Local Developers
Continue Building in Roselle
At a time when major development projects
significantly slowed or even ceased in many
communities, development and redevelopment
projects have continued to thrive in Roselle. And
two of the companies doing the developing,
Heritage and A New Leaf, are run by secondand third-generation Roselle natives.
According to Roselle Community Development
Director Patrick Watkins, the Village of Roselle is
fortunate to have such good quality developers
in town, particularly A New Leaf Development
and Heritage Development. “These quality
builders are both responsible and believe in
constructing for the long-term. This provides
for quality development and construction. That
is why both builders are still busy with projects
during this economic down turn.”
Todd Eichholz, president of Heritage
Development and Management and Broker/
Owner of Heritage Realty, has over 20 years
of experience in the local development market
- remarkable due to the fact that he is only
29 years old. Eichholz got his start at age 8,
sweeping floors in the development projects
owned by his grandfather’s company, Roselle
Commerce Development. By age 13, he was
sitting in on business meetings run by his
grandfather, Edwin Schwarzer, and his first solo
deal was negotiating a lease renewal with a
company representing Warren Buffet.
“I love everything about this business,” Eichholz
said, “Our priority is to build developments with
a quality that we know will last. I used to ride
around town in the car with my grandfather, and
he’d point out properties to me ‘I built that..
and that...’ he had such a lasting pride in his
work, and that pride continues with Heritage
today. I absolutely love
Roselle.”
The biggest project
that Heritage currently
has in Roselle is the
Cornerstone Plaza on
Lake Street just east
of Gary Avenue. As
an all-in-one company,
Heritage developed the
site, signed the lease deals, was
hired as a general contractor to do
many of the build outs, and acts as the property
management company. Cornerstone Plaza is
home to Brunch Cafe, Jimmy John’s, Lake Street
Animal Hospital, Xentrik Beauty Lounge, and
others, including the soon-to-be-opened Tilted
Kilt.
Cornerstone Plaza was designed to be a
showpiece for the southwest part of Roselle
along the Lake Street corridor. “We wanted to
bring this development up to the next level, to
make it taller and use more stone than most
retail buildings, something that would catch
your eye,” Eichholz said. “We saw a need for
something more upscale for Roselle, and we
built it.”
According to Eichholz, one of the best ways for
him to see what is physically happening with
development projects is to get his hands dirty.
That means he is driving the plows and sweeping
the job sites. All that, and he makes it a point
to be home (in Roselle, of course) for dinner
almost every night. “Family is so important - my
wife and kids help keep me balanced.”
Another high-profile development currently
under construction is located on Irving Park

Coffee with the Village Board
Do you have questions about what’s happening in the Village of Roselle? Coffee with the Village Board is
a great opportunity to meet and talk with the Mayor and Board of Trustees.
The Coffee with the Board series is scheduled for the first Saturday of the month. Upcoming Coffee with
the Board meetings will be held November 6 and December 4 from 9:00 to 10:30 a.m. at Village Hall.
Unlike regular Village Board or Committee of the Whole meetings, this informal session provides
residents and business owners an opportunity to discuss issues affecting them and the community.
Whether it be an update on the recent Main Street, Irving Park Road, or Lake Street/Gary Avenue
redevelopment efforts, or a few questions about the Village’s code enforcement procedures, the Mayor,
Trustees, and Village Staff will be prepared to assist you.
So come in and enjoy a cup of coffee and chat with your local elected officials.

Mayor’s Message
As we head into the holiday season, I always like to reflect on the
people and things for which I am thankful. Certainly when I look
around Roselle, I have many things on my list.
I am thankful for local residents who are stepping forward and
opening businesses in town. I am writing this on October 12,
and by the time you are reading it, there should be three new
businesses in our Village.
At Gary and Lake, Tilted Kilt is planning an early-November
opening. Roselle resident and developer Todd Eichholz is
responsible for landing this national chain in his Cornerstone Plaza
development. It will be the largest store in the chain, with the
ability to seat 365 people indoors and another 209 outdoors on
the two patios. The Tilted Kilt will have a private room and patio
for business meetings and other celebrations.
Resident Jeff Castrovillari is bringing us a boutique grocery store
at Plum Grove and Nerge called JC’s Market and Café. Designed
at a price point below Jewel and Dominick’s, JC’s will have regular
groceries, as well as organic and gluten-free foods and natural
cleaning supplies. Each day features a different nationality of
prepared foods to pick up and take back to work or home—or eat
in the café area of the store. The store opened on October 22.
On Main Street, the owners of Impecca present us with Vida—a
Latin-fusion dining experience! John Gianforte (a Roselle resident)
and Frank Skaja will open Vida adjacent to Morning Glory Café on
November 1. Two years ago, the Village Board asked John, who we
were welcoming into town with his restaurant supply business, if he
knew of any of his customers who wanted to open a restaurant in
our town. He didn’t, so he decided to fulfill that need himself. He
partnered with Frank and the rest is Roselle history!
