Organized as a holding company in 1999 under the chairmanship of Erkut Soyak, Soyak developed processes that allow it to analyze prevailing conditions carefully and make periodic assessments while setting its vision toward the future. Thanks to this corporate policy, the Company conducts strategic analyses based on the contemporary developments and applies the results to its business processes in the most effective manner. In addition, Soyak Holding received advisory support from Principal Purpose, an England-based company, to determine the sustainability level of the Soyak Mavişehir project in Izmir within the scope of the sustainable living standards as established by the Building Research Establishment (BRE). During this process of rapid change also referred to as globalization, Soyak Holding focuses on its core business lines in accordance with its resolution for strategic focus and reorganizes by taking advantage of the opportunities brought about by change. The Company’s strategic priorities vary since it operates in multiple sectors. Nevertheless, Soyak Holding believes in the necessity of acting in accordance with short and medium-term targets to accomplish the common priorities that are part of the corporate culture. In this respect, Soyak continuously develops alternative methods for reducing finance costs, intensifying the search for new markets, re-evaluating its workforce and business processes while achieving cost optimization. Positioning itself as a corporate citizen aware of its social responsibilities, Soyak Holding sees environmental protection practices as an integral component of its core operations. At a time when each country sets its own standards for ensuring a sustainable life on earth, Soyak Holding has been among the pioneers of this tendency in Turkey. As part of this effort, Soyak became a founding member of the Environment-Friendly Green Building Association of Turkey to establish and support the widespread adoption of these standards. As a result of its evaluation, it was determined that the project complies with the sustainable living standards and Principal Purpose provided recommendations regarding the actions and implementations for the future. As a result of the R&D efforts undertaken in this respect, Soyak published the real estate industry’s first “Sustainable Living Report” in 2007 in an attempt to make a contribution to the sector and to set an example. Located at a unique geographic spot where Asia meets Europe, Turkey’s significance in its region keeps growing thanks to its unparalleled natural beauty, a culture that brings civilizations together and a spectacular history as well as its everstrengthening economy, sustainable investments and valuable human resources. Turkey has entered an era of sustained economic growth thanks to the productive policies and long-term plans implemented following the 2001 crisis. Sustaining an annual average growth rate of 6-7%, Turkey is moving forward with decisive steps towards its objective of ranking among the world’s 10 largest economies on the 100th anniversary of the establishment of the Republic of Turkey. With respect to this objective, the business world, which made major contributions to the growth of Turkey’s exports and trade volume, now has even larger responsibilities. As it moves forward in this era of intensifying competition in its core business lines of Real Estate, Energy, Cement and Casting in accordance with the mission of investing in Turkey’s future, Soyak attaches great 1 8 S OYA K H O L D I N G 2010- 2011 C O M PA N Y P R O F I L E importance to the strategic perspective that ensures sustainable development. Set at TL 1 billion for 2011, our revenue target is expected to be raised in future years as our long-term investments pick up. With the strength of our corporate organization and the support of our human resources with a diverse range of specialization areas, we will continue to focus on efficiency-oriented efforts. Soyak is entering an era where it will raise the bar for success even higher. With all of our business partners and employees, we will continue on with our investments decisively at full pace, creating new and lasting values for Turkey Erkut Soyak Soyak Holding Chairman of the Board of Directors 19 Esteemed shareholders; Soyak entered its 50th establishment anniversary by raising the bar for success even higher in its business lines of Real Estate, Energy, Cement and Casting. Message from the CEO With its productivity strategy, Soyak has made a noticeable contribution to the rapidly-growing Turkish economy. Casting and residential project sales stood out during the past year as the business lines that registered the largest revenue growth rates. Our plans for 2011 focus on commencement of production in the energy investments we made in 2010 as well as the completion of our ongoing residential projects. Anticipating a 50% increase in our revenue in 2011, we are carrying on with our investments full speed ahead. We implemented our strategic plans in the 2010 operating year by carefully analyzing the prevailing socioeconomic environment. In the aftermath of the financial crisis that quickly spread to the entire world after the second half of 2008, it became apparent that emerging countries are the true engines of the world economy. The negative consequences of economic structures that rely