Regions Add RealtyTrac
Foreclosure Data to their
Real Estate Web Sites
On April 23, 2008, thousands of RE/MAX
Web sites in Northern Illinois, New Jersey,
Kansas, Missouri, Oklahoma, Arkansas,
Alabama, Louisiana, Mississippi and
Michigan went live with a new consumer
foreclosure property search feature.
The respective RE/MAX Web sites for
these states are:
www.illinoisproperty.com
www.remax-nj.com
www.remax-midstates.com
(Kansas and Missouri)
www.remax-oklahoma.com
www.remax-arkansas.com
www.remax-alabama.com
www.remax-louisiana.com
www.remax-mississippi.com
www.remax-michigan.com
RealtyTrac’s foreclosure data has been added
to the comprehensive property search feature
on the RE/MAX Web sites so that consumers
can access pre-foreclosure and foreclosure
properties (including auctions and bank
owned) in the same Web site as MLS listings,
recently sold properties and neighborhood
valuation tools - thus providing a true
360-degree view of the market.
The same search feature is also available
through individual agent Web sites in these
Regions.
This new feature is the result of a strategic
partnership between RealtyTrac
(www.realtytrac.com), the national leading
source of foreclosure data; Reliance
Network, a leading developer of Web-based
applications for real estate companies
and four independently owned RE/MAX
Regions.
In 2007, more than 2.2 million foreclosure
filings - default notices, auction sale notices
and bank repossessions - were reported
on more than 1.2 million properties
nationwide. This represented a 75 percent
increase in total filings from 2006. The
number of foreclosures continues to
increase significantly in 2008 as millions of
adjustable rate mortgages with teaser rates
are reset.
RE/MAX has a strong commitment to
facilitating the interaction between
RE/MAX agents and the public. Offering
state-of-the-art technology and integrating it
with all of the data consumers want to see,
enhances the real estate process.
“This is an exciting partnership,” said Rick
Sharga, vice president of marketing at
RealtyTrac. “This new search application
will pull real-time data directly from
our nationwide foreclosure database and
provide consumers with a method to access
distressed properties.”
“We are always looking to enhance our
product service offering to our client’s
customers,” added Mike Soroker, CEO,
Reliance Network.

Jim Merrion Speaks at Industry Gathering
on “Thriving in a Changing Market”
For the Chicagoarea housing
market to
rebound from the
correction it has
been experiencing
will require a
combination of
Jim Merrion, Regional Director, education for
RE/MAX Northern Illinois
buyers and sellers
and a reduction in the current level of homes
for sale, according to Jim Merrion, regional
director of the RE/MAX Northern Illinois
network.
Speaking to a real estate industry gathering
at the University Club of Chicago on April
9, which was hosted by Metro Chicago Real
Estate Magazine, Merrion stressed the need
for real estate professionals to give buyers
and sellers a realistic perspective on the
current housing market.
“The market here is experiencing
a correction, but it remains
relatively strong...”
“Educating buyers and sellers is always
an important function for real estate
professionals, but that is truer today than
it has been in recent years,” said Merrion.
“There is a lot of misperception out there
because our customers are seeing news
reports about the housing market that are
often based on activity in other areas of the
nation where problems are more severe than
in Chicago.
“At the same time, much of the local market
coverage they see is based on data that is
months old and doesn’t offer an accurate
picture of current conditions,” he said. “The
market here is experiencing a correction, but
it remains relatively strong, especially when
compared to areas like Florida or California.”
Merrion urged agents to keep buyers focused
on their needs as they shop in a market where
so many homes are available. Otherwise,
buyers can become frustrated looking at
dozens of properties that don’t offer the
features they want at a price they can afford.
A second key message for buyers, according
to Merrion, is that all sellers are not desperate
to sell at any price.
“Buyers today often expect to negotiate
a substantial reduction in the price of a
home, regardless of its list price,” he noted.
“In many cases, sellers have priced their
properties quite aggressively to begin with
so they aren’t disposed to further significant
price reductions. A quick sale is essential
only for a minority of sellers. In fact, many
are prepared to sit tight if they don’t get what
they believe is a fair price.”
As for educating sellers, Merrion contended
they need a real estate agent’s help to price
their homes properly in the first place. Most
sellers understand the concept of basing
the price they ask on the sale prices of
comparable properties. Today, however, what
constitutes a comparable property is quite
different that it was a year or two ago.
“The market is changing so rapidly that
sales made more than six months ago have
little value as comparables, and if possible,
it’s best to consider only those sales that
closed in the last three months,” Merrion
said. “It’s also extremely important to make
sure sellers understand how even recently
sold properties differ from the home they are
selling. That’s because buyers can choose
among so many homes today. Even relatively
small differences in such things as room size,
layout, amenities or overall condition can
make a real difference in what buyers will
offer.”
He also noted that because competition in the
marketplace is so intense, sellers must
be made aware that they are best served
by getting their property it top condition
before putting it on the market.
“First impressions count. Many agents
and buyers will see a home during the first
few weeks it is on the market,” Merrion
explained. “If a seller waits until the home
has been listed for a while before fixing the
storm door or replacing a stained carpet, it
will be too late to change the first impression
of all those prior visitors. I’m encouraged to
see that many sellers now are doing what is
required to get a property in top shape prior
to listing.”
As for the need to work through the large
inventory of homes already on the market,
Merrion contends that pricing is the key.
“The old saying in our business is that ‘price
cures all,’ and that’s just as true today as it
ever was. I believe a necessary but modest
additional correction in prices could happen
over the course of 2008 and is likely to
attract a considerable number of buyers into
the market, especially first-time buyers and
investors,” he said. “A lot of these folks are
sitting on the fence right now, and drawing
them into the market would make a huge
difference.”