Opening a small business is risky in the best of economic climates,
so these new business owners represent a real commitment to our
Village. I am challenging all residents who have been complaining
about a lack of places to go to please support these efforts—and
more than just once. Every endeavor has growing pains. Take the
time to tell the owners what you liked and what could be improved
and then go back again and again. Unique successful businesses in
other towns didn’t open up exactly as they are now. They had the
loyal backing of the community, and with constructive feedback,
evolved into what they are today. We need to give our new
businesses the
same chance!
I am thankful for the group of Roselle
businesses and residents who put the time
and effort into a Facebook page for our Town
Center. Please check out the page online at
www.facebook.com/RoselleTownCenter to find
out what is happening in downtown!
I am thankful we had money in the TIF district fund to purchase an
ice skating rink for our Civic Plaza (what was the empty parking lot
at Prospect and Main). This synthetic skating surface doesn’t rely
on water or freezing outdoor temperatures, so we can keep it up
for a number of months. The 45X45’ surface should accommodate
30-35 skaters, and we hope it will provide many hours of
enjoyment for our residents. Look for it around December 1.
I am thankful for the indoor recreational activities we have in town.
Whether they are through the park districts or private businesses
(Coachlite Roller Rink, Brunswick Zone bowling alley or Strike
Ten Lanes bowling alley), you shouldn’t be bored over the winter
months.
Every year I am grateful for all of our volunteers on our Boards and
Commissions who give their time to help Roselle be a better place
to live. Besides the members who look at all new development
and variations on existing pieces of property, we have volunteers
who put on our Rose Parade and carnival, Taste of Roselle, Main
Street Market, and Cruise Nights. Our Emergency Management
Agency, Explorer troops and Volunteers in Policing provide us extra
eyes and ears at these events, so they run smoothly. Additionally,
hundreds of residents serve on PTO’s and PTA’s, the RMSBO,
Racers Swim team, and as Scout leaders and band parents. We
live well in Roselle, and it is due to each and every one of you who
contribute! Thank you.
Lastly, I have deep gratitude to my family, who has always and still
continues to support me—with a special thanks to my grandson,
Ryan. In a recent conversation about people of different ages,
he concluded most grandparents are old but said, “Don’t worry,
Oma, you are just ‘middle’.” It doesn’t get better than that! Happy
Thanksgiving!

Developers, Continued from Page 1
Road, just east of Roselle Road. This
project has been undertaken by A
New Leaf Development, a company
owned by brothers and Roselle
natives Perry and Kai Janke.
Having emigrated to the Chicago
area in the 1950s, their father
Richard Janke brought his skills
as a carpenter and his German
work ethic with him to Roselle
when he settled here in the early
1960s. Richard Janke started Janke
Construction in Roselle in 1969, building
custom and spec homes, apartments and
other residential commercial developments.
“The buildings started small, and grew in size as the company
grew,” said Perry Janke. “My dad believes in building a product
that he is proud of, and he was always a fair businessman to deal
with. My brother and I learned a lot from him, which started
when we would go to work with him on Saturdays when we were
6 or 7 years old.”
While Richard and his wife Anni are now retired, the
family business, which includes architecture, development,
construction, and property management, continues with
A New Leaf Development. With professional training as an
architect, Perry, along with his brother Kai, founded A New Leaf
Development Company in the mid-1990s as a sister company to
Janke Construction. “We thought A New Leaf Development may
help begin a new chapter for Roselle when we founded it,” Perry
said. “We acquired and began developing properties in Roselle’s
Town Center TIF. We began planning for the future for the heart
of Roselle, to fill a void in the center of town that will be used by
the entire community.”
“The best part of working in Roselle, for us,” Perry said “is
that we grew up here, we’ve chosen to build here, and we built
tremendous relationships in this community. Those relationships
help us to make our product something that fills a need for our
community. Our business is here in town, and we are able to
stand by our work, and iron out the details. Our goal is to make
sure our developments are successful and able to flourish.”
Time lines call for the first phase of the new pedestrian-friendly
retail and office space development on Irving Park Road to be
completed in early 2011, with Itasca Bank and Trust opening
its newest branch there on the southeast corner of Irving Park
and Roselle Roads. Construction on phase two, just east of the
current site, will commence after the initial development is filled.
