1424 11th Avenue is a mixed-used retail, office and residential project
that wraps a new seven-story steel and concrete structure around
a historic auto parts building in the heart of Capitol Hill’s Pike-Pine
neighborhood.
The project fronts a new 11th Avenue “green street” and includes a
covered retail alleyway and open mid-block courtyard that connect,
through adjacent properties, to both 12th Avenue and Pike Street. It
completes a “village within a village” pedestrian complex that houses
hundreds of residents and office workers, and is steps from 11th & Pike,
one of the busiest pedestrian intersections in Seattle.

The project is tucked among a neighborhood mix of award-winning
new architecture and repurposed garage and warehouse spaces that
house some of Seattle’s most creative independent restaurants and
shops. The striking “old meets new” design features exposed steel,
concrete and wood structure, open floor plans, and floor-to-ceiling
windows at every level.

OUR TEAM
1424 11th Avenue is part of the 12th Avenue Marketplace properties owned by Urban
Shelter, LLC, and developed and managed by affiliate company Dunn & Hobbes,
LLC. The properties were purchased in 1999 and have been undergoing incremental
redevelopment ever since. They include the Pacific Supply building (renovated 2004),
Manhattan (renovated 2005), the Piston & Ring Building (renovated 2006) and the Agnes
Lofts (constructed 2007). Dunn & Hobbes has carefully curated a close-knit community
of creative office and retail tenants, and in 2012 opened the Agnes Underground coworking facility.

LOOK & FEEL
DESIGN
The heart of 1424 11th lies in the complimentary contrast of new and old;
the heavy timber structure of the original century-old building serving
as an anchor to the contemporary steel and glass construction extruded
from it. This ‘northwest modern’ prides itself on a polished rawness that
expresses structure and function in a clean, simple, and elegant way with
the use of concrete floor slabs, exposed decking, and steel structure. With
double-height windows and tall ceilings, there are views on both intimate
courtyards as well as spacious vantage points both east and west, giving
each individual space something to offer. 1424 11th, while still young,
already holds a powerful story by being tucked into such an important
historic niche of buildings with a close knit community and great vibe.
