This shortsighted view needs to be countered and our Michigan Association of Home Builders (MAHB) is working to do just that by staging an important Rally for Homeownership this summer—and you’re invited. The rally will be held on July 20th from 11:30AM to 1:00PM at the Gardenview Estates development near the corner of Joy Rd. and the Ford Freeway in the City of Detroit. Lunch will be provided and invited speakers will include various local, state and federal officials. This non-partisan event is being organized by the National Association of Home Builders in partnership with the MAHB and the Building Industry Association of Southeastern Michigan. It is open to any and all who are interested in protecting homeownership. Pleasant Realty forwarded an email about his friend Kris Shafer in Afghanistan. In Kris' words the shower's they use “are absolute bottom barrel crap"! I then in turn contacted Patti & Carol at Central Plumbing here in Mt. Pleasant and to make a long story short the ladies did all the ground work and made calls and The Burke Agency, a manufacturer's rep for Delta, donated 50 nice showerheads. Central Plumbing then sent the shower heads out to Kris and the troops in Afghanistan and they were very appreciative of their concentrated efforts in making their (the troops) call to duty a lot more comfortable. Employees that state false information on their expense reports are likely to be committing some other type of fraud. There are four types of expense reimbursement fraud, which are: mischaracterized expenses, overstated expenses, fictitious expenses, and multiple reimbursements. Mischaracterized expenses are the most common and occur when the employee seeks reimbursement for ineligible non-business expenses. A common example is lunch with a friend that is classified as a business development lunch. Overstated expenses occur when employees overstate their expenses to receive top dollar on their expense report. This often occurs when a business does not require documentation be attached to expense reports. Even when support is required, employees can still alter the supporting documents by photocopying receipts, obtaining blank receipts from vendors, or generating phony ones on a personal computer. Fictitious expenses are expenses that were never incurred or were paid by another person. This often occurs when multiple employees go on the same business trip and all employees state they paid for the same expenses. Multiple reimbursement schemes are when expenses are reimbursed two or three times for the same expense. A common scheme is an individual paying for a trip on the company credit card and keeping the receipts. The individual will then enter the receipts on his/her expense report to be paid for again. If an employee commits expense reimbursement fraud they may not commit other types of fraud, however, studies have shown that a correlation exists. But, as an investor, one of the biggest risks you face is that of not achieving your long-term goals, such as enjoying a comfortable retirement and remaining financially independent throughout your life. To help reach your objectives, you need to own a variety of investment vehicles — and each carries its own type of risk. If you spread your investment dollars among vehicles that carry different types of risk, you may increase your chances of owning some investments that do well, even if, at the same time, you own others that aren’t. As a result, you may be able to reduce the overall level of volatility in your portfolio. (Keep in mind, though, that diversification can’t guarantee a profit or protect against all losses.) To diversify your risk factors, you first need to recognize them. Here are some of the most common types of investment risk: Market risk — This is the type of risk that everyone thinks about — the risk that you could lose principal if the value of your investment drops and does not recover before you sell it. All investments are subject to market risk. You can help lessen this risk by owning a wide variety of investments from different industries and even different countries. Inflation (purchasing power) risk — If you own a fixed-rate investment, such as a Certificate of Deposit (CD), that pays an interest rate below the current rate of inflation, you are incurring purchasing power risk. Fixed-income investments can help provide reliable income streams, but you also need to consider investments with growth potential to help work toward your longterm goals. Interest-rate risk — Bonds and other fixed-income investments are subject to interest-rate risk. If you own a bond that pays 4% interest, and newly issued bonds pay 5%, it would be difficult to sell your bond for full price. So if you wanted to sell it prior to maturity, you might have to offer it at a discount to the original price. However, if you hold your bonds to maturity, you can expect to receive return of your principal provided the bond does not default. Default risk — Bonds, along with some more complex investments, such as options, are subject to default risk. If a company issues a bond that you’ve bought and that company runs into severe financial difficulties, or even goes bankrupt, it may default on its bonds, leaving you holding the bag. You can help protect against this risk by sticking with “investment-grade” bonds — those that receive high ratings from independent rating agencies such as Standard & Poor’s or Moody’s. Liquidity risk — Some investments, like real estate, are harder to sell than others. Thus, real estate is considered more “illiquid” than many common investments. Make sure you understand what type of risk is associated with every investment you own. And try to avoid “overloading” your portfolio with too many investments with the same type of risks. Doing so will not result in a totally smooth journey through the investment world — but it may help eliminate some of the “bumps” along the way. Contrary to Internet Rumors, Health Care Tax to Have Little Impact on Principal Home Sellers With the Supreme Court decision on the health care law in place, builders and the residential construction industry continue to wrestle with false rumors circulating the Internet that the new 3.8% Medicare tax on so-called unearned income set to take effect in 2013 is a straight tax on the sale of a home. This is not the case. The tax increase on capital income — such as capital gain and rents — will affect some real estate investments. However, it should have a negligible impact on sellers of principal residences. The 3.8% Medicare tax will affect high-income taxpayers who report taxable income due to capital gains and other non-wage income. It will not affect income that is currently tax-exempt, including most capital gain due to the sale of a principal residence (due to the $250,000/$500,000 gain exclusion rules). Taxpayers with less than $250,000 in income will not see any increase in tax. Housing and home ownership are critical to a strong and prosperous state of Michigan. New home construction spurs productivity, creates jobs for tens of thousands of our residents and generates revenue for our schools and local government. When stable, it builds consumer confidence and spurs investment and growth across numerous sectors. Michigan’s homeowners and homebuilders celebrate National Homeownership Month in June, bringing attention to the Michigan residents who own homes or aspire to achieve the dream of homeownership. This month should also serve as a call-to-action for state and federal policy makers to take action to revitalize our crucial housing industry. In Michigan, it is time for the state legislature to pass HB 4134 to end the punitive tax on inventory homes, which is discouraging builders from constructing inventory homes that are essential to encouraging prospective homebuyers to purchase a new home. At the federal level, there are serious threats to homeownership in the form of tax, legislative and regulatory policies currently under consideration that would scale back or eliminate the mortgage interest deduction and make mortgages and small business loans unaffordable and difficult to obtain. If enacted, those policies would deal a severe blow to our efforts to revitalize the American dream of home ownership. Your voice is needed to let elected officials and other government policymakers know how important housing is to our economy. The Michigan Association of Home Builders, along with the National Association of Home Builders and the Building Industry Association of Southeastern Michigan is staging a Rally for Homeownership in Detroit on July 20th. Statewide, new residential building permits are up more than 25 percent this year versus last. This after we’ve had record low production of new single family homes in each of the past five years. Our state’s unemployment rate is dropping faster than the national average. We’re actually seeing homes appreciate in value again in a number of markets. We’ve even had reports that homes are selling above list price in certain areas. So why, amidst an increasingly positive environment, are we concerned enough to stage a rally with our national association? Our industry and the housing marketplace are still very much in a fragile state. We need to strengthen our resolve and increase the volume of our collective voices to ensure that homeownership is still viewed by policymakers as a foundation for economic growth and prosperity. We all bear the responsibility of conveying this to our government officials or we will be condemned to an increasingly uncertain future. Speak out and be heard! Regards, Aaron Liscomb, Chairman Mr. Electric/Mid-State Electric 2nd annual Tigers Bus Trip Roared with Excitement On July 7th, 2012 the HBA headed out to Comerica Park for a great networking event as we watched the Detroit Tigers spank the Kansas City Royals. 88 Members traveled to Detroit on 2 beautiful Compass Coach buses and spent the day leisurely enjoying the game while making connections at what is becoming a very exciting event.