Heritage is an all-in-one residential and commercial realty
development and management company, located at 1350 Lake
Street, Suites D & E in Roselle. Call (630) 980-0604, visit

Rules of the Road Review
Construction Zones
When approaching or entering a highway
construction or maintenance area, Illinois
law requires motorists to stop all wireless
phone communications, slow down, yield
to any authorized vehicles or workers in the
area, change to a lane away from the workers,
and proceed with caution. If a lane change is not
possible, reduce speed and proceed with caution. Penalties
for traffic violations in construction zones include fines of up to
$10,000, a driver’s license suspension of 90 days to two years
and possible imprisonment.
Emergency Vehicles
When approaching a stationary emergency vehicle using visual
signals, Illinois law requires motorists to yield, change to a lane
away from the emergency vehicle and proceed with caution. If
a lane change is not possible, reduce speed and proceed with
caution.
When being approached by an emergency vehicle using
audible and visual signals, Illinois law requires motorists to
immediately pull to the right side of the road and allow the
emergency vehicle to pass. In some cases a complete stop may
be necessary to allow the emergency vehicle to pass. If stopped
at an intersection with two-way traffic, remain stopped until the
emergency vehicle passes.
If a driver fails to yield to an emergency worker or vehicle, and
that failure results in a crash where an emergency worker is
injured or killed, the driver may lose his/her driving privileges for
a minimum of 90 days.
School Crossing Zones
When approaching a marked school crossing zone between
7:00 a.m. and 4:00 p.m., on days when school is in operation
and when school children are present, a driver must stop all
wireless phone communications, reduce his/her speed to 20
mph and yield to any children or adults crossing in the crosswalk
area. Speeding in a school crossing zone will result in a $150
fine.
A driver who causes bodily or great bodily harm to a child
or crossing guard in a school crossing zone is subject to
imprisonment and fines of up to $25,000 as well as a possible
minimum one-year suspension of driving privileges.
Wireless Telephone Usage in Construction and School
Speed Zones
A person under the age of 19 years who holds an instruction
permit issued under Section 6 105 or 6 107.1, or a person
under the age of 19 years who holds a graduated license issued
under Section 6 107, may not drive a vehicle on a roadway while
using a wireless phone.
A person, regardless of age, may not use a wireless telephone
at any time while operating a motor vehicle on a roadway in a
school speed zone established under Section 11 605, or on a
highway in a construction or maintenance speed zone
established under Section 11 605.1.
Electronic Communication Devices
(Texting While Driving)
A person may not operate a motor vehicle
on a roadway while using an electronic
communication device to compose, send,
or read an electronic message.
For more information about Illinois Vehicle
Code, visit the Illinois General Assembly online
at www.ilga.gov or the Secretary of State’s page at
www.cyberdriveillinois.com.
Public Works
Snow Plow Season Is Just Around the Corner
Anti-icing of the roadways in Roselle typically begins before a
snowfall, with the application of brine, a liquid anti-icing salt
solution. Rows of white, chalky lines are created on the roads
during the brine application process. The brine application
provides additional time before the snow and ice
begin to build up on the pavement. Brine is
not applied to the streets if rain is predicted
before the snow, as it would be washed off
the pavement before becoming effective.
Once the snow starts falling, Public
Works typically begins plowing
operations after two to three inches
of snow has fallen, or sooner if road
condition reports indicate the need.
6
Please remember to exercise caution when driving in snowy and
icy conditions. With the exception of Central Avenue, all of the
local roads in Roselle have a posted speed limit of 30 miles per
hour or less.
Please Help Keep Snow Off Roselle Streets
Shoveling, dumping, plowing and blowing
snow onto streets and public sidewalks is
a violation of local ordinances. Snow
that is re-deposited on Village streets
and sidewalks can cause hazardous
conditions for both motorists and
pedestrians. Shoveling tip: shovel
snow with the direction of traffic
to help reduce the amount of snow
plowed back onto driveway aprons.

Furnace Safety Tips
It is the time of year again that the weather starts getting
cooler, and many people turn on their furnaces for the first time.
Homeowners who follow a few quick and easy steps can operate
their furnaces in a safer and more energy efficient manner.
Replace or clean furnace filters three or four times a year. This is
a quick, easy job every homeowner or tenant can do. A new filter
makes your furnace more energy-efficient and saves money, too.
A furnace that is not running at peak performance can be
deadly. Carbon monoxide (CO) is a natural product of
incomplete combustion that virtually every gas furnace
produces. CO is usually carried away from your home through
the furnace’s venting. A clean, efficiently burning gas furnace
produces very small amounts of CO, while a dirty, inefficiently
burning one can produce deadly amounts. CO is odorless
and colorless and can cause flu-like symptoms, disorientation,
confusion, and even death.
It is highly recommended that you have your furnace cleaned
and checked every year. The older the furnace, the more
important this service is. Over time, furnaces can develop small
cracks in the combustion chamber. These cracks may not be
visible to the naked eye. It is through these cracks that CO can
leak into your home. Other furnace tips:
Keep Fireplaces
and Wood Stoves Clean
• Have your chimney or wood stove inspected
and cleaned annually by a certified chimney
specialist.
