Lynnewood Gardens Parking Identification Sticker - Tenants are required to register their vehicles at the office. In order to obtain a sticker
the vehicle must be in Tenant’s name and you must have a current owner’s card, driver’s license and proof of insurance. Vehicles are to be
reregistered upon renewal of lease. Month-to-Month leaseholders will be renewed every six months. Additional parking stickers or
replacement stickers will cost $5.00.






To obtain a parking sticker the vehicle must be in a leaseholder’s name (except in the cases of full time students) and
you must allow us to copy your owner’s card/registration, driver’s license and proof of insurance. The vehicle must
have inspection and emissions stickers and current tags. All items requested must meet all applicable state laws and
not be expired or a sticker will not be issued.
Stickers will not be issued after the initial six months of your residency if your owner’s card, driver’s license and proof
of insurance do not have your Lynnewood Gardens address on them.
We will issue one sticker per leaseholder. Occupants, of any age will not be issued a parking sticker.
Reregistering your vehicle upon renewal of lease is required every time you renew your lease. Month-to-Month
leaseholders will be renewed every six months. You must meet all the requirements every time you register. There is
a $5.00 charge for a parking sticker.
Company Vehicles - In order to obtain a parking sticker the Tenant must submit their current driver’s license, the
vehicles current owner’s card, proof of insurance and a letter from their employer authorizing them to operate the
vehicle.
If your sticker is not properly displayed, on the lower right hand corner of the rear window, your vehicle is illegally
parked and will be towed at the vehicle owner’s expense. Having a sticker displayed does not mean your vehicle will
not be towed. It only means it will not be towed for failure to display a parking sticker, see below.
TOWING

In the event your car is towed for any reason, all inquiries are to be referred to PAT’S TOWING at 610.279.9018. Do
not call Lynnewood Gardens. You must call the towing service for the amount due and payment information.

No prior notice will be given before vehicle is towed. Receipt of the Parking Permit Application, Rules and Regulations
or your lease, is your notice.
Vehicles Will Be Towed, even with a parking sticker at the vehicle owner’s expense if:

Any Vehicle, which in the opinion of Landlord, is a hazard, this includes but not limited to: severely damaged (even if
you are waiting on an insurance appraiser), abandoned, flat tires, broken window, leaking fluids, being used for
storage or inoperable; or

Any Vehicle that has an expired parking sticker, plates (registration), tags and/or inspection; or not properly displaying
a Lynnewood Gardens identification sticker.

Any Vehicle illegally parked, this includes but not limited to: sidewalks, lawns, blocking entrances or exits, in multiple
spots, not between the lines, fire lane, in front of a garage (even if you are renting a garage), handicapped spaces,
dumpster area, or on sidewalk.

GUEST and NON-STICKERED VEHICLE PARKING – It is your responsibility to advise your guests of these parking
regulations. Parking is allowed only on public streets or they will be towed at the vehicle owner’s expense.
PUBLIC STREETS are Humphrey Merry Way, Lucretia Mott Way, Mather Way, Massey Way, Wagner Way, Penrose Avenue,
Williams Way, South and North John Russell Circle.
PRIVATE STREETS are the parking lots and the Washington Lane and Cheltenham Avenue service roads.
PARKING and/or DRIVING ON THE LAWN is prohibited and you will be charged a $50.00 fine plus cost to repair any damage.
This includes moving vans.
PURCHASED A NEW VEHICLE? You must register your new car. Do not park in the parking lots, Cheltenham Avenue or
Washington Lane service roads or you will be towed.
During the winter months, please remember to park your vehicle so that the bumper does not extend over the sidewalk.

Shuttle Bus Information
The Lynnewood Gardens Shuttle Bus runs Monday through Friday from 6am
to 7pm. The bus will not run on Legal Holidays and Jewish Holidays. The
bus schedule may change. You can request an updated bus schedule at the
Resident Services Office.

PET RULES & REGULATIONS

Veterinarian certificate of age, current weight, maximum full-grown weight, breed, rabies registration, and spayed or
neutered verification must be presented to Landlord prior to rental application being accepted. A photo of your pet is
required before or on the move-in date. Cats must also be declawed.