heavily on financial markets rather than production were once again demonstrated by the problems that the developed western economies experienced throughout the crisis. With a productivity strategy implemented in 2010, Soyak Holding has made a noticeable contribution to the rapidly-growing Turkish economy. While undertaking many successful projects in our core business areas in accordance with our long-term, sustainable investment strategy, we also supported the recovery process in the real economy through the services we outsource in our ancillary business lines. On the national scale, 2010 has been a significant year where the importance of regional investments for economic development has found 2 0 S OYA K H O L D I N G 2010- 2011 C O M PA N Y P R O F I L E a new appreciation among the public. Grasping the importance of regional investments before many companies, Soyak Holding continued to carry out real estate investments in Izmir, in addition to Istanbul. Launching the Soyak Mavişehir Optimus development in the Karşıyaka district of Izmir in May 2010, in June we proudly offered the Soyak Bahçe&Bahçe -“Garden&Garden” - project, featuring 294 duplex townhouses with private yards promising a peaceful, luxury, modern and high-quality living in downtown Bahçeşehir. With 50 years of experience under our belt, by the end of 2011 we will have launched a total of five new projects in two separate locations in Istanbul and in Izmir. The Residence, a project in the Zincirlikuyu district of Istanbul consisting of 77 specially-designed residential units and a 230-home development in the Zeytinalanı district of Izmir to be launched in the near future. Soyak’s sales increased two-fold in the first part of 2011 compared to the same period of 2010. In the housing segment, our target is to reach 3,000 unit sales by the end of 2011. The steady increase in the investment value of our projects holds major clues for the years ahead. Soyak Holding is planning to invest US$ 1.1 billion in real estate projects during the next three years. Turning our attention to the energy industry, our objective is to create greater synergy by commencing production in our completed investments. Soyak has 20 distinct projects in the energy field to invest primarily in renewable energy sources. Making investments for wind, hydroelectric, geothermal and thermal sources of energy, we have Soyak’s sales HAVE DOUBLED IN FIRST HALF of 2011 COMPARED TO THE SAME PERIOD OF 2010. In the housing segment, our target is to reach 3,000 unit sales by the end of 2011. put into operation our first dam and started generating electricity. At the construction stage of a series of projects amounting to 150 MW of installed capacity, Soyak also has five hydroelectric power plant projects with a combined installed capacity of 200 MW; it has already acquired the necessary licenses and work is currently ongoing. We are planning to invest US$ 1 billion in the energy industry over the next five years, thereby increasing the value-added we create for Turkey. Soyak’s cement factory, which commenced operation at the end of 2008, is successfully carrying on with its manufacturing activities. Soyak Holding is planning to increase its sales in this business line by 40% in 2011. The increase in the capacity utilization rates in the casting industry signals the return to pre-crisis production levels. With an average annual production of 1.3 million tons, Turkish casting industry ranks fifth in Europe and 14th in the world. In line with the steady growth performance of the Turkish economy, we believe that the sector will make major advances in the near future. Soyak KrIstal Kule CertIfIcatIon ActIvItIes Constructed by Soyak in Istanbul’s Levent district in response to the demand for office space, Kristal Kule was designed as an exemplary building in terms of minimizing environmental impact and advancing the cause of sustainable living. Soyak Kristal Kule is among the first office buildings in Turkey applying for LEED certification, the American green building standard; it obtained LEED Silver pre-certification in 2010. 8 6 S OYA K H O L D I N G 2010- 2011 C O M PA N Y P R O F I L E • LEED-certified buildings have lower operational costs than other buildings. The following actions were taken for environmental protection and energy conservation: • Minimization of water consumption • Energy efficiency including using renewable sources of energy • Improvement in the air quality of indoor spaces • Noticeable reduction in wastes • Encouraging the use of mass transit Some of the green building practices employed at Soyak Kristalkule are as follows: • Parking lot and charging station for electric vehicles • Use of recyclable materials • Condensate recovery • Green roof and local vegetation • Bicycle parking Soyak HoldIng Head Office Building LEED Certification Project Buildings have major environmental impacts during the course of their design, construction and operation. In Turkey, buildings consume 30% of total annual energy production. Since 1990, the office/commercial building sector has been the cause of emissions of tons of carbon dioxide at ever increasing rates. Producing large amounts of solid waste per building occupant each day, a commercial building produces tons of solid waste generated per year, depending on the size of the building. In addition, buildings destroy the