• Clear the area around the hearth of debris,
decorations and flammable materials.
• Always use a metal mesh screen with
fireplaces and leave glass doors open while
burning a fire.
• Install stovepipe thermometers to help monitor flue
temperatures.
• Keep air inlets on wood stoves open, and never restrict air
supply to fireplaces to avoid creosote buildup.
• Use fire-resistant materials on walls around wood stoves.
Burn Fuels Safely
• Never use flammable liquids to start a fire.
• Use only seasoned hardwood. Soft, moist wood accelerates
creosote buildup.
• Keep the area around your furnace clean and unobstructed.
• Build small fires that burn completely and produce less smoke.
• Keep the burner area of your furnace clean.
• Never burn cardboard boxes, trash or debris in fireplaces or
wood stoves.
• Do not store anything combustible within six inches of your
vent pipe or near your furnace.
• Do not close off more than 20 percent of the registers in
your house. This can cause high resistance and unnecessary
heat build up in the furnace.
Time Change? Time to Change the Batteries
Daylight Savings Time ends on Sunday, November 7,
2010, at 2:00 a.m. The Roselle Fire Department
would like to remind residents that this is also
a great time to change the batteries in your
smoke and carbon monoxide detectors.
Smoke and carbon monoxide detectors
should be replaced every 7 to 10 years, or
sooner if necessary. Remember, it is state
law in Illinois to have smoke detectors and
carbon monoxide detectors in your homes.
• When building a fire, place logs at the rear of the fireplace on
an adequate supporting grate.
• Never leave a fire in the fireplace unattended. Extinguish the
fire before going to bed or leaving the house.
• Soak hot ashes in water and place them in a metal container
outside your home.
Protect the Outside of Your Home
• Stack firewood outdoors at least 30 feet away from your
home.
• Keep the roof clear of leaves, pine needles and other debris.
• Cover the chimney with a mesh screen spark arrester.
• Remove branches hanging above the chimney, flues or vents.
• Extend all vent pipes at least three feet above the roof.
Roselle Fire Department Offering CPR Courses
The Roselle Fire Department is offering a Heartsaver CPR/AED course on Thursday, November 11, 2010, at the Fire

Chamber of Commerce
The Roselle Chamber of Commerce and
Industry continues the annual tradition of
recognizing individuals for their contributions
to the community. The Joseph G. Salerno
Business Person of the Year Award honors a
businessperson’s professional successes and leadership. The
Brian K. Healy Service Award pays tribute to an individual for
outstanding community service.
The Roselle Chamber is pleased to announce John T. Dabrowski,
Bloomingdale Township Assessor, as the 2010 Business Person
of the Year. John was appointed to the Chamber Board shortly
after his electrical business became a member in 2001. He
served a two-year term as president and continues to serve as an
elected board member. John also co-chairs the Chamber’s annual
golf outing.
While running a business, John’s attention turned to the
community in which he lives where he was elected and served
three terms as a Bloomingdale Village Trustee. He served on
the Planning and Old Town Commissions, and the Family and
September Fest Committees. His career in assessing began as a
field inspector and eventually Chief Deputy Assessor
of the Residential Division. John was elected as the
Bloomingdale Township Assessor in April 2009.
John serves on the Board of the Fairfield
Homeowners Association and is an active
member in several area chambers. John
received the 2009 Ambassador of the Year
Award from the Glendale Heights Chamber. He
serves as the Chairman of the DuPage County Area Project for
Youth, and as the Vice Chairman of the Bloomingdale Township
Republican Party.
In recognition of Gary A. Oprenchak’s service to our community,
he has been selected as the Service Award recipient. Shortly
after moving to Roselle in 1989 and armed with a
desire to become involved in the community,
Gary became a member of the Wide Advisory
Committee and the District-Wide Planning
Committee which produced many community
and parent surveys within the school district.
He also volunteered for the Cook / DuPage
Roselle Schools Disciplinary Committee
responsible for creating a comprehensive policy.
Gary volunteered for Friends of the Library and
later served as President in 1997. In 1999, Gary was
elected as Trustee of the Roselle Library; he served as Secretary
and Treasurer, and continues to serve as a Trustee. Representing
the library, Gary can be seen the entire weekend at the Taste
of Roselle, splitting his time between the Chamber sponsored
beverage and Bingo tents.
Gary has also been a member of the Ventura 21 Subdivision
Board since 2005 currently serving as Secretary and as a
member of the Architectural Control Committee.
John and Gary will be honored at the Chamber’s Annual Holiday
Party on December 10, 2010. If you’d like to participate in this
celebration, please call (630) 894-3010.