children’s hospitals in the United State and
Canada.
The Wolf Road office, with 31 affiliated
agents, is one of four RE/MAX TEAM

Pamela and Patrick Allen. All four offices,
three in Orland Park and one in Palos

Another Hitwise Top Ten Award has been
presented to www.remax.com, based on the
number of visits to the site in the last quarter
of 2007. The site ranked second overall in
the real estate industry category in the United
States and was the top ranked site among real
estate brokerage brands. The site averages
more than 2 million unique visitors each month.
The RE/MAX site offers consumers the
ability to search more than 90 percent of
all listed properties for sale in the U.S.,
delivering access to more multiple listing
services and more individual property listings
than any other real estate brokerage brand.
RE/MAX International, Inc., is a global real
estate network, based in Denver, Colo. Its
Web site, www.remax.com, is designed to
help buyers search listings in cities and states
all across the country, and to help sellers with
neighborhood valuation questions.
“We’re excited to see that the RE/MAX
Web site provides tools that millions of
families are using to find their next home or
see current sales prices of homes in their
neighborhood,” said Jim Merrion, regional
director of RE/MAX Northern Illinois.
“The site is a wonderful tool for consumers,
but when buying or selling real estate,
the wise consumer continues to turn to a
knowledgeable real estate agent.”
Hitwise is a leading online competitive
intelligence service that looks at how Web
sites are used. It is a subsidiary of Experian
Group, Ltd. The service reports Web site
rankings on a monthly basis. The
www.remax.com site retained the top spot
among real estate brokerage brands and
the second spot in the overall real estate
category in the most recent Hitwise report,
which covered activity in February.
“Securing Miracle Office status makes a
statement about each of our offices, underscoring our commitment to the families we
serve and to the broader community in the
Chicago area,” said Patrick Allen. “What’s
more, it is a pleasure to do the work needed
to raise funds for Children’s Memorial
because we’ve seen how hard the hospital
staff works to aid children of all social and
economic backgrounds.”
The Hitwise U.S. Top 10 Awards Program
recognizes the most successful U.S.
websites in more than 160 industries. The
program records the usage and search
behavior of more than 10 million Internet
users, which is the largest online sample of
its kind. The awards single out excellence
in online performance through public
popularity.

RE/MAX CITYVIEW, SERVING SAUGANASH
AND EDGEBROOK, PLANS ON SUMMER OPENING
The newest RE/MAX franchise in Chicago
will begin serving the Northwest Side
communities of Sauganash and Edgebrook
this summer.
The Broker/Owner of RE/MAX Cityview is
Robert Padron, an Edgebrook resident who has
operated an independent real estate brokerage
and insurance agency for the last five years at
Peterson Park community. He also has been
extensively involved for several years in a
series of condominium projects, converting
more than 50 units, typically in six- or eightunit buildings in such Chicago neighborhoods
as Rogers Park, Humboldt Park and the West
Loop.
Now, Padron plans to focus his energies on
the real estate brokerage business, and is
currently looking for an office location near
the intersection of Cicero and Devon avenues.
“We are looking forward to establishing
RE/MAX Cityview as an integral part of the
Sauganash and Edgebrook communities, and
we will work hard to earn the business and
trust of our neighbors,” Padron said.
He noted that the biggest hurdle he faced
as an independent real estate brokerage was
name recognition.
“Affiliating with the RE/MAX brand, which
is number one in the Chicago area, goes a
long way to resolving that issue. Just as