natural characteristics of the land upon which they are constructed and turn it into hard, impermeable surfaces with significantly reduced biological diversity. All these factors demonstrate the need to take some measures to mitigate the environmental impact of buildings. Buildings can reduce the environmental impact that they have caused and will create by conforming to the highperformance design, construction and operation standards of green building certification systems such as LEED. In addition, green building operation and management practices reduce the building’s operational expenses and enhance the performance of employees by increasing the indoor air quality. The LEED Green Building Rating System is a voluntary, consensusbased and market-driven tool. Based on existing and proven technology, it evaluates environmental performance from a whole building perspective over a building’s life cycle, providing a definitive standard for what constitutes a green building in design, construction and operation. The LEED rating system is comprised of five main categories: Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality. Soyak Holding decided to conduct LEED assessment for its head office in 2010. Areas in need of improvement were identified as a result of the assessments and the necessary improvements were made as part of an intensive, year-long project carried out in compliance with the LEED Green Building Rating System for Existing Buildings: Operations & Maintenance. The goal of the project was to generate high-performance, long-lasting, environmentally-friendly and economic solutions at the Soyak Holding Head Office Building. The following applications and practices were implemented at the Soyak Holding Head Office Building to attain this goal: • The number of employees working in the building who commute to work in their personal vehicles was reduced by encouraging mass transit and service bus utilization. As a result, fuel burn-driven air pollution was reduced. According to the results of the alternative transportation survey conducted with employees working in the building, 70% of Soyak Holding Head Office Building employees no longer commute to work in their own cars. • All lighting fixtures outside of the building were replaced with models that do not reflect light toward the sky, thereby eliminating redundant light pollution. • In accordance with LEED’s water use and waste water reduction provisions, the entire building was equipped with high efficiency water and plumbing fixtures, resulting in 40% lower water consumption. • Irrigation water use was reduced by 80% by opting for native plants in the building’s landscaping as well as water-efficient irrigation methods. • A comprehensive energy assessment, encompassing the main energy-consuming systems, was conducted at the building. During and after the measurement period that lasted more than a month, the most effective energy conservation measures to be implemented in the building were identified. Subsequently, various energy conservation projects were developed and undertaken. Soyak Holding Head Office Building earned a rating of 77 based on the US-based EPA Energy Star Energy Performance Rating System. • Soyak Holding Head Office Building uses refrigerants that only contain gases that, in compliance with the Montreal Protocol, do not deplete the ozone layer or cause climate change. • Soyak Holding Head Office Building’s greenhouse gas emissions were calculated in accordance with ISO 14064 and 14065 standards in an effort to determine the building’s carbon footprint. • Sustainable Purchasing Policies were put together as art of the LEED certification process to govern the purchasing decisions for all ongoing consumables, durable goods, construction and retrofit materials to be used inside the building and low-mercury light bulbs to be bought for the Soyak Holding Head Office Building. For example, 87% of all durable electronics goods purchased for the building during the LEED certification process consist of sustainable products. • As a result of implementing a policy of purchasing only low-mercury light bulbs during the LEED certification project, a score of 30 picograms of mercury per lumen hour was achieved, which is considered “exemplary performance” by LEED. • A Waste Study was performed to identify all waste types and amounts generated by the building. Opportunities were exploited and measures were taken for reduction, sorting and recycling of wastes produced during building use. • Waste management strategies were developed based on the findings of the Waste Study and •More than 50% of consumable wastes •More than 90% of durable goods wastes •More than 70% of building-interior retrofit wastes were sorted and transported to recycling centers. • A “Green Cleaning” Policy was drawn up for interior and exteriors of the building, eliminating exposure of building users and attendants to toxic chemicals that degrade air quality and damage human health as well as building parts. • A Building Occupant Comfort Survey was conducted to identify building occupants’ complaints about thermal comfort, acoustic quality, indoor air quality, lighting and cleanliness and maintenance. Based on the results, measures were implemented to increase indoor air quality and occupant comfort at the Soyak Holding Head Office Building. 