1424 11th Avenue JULY 2013 Liz Dunn 206/324.0637 [email protected] 1424 11th Avenue is a mixed-used retail, office and residential project that wraps a new seven-story steel and concrete structure around a historic auto parts building in the heart of Capitol Hill’s Pike-Pine neighborhood. The project fronts a new 11th Avenue “green street” and includes a covered retail alleyway and open mid-block courtyard that connect, through adjacent properties, to both 12th Avenue and Pike Street. It completes a “village within a village” pedestrian complex that houses hundreds of residents and office workers, and is steps from 11th & Pike, one of the busiest pedestrian intersections in Seattle. 13TH AVE 12TH AVE The project is tucked among a neighborhood mix of award-winning new architecture and repurposed garage and warehouse spaces that house some of Seattle’s most creative independent restaurants and shops. The striking “old meets new” design features exposed steel, concrete and wood structure, open floor plans, and floor-to-ceiling windows at every level. 11TH AVE 1424 11TH AVE THE PROJECT RETAIL SUITES Suite A - 1,200 RSF Suite B- 564 RSF Suite C - 575 RSF Suite D - 1,337 RSF Suite E - 1,070 RSF Suite F - 644 RSF OFFICE FLOORS L1M - 3,173 RSF L2 - 6,643 RSF * L3 - 6,422 RSF L3M - 3,189 RSF L4 - 6,477 RSF * PINE RESIDENTIAL PENTHOUSES PIKE SITE PH 1 - 1,204 RSF PH 2 - 1,381 RSF PH 3 - 1,203 RSF UNION * Includes outdoor space N N O DIS MA 2 1424 11th Avenue | 11P Rentable SF is approximate until construction is complete. This ‘northwest modern’ prides itself on a polished rawness that expresses structure and function in a clean, simple, and elegant way with the use of concrete floor slabs, exposed decking, and steel structure. With double-height windows and tall ceilings, there are views on both intimate courtyards as well as spacious vantage points both east and west, giving each individual space something to offer. 1424 11th, while still young, already holds a powerful story by being tucked into such an important historic niche of buildings with a close knit community and great vibe. The project’s advanced sustainability features include: • Adaptive reuse at the building and materials level • Green roof/water management • Highly walkable location, high density of transit options, on-site bike facilities • Extremely high 24/7 occupancy (efficient use of space and systems) • High-efficiency energy systems (boiler-based radiant heat, passive cooling and high-efficiency ventilation) 10 1424 11th Avenue | 11P Metal wall panels Concrete Frame Aluminum/FIBERGLASS Storefront Reclaimed wood siding Swiss Pearl Carat SL “Sapphire” Integrally colored siding Clay tile infill HARDI ACCENT TRIM METAL PAINT COLORS 1424 11th Avenue | 11P 11 RETAIL 11TH AVENUE SUITE A - 1,200 RSF SUITE B - 564 RSF SUITE C - 575 RSF SUITE D - 1,337 RSF SUITE E - 1,070 RSF SUITE F - 644 RSF RETAIL GROUND FLOOR - EXAMPLE SPACE PLAN SPACES CAN BE FURTHER DIVIDED OR COMBINED 12 1424 11th Avenue | 11P N 1424 11th Avenue | 11P 13 RETAIL (E) EASEMENT TO REMAIN THE ALLEYWAY (E) COURTYARD 11TH AVENUE SUITE A - 1,200 RSF DOUBLE HEIGHT SPACE SUITE B - 564 RSF SUITE C - 575 RSF SUITE D - 1,337 RSF DOUBLE HEIGHT SPACE COURTYARD DRIVEWAY SUITE E - 1,070 RSF SUITE F - 644 RSF DOUBLE HEIGHT SPACE RETAIL (5,390 RSF) STREET LEVEL (RETAIL, FOOD AND BEVERAGE) • • • • 14 Double height spaces at the four corners of the building to maximize natural light Operable roll-up and/or sliding doors at ground level Shared central trash room, restrooms, and corridor Additional refrigeration and storage space is available at basement level. 1424 11th Avenue | 11P N OFFICE ALLEYWAY BELOW 11TH AVENUE OPEN TO BELOW OPEN TO BELOW RETAIL/OFFICES 3,173 RSF OPEN TO BELOW COURTYARD BELOW OPEN TO BELOW RETAIL / OFFICE (3,173 RSF) FIRST FLOOR MEZZANINE • • • • N 9’+ ceilings, open to dramatic double height retail space below Intended for accessory retail, seating, private dining, office and storage uses, or general office use Shared men’s restrooms for the street and mezzanine levels are accommodated at this level Spaces can be further subdivided/combined depending on tenant needs 1424 11th Avenue | 11P 15 OFFICE 11TH AVENUE DECK 2,245 RSF 2,000 RSF OFFICE (6,643 RSF) SECOND FLOOR • • • • 16 700 sq ft dedicated outdoor steel and concrete deck with a green wall Men’s and women’s restrooms 10’6” ceilings with 9’ tall windows Spaces can be further subdivided/combined depending on tenant needs 1424 11th Avenue | 11P 1,188 RSF N OFFICE 11TH AVENUE DOUBLE HEIGHT SPACE 3,498 RSF 2,413 RSF DOUBLE HEIGHT SPACE OFFICE (6,422 RSF) N THIRD FLOOR • • • • Unisex restroom 19’ double height spaces with 18’ high windows at the east and west ends; 9’6” ceilings under mezzanine The mezzanine, which has its own elevator stop, can be taken as part of the third floor or leased separately Spaces can be further subdivided/combined depending on tenant needs 1424 11th Avenue | 11P 17 11TH AVENUE OFFICE OFFICES OPEN TO BELOW OPEN TO BELOW OFFICE (3,189 RSF) THIRD FLOOR MEZZANINE • 9’6” ceilings; open to the third floor below at both west and east sides • Unisex restroom • Served by elevator, utility stairs and an open architectural stair, this space can be leased in conjunction with the third floor or as a separate space. • Spaces can be further subdivided/combined depending on tenant needs 18 1424 11th Avenue | 11P N OFFICE 11TH AVENUE OFFICES DECK COFFEE BAR OFFICE / COWORKING (6,477 RSF) N FOURTH FLOOR • Designed to house a dedicated co-working space and members’ club that is an extension of the Agnes Underground facility at 12th & Pike. • Work space, conference rooms, catering facilities and a lounge/library/living room • Members- and guests-only café/wine bar with west-facing city views and an outdoor deck • Use of the facilities available to office tenants in the Project through a discounted club membership package • Spaces can be further subdivided/combined depending on tenant needs 1424 11th Avenue | 11P 19 LIVING PENTHOUSE UNIT #1 DECK 11TH AVENUE PENTHOUSE UNIT #2 PENTHOUSE UNIT #3 DECK BELOW DECK GREEN ROOF LIVING (3,788 RSF) FIFTH FLOOR (RESIDENTIAL LEVEL) • Three penthouse apartments with open floor plans and generous private view decks • Each unit is one bedroom plus office/guest area and 1 + ¾ baths 20 1424 11th Avenue | 11P DECK N (E) NEIGHBOR BUILDING (E) NEIGHBOR BUILDING (E) NEIGHBOR BUILDING BIKE STORAGE TRANSFORMER (E) NEIGHBOR BUILDING DRIVEWAY TRASH (E) NEIGHBOR BUILDING PARKING / STORAGE N BASEMENT • 13 assigned parking spots with charging facilities • Extensive bike parking and shower/changing facilities • Space for residential, retail and restaurant storage; potential to build shared or individual walk-in refrigeration facilities 1424 11th Avenue | 11P 21
