We have great faith in the holiday industry in Britain, and have superb
locations throughout East Anglia. Our reputation is built on personal
service and on-going reinvestment in our parks.
Our brochure shows you the high quality of our parks which have been
established over many years.
We pride ourselves in offering very competitively priced holidays and
great prices on our luxury holiday homes.
The Beeston Group was formed approximately sixteen years ago by
Timothy Hay and Steve Johnson, and supported by Russell Ambrose
when taking on the large Beeston Regis Holiday Park in Sheringham.
They soon got to grips with the business and learnt very early on
that the key to making a successful business is by reinvesting in
O ur A w ar d s:
the facilities and services available on the park. It is this ethos that
has helped the business grow into the company it is today - our
flagship holiday park, Cliff House Holiday Park at Dunwich in Suffolk,
winning the best holiday park in East Anglia a few years ago.
Throughout our years in the holiday park business our goal has always
been to create an excellent customer experience. We strive to do
this by reinvesting heavily into our business. The result of this at Cliff
House is that we have achieved an East Anglian Tourist Board 5 star
Rating for six consecutive years!

We have recently purchased 28.5 acres of land on the
Suffolk coastline in Kessingland close to Lowestoft,
where we plan to build our biggest and best
holiday park yet. The Hollies at Kessingland
will be completed with eco-friendly
features including photo VA electricity creation, ground source heat pumps
and re-use of rainwater around the park. The proposed development
when completed will have 100 lodges, 100 Glamping tents and 300
touring and camping pitches all spaciously laid out.
GL AMPING
At Cliff House we launched our new Glamping experience,
ideal for romantic couples and young families alike, with an
emphasis on luxury and romance under canvas. Full onsite
facilities are on hand and with a comfortable double bed
you have all you need for a great holiday or short break.
The immediate success of Glamping at Cliff House
has led us to make it an integral part
of the camping experience at The Hollies Park
in Kessingland, due to open in 2013.

awarded the David Bellamy Gold Award for conservation in 2011
for the sixth year running.
We also offer five fully furnished cottages or lodges to rent by
the week or for a short break:
We have a new contemporary bar and restaurant called ‘The 12 Lost
Churches’ which features a games room for the children, complete with
TV and pool table, enabling mum and dad to have a well earned drink.
Our bar also has an outside upper deck area which overlooks Dunwich
Heath and children’s play area.

The Aldringham and Iken apartments are both situated on the ground
floor of the main house (Cliff House) whilst the Minsmere apartment is on
the upper level (first floor). All have views across the front lawn to the sea.
These apartments have fully fitted kitchen, breakfast bar, lounge area and
a double bed. The apartments have room for a child’s cot.

This is a new Bar and Restaurant which opened in August of 2010 after almost five years of planning and building
– and we believe it’s absolutely unique! Dunwich is steeped in history, around 700 years ago 12 of the Dunwich churches
were lost to the sea during several large storms, hence our contemporary name ‘The 12 Lost Churches’.

We hope you will enjoy its atmosphere and ambience. The building
has been designed to be eco-friendly with the heating supplied via a
ground heat source pump, drawing the natural heat of the Earth to
provide our underfloor heating. Most of the lighting is LED which is
energy efficient, running on very low wattage. Attention has been paid
to detail using local interior designers for the colour schemes, a local
carpenter to make our wooden furniture and our own team to create
this venue with its up to date sound and lighting scheme. We would
therefore like to thank all those involved in the building and creation
of ‘The 12 Lost Churches’ - a contemporary bar with roof terrace,
restaurant, function and wedding venue. Should you wish to discuss
hiring our function room, whether it is for your special day or just a

Bell tents provide a romantic glamping
experience, ideal for couples and young
families. The emphasis is on luxury under
canvas. With full on-site facilities available and
a wood effect fire, this holiday provides all
the comforts of a beautiful glamping holiday
within a high quality environment.

Cliff House Holiday Park has approximately 100 caravans and holiday lodges set on
secluded plots, many with sea views. Most of our customers are owners who have
been with us for many years
Superior holiday lodges normally measure between 720 and 800 sq.ft
and comprise lounge/dining area, fitted kitchen, 2/3 bedrooms and
bathrooms. These are available for sale on a long licence and with a 10
month season (1st March – 1st January). We are only closed during
January and February.
We have a great selection of lodges and caravans for sale from
the country’s premier manufacturers, and we always have a
good selection of second hand lodges and caravans for sale.

We have two toilet and shower blocks with hot
showers, a washing up room, launderette,

Our 62 acre cliff top location is in unspoilt North Norfolk, nestled
between the seaside towns of Sheringham and Cromer.
There is a fabulous set of cliff steps that leads down onto an almost
private stretch of beach that is dog friendly throughout the year and
perfect for all those keen on fishing.
The location of our superb lodge development is idyllic and much desired
on a quiet and private corner of the park. The development consists of
11 holiday lodges situated within their own landscaped gardens that can
be used from March to the following January. Each lodge offers central
heating, double glazing, parking and wrap-around wooden verandas.

woodland. The Beeston ‘bump’, as it is locally called,

town of Cromer with its fabulous Victorian pier,

The park has a friendly atmosphere with holiday caravans that are all privately owned
(no subletting allowed). The park managers are on continuous duty throughout the season
(from the end of March until 1st November) and staff patrol the park throughout the
closed winter months for your peace of mind.
They will assist you with any queries you may have, deliver and connect your
gas bottles, cut the grass and maintain the park to a high standard as well as
safeguarding your caravan and property, leaving you free to relax and enjoy
your holiday.

A little further through the village of East Runton near Cromer, this park enjoys sweeping sea views. Ideally
situated to access the local mini-market, restaurant, shops and pubs.
Car boot sales, local events and fetes are a regular feature in East Runton during the summer months.
Cromer, with its famous pier and popular theatre, is just one mile away, whilst the pretty and traditional
town of Sheringham is just a couple of miles further.
For those who enjoy the fresh air, there is a selection of walks direct from your door,
along the cliff top or through the beautiful surrounding countryside and woodlands.

variety of farmyard petting animals such as chickens and goats, plus a pond with fish.