87 SA 8000 SocIal AccountabIlIty Management System SUSTAINABILITY AND CORPORATE SOCIAL RESPONSIBILITY On average, 3,500 students are enrolled at the Yılmaz Soyak İlköğretim Okulu (Yılmaz Soyak Elementary and Middle School), Bilge Soyak İlköğretim Okulu (Bilge Soyak Elementary and Middle School) and Erkut Soyak Anadolu Lisesi (Erkut Soyak Anatolian High School) established by Soyak within the last ten years. 8 8 S OYA K H O L D I N G 2010- 2011 C O M PA N Y P R O F I L E An SA 8000 Social Accountability Management System is the standard designed for businesses that aim to safeguard employees’ substantive rights. This management system was put together by a working group of the US-based SAI (Social Accountability International) consisting of, among others, trade unions, human rights and children’s rights organizations, academicians and employers. This standard was created on the basis of various ILO conventions, The United Nations Universal Declaration of Human Rights and The United Nations Convention on the Rights of the Child. The SA 8000 Social Accountability Management System consists of the following areas of accountability: child labor, forced and compulsory labor, health and safety conditions, freedom of association and right to collective bargaining, discrimination, disciplinary practices, working hours, remuneration, operation of subcontractors and suppliers in compliance with SA 8000 management systems. Soyak Holding launched activities to implement the SA 8000 Social Accountability Management System in 2011 in an attempt to safeguard employee rights, to declare its compliance with local and national laws and to set an example for its group companies as well as all other firms and organizations. Following the completion of these efforts, Soyak Holding is planning to have SA 8000 Certification conducted by an accredited independent organization. ISO 14064 Greenhouse Gas Inventory Quantification and Reduction Standard The concept of sustainability has reached great prominence worldwide especially in recent years. A major element of the sustainability approach is the protection of natural environment. Today large and respected corporations and organizations have their carbon footprints quantified and try to mitigate their impacts on the nature. Legal authorities ask companies to comply with these requirements with the threat of local and international sanctions. A standard drafted for this purpose, ISO 14064 is a manual for quantification and reporting of greenhouse gas emissions and removals at the organization level. As part of the efforts launched in 2011 at Soyak Holding to quantify its Greenhouse Gas Emissions Inventory, emitting activities as well as sources and amounts of emissions were identified, infrastructure work was completed and the field audit was undertaken by an independent organization. Corporate Social Responsibility Activities Embracing the principle that healthy and educated generations living in a clean environment are as indispensible as innovative products and services for sustainable social development, Soyak Holding focuses its social responsibility activities on education, culture, environment and sports. In addition to its activities in these fields, Soyak also supports activities and projects geared toward social development that are undertaken outside the Holding. While determining their social responsibility investments, all Soyak companies choose the projects they support on the basis of serving the society’s priority needs. Erkut Soyak Anatolian High School Yenişehir, Istanbul EducatIon Soyak aims to be a pioneer with its social responsibility projects, as it does in the areas in which it operates. Acting with the awareness that education is one of the most important elements shaping a nation’s future, Soyak contributes to the mobilization of Turkish education with the schools it builds and hands over to the National Education Ministry. The EnvIronment Positioning social responsibility as an integral part of its corporate culture, Soyak prioritizes the principle of continuity when planning its activities. It is important that social responsibility activities consist of sustainable projects from the perspective of values created to be preserved for the future. This approach is at the heart of Soyak’s activities; the Company focuses on sustainable environments in its social projects. In an attempt to draw attention to the drought risk as a result of climate change as part of its Sustainable Living principle, Soyak Holding launched its “Save a Drop for the Future” project in 2007. The purpose of this project is to contribute to raising a responsible generation and to prevent future generations from facing water shortage by encouraging efficient and economical use of water, critical for the sustainability of life and a must-have resource in every facet of life. 9 0 S OYA K H O L D I N G 2010- 2011 C O M PA N Y P R O F I L E The project was initiated within the educational arena to give priority to creating awareness among youth. This project consisted of implementing water conservation measures and renovating pipes carrying water at 33 public schools in Izmir and Istanbul. Through awareness creating activities, 102,000 people were reached and a water conservation rate of 60% was achieved. Soyak teamed up with the Çiğli Rotary Club to renovate the water pipes at 15 public schools in Izmir to conserve