You may find caterpillars on some of your stems. The black and yellow caterpillars are to be left alone because they are swallow-tailed butterflies. I plant curry parsley just for them and they will not stray from your garden. GRASS-for the new growth the first mow of the season should be cut high so it does not damage the new growth of grass. We have a mulching mower and the grass seeds the lawn in that order. The new growth under the tall blades of grass will thrive. Wait until the last frost before cutting freeze damaged lawns. Also, trees may be cut back before they start to bud. The only plant I don't cut back is my hydrangea. Replace fading winter annuals with spring flowers and perennials. I know some people pull them out but remember that annuals that grow in full sun in the spring will not tolerate full summer sun. So plant them under a shade tree so you don't lose them. Azaleas can be pruned only after they have bloomed. LAWN CARE - St. Augustine grass and Bahia grass will need to be fertilized around the end of March or the beginning of April. Wait two weeks after grass starts to green up to determine when you should apply your fertilizer. My name is Woody and I just celebrated my 14th birthday! You are welcome to stop and wish me a Happy Birthday! I'm always happy to receive a pat on the head and a treat. Woody lives with Holly and Nick Fleischer at 10407 S. Darbyshire Terrace. The annual Mardi Gras celebration was held on Friday, February 12, 2016. A fantastic parade of decorated golf carts and bikes was followed by a delicious Pot Luck dinner. Jim and Mona MacNeill were wonderful as the King and Queen! The lady in blue shirt was the hostess for this affair and did one great job! Thank you for your hard work, Barb Christy. The Mardi Gras celebrants certainly enjoyed all Barb’s decorations. Many thanks go to Jamie from Grumpy Gator’s restaurant for the gift certificates and free drink chips. Also, Keith from Sweet Swing donated two Ten-dollar buckets. Our clubhouse renovations have been completed. Please stop by and take a look. Your HOA board would once again like to thank the North and South Walden Woods for all that they have done to help us through the this clubhouse project. There will be a Meet and Greet for all of the new residents on March 15. Members from the three HOA's will be on hand to answer questions regarding the HOA and how we represent all of the residents of Walden Woods. In addition, we will be talking about the FMO and what they do at the state level protecting manufactured homeowners. The Social Club has many planned events scheduled. Everyone is invited to come and join us in celebrating having our clubhouse again. The Management would like to remind us all to obey the speed limit and pick up after our pets. Please be mindful of what is being flushed down your toilets. The wipes that are supposed to be "flushable" are not and won't go through the sewer system and causes overflow into the property of our residents. Happy Easter! Come out and get to know your newly elected officers of our communities. I will talk about my list of vendors, what you can do to protect yourself from price gouging vendors, and what it takes for a vendor to be on Jim's list. Represents the concerns of all residents of Walden Woods. 2. Works closely with park manager and park owner to maintain quality of living that we all expect at Walden Woods. 3. Monitors the actions of our legislators through state and national organizations ...FMO and NMHOA. 4. Processes grievances for residents who feel there has been a violation of the prospectus. 5. Negotiates our trash and recycling contract. 6. Verifies that annual lot rent increases are in compliance with the prospectus and lease agreement. 7. Makes improvements to park facilities that benefit all residents. 8. Acts as liaison between the park manager and residents. The dues for the HOA member is $20.00 per year per household. This allows you one vote per household when a vote is necessary and allows you to voice your concerns at HOA meetings. (http://WaldenWoodsLife.com) Hello everyone. These are excerpts from the recent email update from Jim, at Mission in Citrus. This is a “work in progress,” so please make comments and suggestions for content and improvements. More new staff is being added including part time drivers, donation sorters, public relations and more. We have just completed our new budget and have faith that God will move mountains. I have added an “online” phone book, birthday, and anniversary lookup for your convenience. You will need to identify yourself prior to use. I will be at the March 15th “Meet & Greet” to discuss the new design. The Mission is being refocused and retooled to follow my founding vision that the homeless could help each other with the proper resources. My initial vision was also to create jobs for the homeless to better serve those in need. Chris Granger We are working on all new metal bunk beds, mattresses and bedding. March Luncheon The March Luncheon will be held at Peck's Cove on March 8th, 2016 at Noon. They are located on Ozello Trail, in Crystal River. Rte. 19 North; turn left at traffic light on Ozello Trail and go about 9 miles. Restaurant is on the right. Any questions call Pat Pewarski, at 382-1235 There will also be my answer to prayer with a new building to house our donated goods. Those in need will be able to get what they need if we have it - at no cost. Donations will be accepted. FYI: This would be for any furnishings and bedding, wall hangings, lamps, etc. Anything you would need to start up a new home. We are now looking for clothes racks, shelving, and a commercial washer and dryer, and volunteers to help operate them.