In delivering real estate services to his

Comes to Morrison as Independent Office
Joins Top Real Estate Network in Northern Illinois
The RE/MAX network will

when Smith & Associates

becomes RE/MAX Property
Associates. Located 17 miles
west of Sterling, Morrison is a
community of 4,600.

this year, we are well ahead of last
year’s pace.”
New owner Louise Clark (center) recently opened a RE/MAX office in Morrison. She is
seen here with Regional Franchise Sales Consultants Jennifer McLean and Jeff Metz.
“Affiliating with the RE/MAX network brings
a lot of pluses to our office,” said Clark. “It
gives us a brand name that has worldwide
recognition and respect, plus a new level of
technological sophistication and enhanced
training opportunities that will benefit each of
our agents and all of our customers.”
Clark, who lives in rural Morrison with
her husband, John, and three children, first
entered the real estate industry in 2001.
She became a broker in 2003 and purchased
Smith & Associates in 2005.
“We feel that being part of the RE/MAX
network will give us the opportunity to
increase our market share in what has been
an extremely active real estate market,” said
Clark. “Last year’s real estate activity was
the best we’ve had here for a long time. We

One of Clark’s goals is to add
more agents who serve the
western portion of Whiteside
County, especially those licensed
in both Illinois and Iowa. Clark
plans to earn an Iowa real estate
license because it will enable her
office to serve customers in the
west end of the county.
“We frequently serve clients who
either want to move to the Clinton, Iowa, area
or who are moving to Morrison and wonder if
we can sell their house in Iowa,” Clark said.
“Our affiliation with RE/MAX should
allow us to more effectively serve a broader
geographic area, both because of the name
recognition that RE/MAX brings and the
technological capabilities that the RE/MAX
network will allow us to access,” she said.

Plans June Opening
Round Lake will get its first RE/MAX office

will be Corinne and Jonathan Guest, a
husband-and-wife team whose roots in the

The new office is expected to be open by June 1

“Anyone familiar with Lake County real

is occurring in the Round Lake area,” said
Corinne, who previously was affiliated with
RE/MAX Advisors in Deer Park. “We are
delighted with the prospect of joining this
vibrant community and meeting its needs for
top quality real estate brokerage services.”
According to Corinne, the Guests were first
attracted to Round Lake several years ago
when they purchased, rehabbed and sold a
home there.
“We got to know the area well and were
impressed with its potential, so when this
opportunity developed, it seemed like a perfect
fit,” she said.