Tenant agrees to comply with all applicable ordinances, regulations and laws governing pets. Proper licenses are
mandatory.
It is the lessee(s) responsibility to keep the apartment clean, odor free, flea free and quiet. This includes not only the
said rented apartment/townhouse but all surrounding premises. All areas must be kept clean of all animal droppings
and urine at all times. You must clean up after your pets. Failure to do so will result in fine of a minimum of $25.00 for
the 1st, $50.00 for the 2nd, and the revocation of the pet privilege after the 3 rd offense.


The lessee fully understands that should the pet become annoying, bothersome, or in any way a nuisance to other
tenants, or to the apartment operations, the tenant will immediately upon notice from the Landlord, remove the pet from
the premises within 24 hours or vacate the apartment. Tenant agrees Landlord may revoke permission to keep said Pet
on the premises by giving Tenant written thirty (30) day notice.

Tenant agrees that Pet will not be permitted outside Tenant’s unit unless restrained by a leash.

Two pets per apartment ONLY, including birds.

Pet shall not be fed directly on the carpeting in the unit. Tenant shall prevent any fleas or other infestation of the rental
unit or other property of Landlord. In the event a treatment to your apartment for fleas is requested, you will be held
responsible for the incurred charges (at actual cost of treatment).

Visiting pets are not allowed at any time.

Pets are not allowed in the common areas including office, pool, pool deck and laundry facility.

Pets are not be left unattended outside for any period of time. Pets found unsupervised will be turned over to the local
authorities responsible for policing pets.

You and all co-residents will be jointly and severally liable for the entire amount of all damages caused by the pet,
including all cleaning, defleaing, and deodorizing. This provision applies to all parts of the unit, including carpets,
doors, walls, drapes, windows, screens, appliances, as well as landscaping and other outside improvements. If items
cannot be satisfactorily cleaned or repaired, you will be responsible for the cost to replace them completely. Payment
for damages, repairs, cleaning, replacements, etc. are due immediately upon demand and will be considered added rent.

As owner of the pet, you are strictly liable for the entire amount of any injury that the pet causes to a person or
anyone’s property. You will indemnify us for all costs of litigation and attorney’s fees resulting from any such damage.

When you move out, you will pay for defleaing, deodorizing, and shampooing to protect future tenants from possible
health hazard, regardless of how long the pet was there. Landlord will arrange for these services.

Pets must be secured at the times when you are expecting maintenance for any service request.

All pets require a refundable pet deposit, non-refundable pet fee and pet rent per pet. Cats require a $100 refundable pet
deposit, a $150 non-refundable pet fee and $10/month pet rent. Dogs require a $150 refundable deposit, a $250 nonrefundable pet fee and $20/month pet rent.

Cat litter boxes must be kept clean at all times. Do not flush any kind of kitty litter down toilet or put down drains.

If pet is a dog, the dog must not be a restricted breed and must not exceed 100lbs. Dogs over 50lbs at full growth
weight will be permitted on 1st floor ONLY. Dobermans, Pit Bulls, German Shepherds, Bull Mastiffs, Rottweilers,
Chow Chows and lock jaws are not permitted.

All dogs must be licensed by Cheltenham Township.

