LOBBY
The lobby is located in Building E and features high-end finishes such as French limestone floors and
wood-accented walls.
ELEVATOR
There are a total of 12 elevators at the property, including 11 schindler hydraulic passenger elevators
(3,500 lbs. Capacity) and 1 freight elevator. Buildings A, B, C and E each contain two (2) passenger
elevators and three (3) passenger elevators are located in the main lobby. The service elevator (5,000 lbs.
capacity) is located in Building A and spans all six floors, P3 to 3.
MANAGEMENT SYSTEM
Siemens Apogee Building Automation System. Direct Digital Control (DDC) system controls all HVAC
and lighting. The operator workstations are located in the P3 Engineering Control Room and in Room
1DB – 1909. An additional terminal with critical alarm point display is located in the main lobby security
command center for 24/7 observation. The system is also accessible remotely.
HVAC
Three (3) external cooling towers feeding three (3) chiller pumps. Cooling towers are all Baltimore Air Coil
Series 3000, Induced Draft, and 20 HP Power Train Fan Drive System.
There are a total of twelve air handling units at the property, located in the lower level of each building —
two (2) each in buildings A, B, C, E, D (north) and D (south). All air handling units are Carrier brand featuring
variable air volume (VAV) systems with variable frequency drives (VFD).
Base perimeter heat is used for the cafeteria, atrium, and E1 conference area as supplemental heating
systems. Two (2) Liebert units control the PBX and data rooms.
Five (5) Carrier HVAC roof top units are located at the day care center.
ELECTRICITY

Electric service is supplied by four (4) General Electric ventilated dry-type transformers located in the
switchgear room outside the P3 mechanical room providing 480 volt power. The power is transferred out
to the 27 electrical closets throughout the building.
SPECIFICATIONS
BUILDING DESIGN
The building features an E-shaped design. A contiguous central multi-story atrium spans the entire length
of the building.
EXTERIOR FINISH
Brick building on masonry back-up wall with an insulated curtain wall system and Kasota stone and slate
accent panels. The area above the atrium consists of a pyramid metal panel roof and skylights.

Poured reinforced concrete
STRUCTURE
Steel framing with reinforced concrete floors
CURTAIN WALL
Vistawall system with 1-inch green-tinted insulated glass and spandrel units. All exterior units except the
atrium are equipped with a manually operated black-out shade system.
ROOF
Original roof. Firestone mechanically fastened roof system on ridged insulation.
COLUMN SPACING
30’ X 30’ structural bays
FLOOR HEIGHTS
16 foot slab-to-slab height on the 1st floor and 13’8” slab-to-slab heights on all other office floors.
SECURITY
Controlled building entry with either locking hardware or electronic access control points. The site uses
six high-speed pedestrian card reader controlled gates, two of which were designed to be ADA compliant.
A fully integrated electronic access control system is used in the building which combines access control,
CCTV and alarm monitoring.
FIBER
The property has two fiber lines connecting from Loantaka Way to the PBX room.
PARKING STRUCTURE
1,258 below-grade parking spaces and 23 surface spaces with the ability to add additional parking spaces.
The three-level, below-grade parking structure consists of poured reinforced concrete foundation, filigree/
poured concrete framing, and poured-in-place and precast panels. The parking garage features a concrete
roof with membrane waterproofing system as well as soil and lawn covering.

EMERGENCY GENERATOR
One (1) Caterpillar model 3406B, 300KW generator is located in the P3 mechanical room. The generator
provides life safety lighting, emergency egress (Building A elevators), P1 data center and power to floor 3E.
FIRE PROTECTION
Fully sprinklered office space with wet standpipes in the stair towers. The building fire pump is located in
the P3 level fire command center. The underground parking garage is protected by a dry system.
DOMESTIC WATER
Domestic cold water service to the site is provided by the Madison NJ Water Department. The site meter is
located in the P3 mechanical room. Domestic hot water is supplied by two (2) PVI 250-gallon gas-fired hot
water heaters which are located in the P3 main mechanical room.
WATER PUMPS
Three (3) Weinman hot water pumps and three (3) Weinman chill water pumps, all located in the P3 Main
Mechanical Room. Three (3) Weinman condenser water pumps are located in the cooling tower pump room.
BOILERS
Two (2) Cleaver Brooks boilers (fire tube, hot water, 150 BPH) are located in the main mechanical room on
P3.
CHILLERS
Four (4) chillers, including three (3) 600-ton electrical centrifugal chiller (R123 refrigerant) and one (1) 60-ton
reciprocating process chiller (R22 refrigerant).