Of CMN Miracle Offices
RE/MAX Villager of Glenview, has joined
the exclusive ranks of Miracle Offices, a
designation given by the Children’s Miracle
Network (CMN), a network of premier
children’s hospitals in the United States
and Canada. The office, located at 1245-47
Waukegan Road, is operated by Broker/
Owners Janet Leverenz and Michelle,
Anthony and Eric Shoemaker. It has 38
affiliated agents.
“Making the health of children in our
community a priority for our office is
something all our agents feel strongly
about, and supporting CMN and Children’s
Memorial is an ideal way in which
to achieve that goal,” said Michelle
Shoemaker, who serves as Managing
Broker. “Children’s Memorial is an
outstanding institution and a wonderful
resource for families in Glenview and the
entire North Shore area we serve.”
RE/MAX Town Lake and Country in Freeport
Joins Exclusive Ranks of CMN Miracle Offices
RE/MAX Town Lake and Country in
Freeport, has joined the exclusive ranks of
Miracle Offices, a designation given by
the Children’s Miracle Network (CMN), a
network of premier children’s hospitals in
the United States and Canada. The office
has two locations: 327 W. Exchange St.,
in Freeport, and 21-78 Lake Carroll Blvd.
in Lake Carroll, a resort community about
20 miles from downtown Freeport. It is
operated by Broker/Owner Julie Wenzel
and has 10 affiliated agents.
“We are proud to support the outstanding
work of Children’s Memorial, which each
year helps thousands of kids and their
families from across Illinois and beyond,”
said Wenzel. “We take real satisfaction in
these fund-raising efforts and view it as one
RE/MAX Superior Properties
in Huntley Has New Ownership
New ownership is now in place at RE/MAX
Superior Properties, 10880 Hwy. 47, Huntley.
Tony Bellino, a RE/MAX agent with 20
years experience who was formerly based in
Algonquin, acquired the office in partnership
with his son, Daniel Bellino, an attorney.
“Huntley today reminds me so much of
Algonquin when I first entered the real estate
business 20 years ago,” said Tony Bellino.
“It has seen a good deal of growth in the last
decade and will see even more in the years to
come.
“This area has so much potential that I’m
confident we will be able to expand our staff
of agents quite readily,” he said.
A resident of Algonquin, Bellino is
implementing a 90-day program to upgrade
and expand RE/MAX Superior Properties.
The service area will remain the same:
Algonquin to Huntley and McHenry to Elgin.
One reason for his confidence in the future of
Huntley, according to Bellino, is his comfort
with the community’s political leadership.
“The leaders here have taken a very thoughtful
approach to the planning process, learning
from both the successes and the mistakes of
other communities, and the result has been the
creation of a great plan for future growth. I’m
excited about the prospect of helping move that
plan forward in our role as Realtors®,” he said.
“We will start by improving the office
infrastructure, which includes upgrading the
office interior and carefully selecting the best
new technology options. Then, our focus
will shift to recruiting additional agents,” he
reports. “After that, our job will be to acquaint
the community with our new team.”
Bellino joined the RE/MAX office in
Algonquin in 1988 after an 18-year career in
the restaurant business. A few weeks ago he
was inducted into the RE/MAX Hall of Fame,
an honor that recognizes RE/MAX agents who
have assisted 350 or more clients in their
RE/MAX career.
Bellino brings with him to Huntley his fourperson team of real estate professionals. Their
job, said Bellino, is to use their skills to improve
the office and support the six agents already
there, as well as those Bellino hopes to recruit.
“We welcome Tony and Dan as RE/MAX
franchise owners,” said Jim Merrion, regional
director of RE/MAX Northern Illinois. “Both
are outstanding professionals, and I know that
the people of Huntley will find them to be real
assets for the community.”

For a real estate professional, this area
is one of the outstanding opportunities in the
northwest suburbs, and my son and I wanted to
be part of it.”
Tony (left) and Dan Bellino are the new owners of the
RE/MAX Superior Properties office in Huntley.
more way to say thank you to the families
who have put their trust in us when it
comes to buying or selling a home.”

RE/MAX American
Dream of Wauconda
Joins Exclusive Ranks
of CMN Miracle Offices
NEWS makers
RE/MAX American Dream of Wauconda,
has joined the exclusive ranks of Miracle
Offices, a designation given by the
Children’s Miracle Network (CMN), a
network of premier children’s hospitals in
the United States and Canada. The office,
located at 173 Thomas Court, is operated by
Broker/Owner Pattie Palzet-Taylor and has
15 affiliated agents.
“All our agents share a commitment to
serving the families of our community, and
for that reason we are proud to support the
wonderful work of Children’s Memorial,”
said Palzet-Taylor. “The hospital and its
dedicated staff help so many families deal
with a full range of health issues, and we are
honored to play a small part in aiding them
through our fund-raising efforts.”
The Sales Associates of RE/MAX All Pro, Carol Stream, recently surprised Broker/Owner Tim
Binning (back row, third from left) with a cake and showered him with cards in celebration of
Founder’s Day and in appreciation of his encouragement and support.

Sue Rossi, RE/MAX 2000, Crete, was invited
by RE/MAX International’s E-Business
Training Group to participate in the second
annual Trainer Forum and to share her
ideas on how RE/MAX Affiliaties can
get the maximum benefit from RE/MAX
technologies.
After being inspired by Oprah's Big Give
television series, Carol Best, RE/MAX
Advisors, Deer Park, decided to offer her
real estate services for $1 to a local family
or individual who needs to sell their home
because of a medical or work-related
hardship. Through April 12, Best accepted
applications in the form of 300-word essays
describing the applicant's situation and why
they should be chosen for her discounted
services.

RE/MAX Professionals South, Plainfield, RE/MAX Professionals Select, Naperville, and
RE/MAX Pinnacle, Shorewood, hosted a “Las Vegas Nite” fundraiser to benefit Children’s
Memorial Hospital on March 14. The evening consisted of poker, blackjack, roulette and
craps, along with hors d’oeuvres, wine, beer and soft drinks. Each participant received a
generous stack of chips for use in the gambling games, which raised $1,000 for the hospital
that night.