Dogs are allowed on MATHER WAY ONLY and should be exercised near the pet stations. Please use pet stations.
All pet waste must be disposed of at the pet station by the pet owner.
IMPORTANT COMMUNITY RULES
DISTURBANCES, NOISE, ETC. - The comfort or rights of other Tenants must not be interfered with.
This means that annoying sounds, smells and lights are not allowed. Tenants are asked to refrain
from making or permitting any disturbing noises by members of their families or guests. Tenants shall
refrain, and shall ensure that Tenant’s guest likewise refrain from activities and conduct outside of the
apartment (in common areas, parking areas, or recreation facilities) which are likely to annoy or
disturb other persons. Tenants shall refrain from creating or allowing to be created any noise that is
disturbing to other Tenants between the hours of 10:00 p.m. and 8:00 a.m. The loud playing of
stereos, televisions or musical instruments is discouraged and any noisy or boisterous conduct that
would disturb the peace and quiet of other tenants is absolutely prohibited. The practice of illegal
activities is grounds for eviction. (Quiet Enjoyment - Subject to the terms of this Lease, as long as
Tenant is not in default, Tenant may peaceably and quietly have, hold and enjoy the Apartment for
the Term.)
CLEANLINESS AND TRASH REMOVAL – Tenant shall keep the apartment clean, sanitary and free of
objectionable odors at all times. Tenant shall ensure that papers, cigarette butts and trash are placed
in appropriate receptacles so that litter is not created on or about Tenant’s apartment. Tenant shall
ensure that trash or other materials are not permitted to accumulate so as to cause a hazard or be in
violation of any health, fire or safety ordinance or regulation. Tenant shall remove trash regularly and
put directly in the dumpster. Our trash dumpsters are located at the entrance/exit of the parking lots.
Bag and tie all garbage and place it in the dumpsters. If one is full please use another. Place all
papers, refuse and bags in the proper trash receptacles, not on top or on the ground. Please do not
send small children to the dumpster; they cannot reach the opening. It is your responsibility to take
all cartons, packing materials, trash, etc. to the dumpster. Do not place furniture, mattresses or very
large items in the dumpster area. Please, contact the management office for specific instructions for
discarding large items I.e., FURNITURE, MATTRESSES, ETC. ARE NOT ALLOWED IN OR AROUND THE
DUMPSTERS. Any garbage placed outside an apartment without being in the dumpster, will be
removed at a cost of $25.00 per bag charged to the tenant’s rental account.
BARBECUE GRILLS - when in use must be 20 feet from the rear of the building. Grills are not to be
left outside when not in use. Gas grills of any kind are prohibited. Charcoal grills are the only grills
permitted.

TRANSFER POLICY



Transfers are only allowed at the end of your lease term. Your current payment history will be reviewed.
Evidence of late payments or bounced checks may be reason to deny the transfer. History of noise or
disruptive behavior may be reason to deny the transfer.
Completed Application for Residency
Application Fee(s): One application fee will be included in the holding fee. (Additional applicants must pay
the $25.00 application fee separately.)
Income Verification:





W-2 from last year’s tax return or 2 original current pay stubs for each applicant. If an applicant is selfemployed – they must provide two (2) years of tax returns along with 1099 profit and loss statement. If any
applicant receives income from sources other than employment – the applicant will be responsible for providing
documentation. If the funds are direct deposited into a bank account, we will need 3 bank statements
showing these recent deposits.
Social Security Card must be provided by each applicant
Birth Certificates must be provided for all children under the age of 18. In cases where children are not
living with their biological parent or parents, only Family Court Documentation will be accepted for proof
of guardianship or custody.
Picture ID: State Issued Drivers License, Passport or State ID must be provided for each applicant.
Your current apartment home will be inspected to determine eligibility for a transfer.
HOLDING FEE - $125.00
A holding fee of $125.00 will be required in order to hold an apartment until move in date and will be
applied as follows: $100 for Electric Set-Up Charge and $25.00 for FIRST Application Fee.
TRANSFER FEE - $250.00
A transfer fee of $250.00 will be charged for all transfers. This is a fee for being permitted to transfer and is
not refunded – nor is it applied to the rent.
ADDING OR REMOVING A LEASEHOLDER
The following items are required and will be verified from all applicants. No one may be added for the first three (3)
months unless it is stated on the original application. They will be reviewed for completing the Qualifying Scoring
Criteria:



Completed Application for Residency: Must be filled out for each applicant or Leaseholder over
18 years of age (anytime someone is added on or removed from the lease). This rule applies to
current residents that we ran an application on at move-in.
Proof of Income
Birth Certificates for all children under 18 years. In cases where children are not living with their
biological parents, only Family Court Documentation will be accepted for proof of guardianship or custody.
