Pfeil, Village Planner DATE: July 27, 2012 SUBJECT: Crown Trophy, 1340 Busch Parkway – petition for a special use for accessory retail sales in the Industrial District – Public Hearing Steve and Charlene Berger of Crown Trophy are planning to move their business to 1340 Busch Parkway in the Corporate Grove Business Center. The proposed location is the multi-tenant building at 1300-1398 Busch Parkway. The accessory retail component of the business requires approval as a special use in the Industrial. The Village Board referred the petition to the Plan Commission on July 9, 2012. The proposed tenant space is 3,181 square feet. The standards for an accessory retail use in the Industrial District limit the size of a retail area to 5 percent of the total floor area or 1,000 square feet, whichever is less. The letter provided by the petitioners indicates that the showroom would be 5 percent of the lease area, which would be approximately 159 square feet. The petitioners need to confirm the location and size of the sales area on the floor plan submitted with their petition. At the public hearing the petitioners should review parking available for their lease space and address the special use criteria. The following items are attached: 1. 2. 3. 4.
