With its manicured gardens and elegant event
marquee, our beautiful Homestead has long been a
popular spot for couples tying the knot.
To promote the venue, last year at a major bridal
expo the Eynesbury Homestead weddings team gave
away a free winter wedding reception. It was won by
lucky Tarneit couple Sharney and Anthony who will
be getting married here in September.
They’ll now be joined by their beautiful baby Alecia,
born late last year, who will make a gorgeous
flowergirl toddling down the aisle.
Congratulations to Sharney and Anthony.
The next Eynesbury Homestead Wedding Expo
will be held on Sunday 24th February from 11am
to 3pm.

Essendon supporters who’d won the game at
a fundraising auction last year.
Enjoying Eynesbury’s tournament standard
facilities, Brendon Goddard said they’d had a
relaxed 18 holes in perfect sunny conditions.
“It’s my first time here and the course is
amazing,” he said.
“We’ve had a great day and I haven’t been
given too much advice for the coming season
from my playing partners!”

Blueberry Pancakes
- Adele Mowat
A favourite for Sunday mornings
INGREDIENTS
200g self-raising flour
1 tsp baking powder
pinch of salt
1 egg
300 ml milk or 600ml buttermilk (for a richer
texture)
knob of butter, melted
punnet of blueberries (or frozen if not
available)
extra butter for cooking

METHOD
Sift flour, baking powder and salt into large
bowl.
Beat the egg with the milk and mix in melted
butter.
Combine the milk mixture into the flour
mixture until a smooth batter is formed.
Gently mix in blueberries.
Heat a little butter in a frypan over medium
heat. Cook spoonfuls of batter until bubbles
form, then flip.
Keep pancakes warm under clean tea towel.
Serve with extra blueberries and good
quality maple syrup.

Eynesbury residents give recycled water the thumbs up
A survey by Western Water has found not all
Eynesbury residents know where their recycled
water comes from.
Every household in Eynesbury has two water
supplies: drinking water and Class A recycled water,
for uses such as toilet flushing and garden watering.
“We surveyed Eynesbury residents recently about
their knowledge of, and attitudes to, recycled
water,” Western Water’s Managing Director, Neil
Brennan, says.
“More than half the people who responded to our
survey thought recycled water was derived from
greywater or stormwater.
“In fact, it is derived from household sewage, which
is treated to a very high standard to make it safe for
specific uses, such as garden watering and toilet
flushing.”

Class A recycled water is produced at the Melton
Recycled Water Plant. The Class A plant is the first
of its kind in Australia to be certified carbon neutral,
and uses biogas to produce power.
The survey also found almost all respondents
thought having a recycled water supply was
beneficial.
“A lot of people commented that recycled water
helps save precious drinking water, and we need
to recycle all our resources where possible,” Mr
Brennan says.
Western Water conducted a trial at the homes of a
group of Eynesbury residents last year to test the
use of recycled water for clothes washing.
The results of the trial, and a decision on whether to
allow the use of recycled water for washing clothes,
are due soon.