water during the first year of the “Save a Drop for the Future” project. Awareness-raising meetings attended by Soyak and Çiğli Rotary Club representatives were conducted at the schools where the project was implemented. As part of the water conservation measurement efforts, water consumption of the schools before and after the facility renovations is measured and conservation amounts are revealed by comparing the two measurements. The project was expanded to Istanbul during 2008 in partnership with the Bostancı and Karaköy Rotary Clubs and the same measures were taken at 18 public schools throughout the city. In an attempt to enhance the social impact of the project, training sessions dealing with the conscientious use of water were conducted. To highlight the significance that conservation can achieve with minor changes in water consumption habits and to extend the reach of the project to diverse segments of the society via the internet, the “First Soyak Virtual Dam” application was launched on 91 SUSTAINABILITY AND CORPORATE SOCIAL RESPONSIBILITY Soyak, a founding member of the EnvironmentFriendly Green Building Association of Turkey, prioritizes infrastructure work geared toward energy conservation and the conservation of green areas in its own projects. 9 2 S OYA K H O L D I N G 2010- 2011 C O M PA N Y P R O F I L E Facebook in 2008. With this application that can also be reached on the Soyak Residential Development website, 15,736 users conserved a total of 723,000 tons of water. As a result, the “First Soyak Virtual Dam” reservoir reached a 33.2% fullness factor. In addition to all this, “Save a Drop for the Future” painting, poetry and composition competitions were organized in 2009 among all schools participating in the project with the aim of ensuring that the new generation also has conservation awareness intellectually. Soyak also participated in this project and replaced the common-use water fixtures in its buildings with sensorenhanced models. Soyak raised water conservation awareness among its employees and organized “Save a Drop for the Future” painting competitions for the children of the employees; the winning entries were used in yearly calendars. The monthly e-bulletins published for Soyak companies feature messages regarding conservation. Soyak is continuing its efforts to further enhance environmental awareness that it created with this project. A total of 7,500 pieces of equipment and other materials were replaced at schools that participated in the “Save a Drop for the Future” project. The 60% water conservation rate, calculated based on measurements made in Izmir and Istanbul, corresponds to 1,950 tons of water conserved. A total of 232 people took part in the project, which consumed a total of 30,000 man-hours. As the results indicate, significant awareness was created regarding water scarcity and major steps were already taken to safeguard the right to a good quality of life for future generations. Soyak, a founding member of the Environment-Friendly Green Building Association of Turkey, also prioritizes infrastructure work geared toward energy conservation and the conservation of green areas in its own projects. While offering upscale living spaces, Soyak is also undertaking projects that will bequeath the sustainability concept to the future generations. With this next-generation quality approach, Soyak intends to create a lifestyle culture where social, economic and environmental factors come together. Soyak achieves the sustainability of the high-quality living culture by using resource-efficient materials in its residential units and instills this culture in homeowners. Sports A major contributor to sports as part of its social responsibility approach, Soyak launched the “Soyak Team” project in 2003 to support individual athletes. The project lasted five years and was terminated in 2008 after its goals were attained. The support given to sports is not merely a matter of raising brand awareness, but also one of showcasing Turkey and helping Turkish athletes achieve the performance and recognition worldwide that they deserve. Launched with this approach, the “Soyak Team” project aimed to support promising young athletes and constitute an example for Turkish companies in similar projects. Hundreds of athletes from various sports were subjected to an elimination and interview process as part of the project. At the conclusion of this process, five athletes from five different individual athletic branches were selected to receive both financial and non-financial support for five years. Believing that individual sports should be supported as much as the team sports with mass following, Soyak invested TL 2 million in this five-year project. During the course of the project, the athletes who proudly carried the Soyak logo and represented the Soyak brand successfully made large strides in their respective fields. Contributions and Assistance Teaming up with various charitable organizations, non-governmental organizations and associations, Soyak continues to create value in various social fields with financial and nonfinancial assistance it provides as an extension of its Sustainable Living principle. Soyak also supports various activities in sector development, healthy lifestyle and fitness, culture & arts and education areas, which constitute the building blocks of social development.
