The property is bordered on both the east, and south, by U.S. Forest Service ownership, with Montana Department of Natural Resources bordering the north end. The property has excellent access by use of McLaughlin Creek Road, an unmaintained county road passing through the northern portion of the property in Sections 11, 14 and 15. McLaughlin Creek runs through the western portion of the property for nearly one mile. The parcel has elevation changes along ridgelines, and meadows, with an estimated 1,733 MBF of primarily residual Douglas-fir timber on north-facing slopes.