Your owners corporation

I have noticed many comments on the portal
in recent times through the portal system and
through talking to people in Eynesbury who ask
the question “Just what do we get for our Body
Corporate Fees?”
Others complain about lack of mowing and
maintenance of nature strips and there are some
who have questioned the “over watering” of
Eynesbury Road.
The Owner’s Corporation is currently for
90 per cent of the running of the Community
Association.
The Community Association is, in turn responsible
for commitments made under the Section 173
Agreement with both Melton & Wyndham
councils. These commitments include: (Amongst
a number of things)
•
Maintenance of the Grey Box Forest
•
Maintenance of Eynesbury Road
•
Maintenance of nature strips and reserves
•
Maintenance of parklands & reserves
•
Maintenance of occupied Heritage listed buildings.
There are other things in the Section 173
agreements but the above are the main issues
covered.
We were all provided with and signed a copy of
that agreement when we purchased our land from
the developer. This is an important document and
one you should all peruse at some time.
The Owner’s Corporation has entered into several
maintenance contracts since the development
began. The most important of these contracts
are the Aus Eco contract for Forest Maintenance
(around the $210K mark each year) and the
general maintenance contract (currently with
McMahons) this is around the $600K mark each
year.
Now what do you receive for your money? Well
part of the answer to that question lies in the
forest you travel through every time you either
enter or exit Eynesbury.
The greybox forest is one of the most unique
forests of its kind anywhere in Australia and
perhaps, for that matter, the world. It is so
important that Heritage Victoria and Heritage
Australia have both listed it for preservation. The
Federal government through the Department
of Sustainability and the Environment has also
placed restrictions and requirements on it.
Remember it was a commitment to preserve it
also in our Section 173 agreement.
The other part to the question lies in the
maintenance contract and is the one constantly
referred to. Bryan Forby has answered many of
the queries in relation to this on the portal and I
concur with his comments.
We are currently experiencing hot and dry
conditions. To establish nature strips and rain
gathering areas in these conditions would just be
a waste of time and money.
In addition, to top dress and re plant a nature
strip in the middle of a street where there are
several houses yet to be constructed is again a
waste of time and money. Be it as it may, delivery
trucks and workers will continue to drive over
strips that are in a convenient place in order to
make a delivery. Our association officer cannot
be expected to police every delivery made to
a block in the development. He will however,
seek restitution from the company if a blatant
breach has occurred. He will need assistance in
this regard and if you have concerns you need to
report the matter to him.
If we did not have this maintenance contract
then in my view the ambience of the whole
development would be affected. This
community is one that prides itself on its
appearance and uniqueness and not having this
maintenance would be detrimental to the beauty
and ambience of this lovely place.
We would probably end up with part wrecked
cars etc sitting on them. This will not happen
with the terms of the maintenance contract.
In addition it should be noted that the OC funds
entirely most of the community events that occur
including the Photo display, garden workshops,
Children’s Christmas event, New Years Eve event
and many others. We also strongly support
the Eynesbury Heritage group, the CFA, the
Eynesbury Eagles Cricket club, Milo Cricket and
Aus Kick
Office holders of the Owners Corporation (OC)
are honorary positions and do not receive any
remuneration at all.
There are 10 members at present, five of which
are up for election each year.
You all have the right to nominate for a position
when the elections are due and I encourage
you to do so. It should be noted also that
the committee members are lay persons who
generally have no experience in managing a body
corporate of this size. To that end we employ
a management company (Strata world) that
oversees our operations.
The company ensures that the expenditure is
accounted for, that fees are paid and action taken
when necessary.
The Community Association also employs the
Community Officer (Ian Matthews) whose job
description includes following up on complaints
and looking into breaches of the guidelines.
As you can see, there is a lot involved in our own
Body Corporate.

Introducing Nicola Lane
Nigel is new man on OC
Originally from Manchester in the North of
England, I made the move to Melbourne in
2004, meeting my husband David in 2007 who
had just moved over from Auckland, New
Zealand. We stumbled across Eynesbury purely
by accident in 2010 and promptly signed on
our very own piece of this unique township the
following day.
Heather and I made our way to Eynesbury in
February 2011 after selling our 16 acre property
in Gordon. We were, and still are, attracted
to the wonderful country town atmosphere of
Eynesbury Township. Having first rented in
Creswick Ave whilst our house was being built
we are now very settled in Castlemaine Drive.
Eynesbury offers us all a unique environment
in which to live and grow. Seeing the many
families with young children around us is very
promising for the future of our community.
After a much anticipated wait, we finally moved
into our home on Stage 3C in May 2012 and
have wasted no time in getting involved with
some of the various activities our amazing
town has to offer. I myself am involved with the
Events Committee which is continually building
momentum as the township grows and David plays for our local cricket team,
the Eynesbury Eagles, who have had a very successful first half to their first ever
season.
As a family, our little boy Jackson is 3, we look forward to watching our township
grow from strength to strength, and I personally give my ongoing commitment in
representing its residents best interests on the Owners Corporation Committee.’
