Construction at The Madison began
in the fall of 2012, earlier than
expected due to the tremendous
success of sales. Since then, progress
on the building has been proceeding
right on schedule, thanks to 2012’s
fabulous summer weather, followed
by a mild winter.
By late summer of 2013, the massive
concrete foundation will be fully
constructed – a major milestone
in the process that will then enable
the installation of two overhead
cranes on the site. This fall, we will
be actively constructing the parking
garage levels.
Once the perimeter site fence went
up, our construction crews started
working diligently on the site, first
with shoring operations and then with
the excavation of the 5-level parking
garage. By the time the excavation
is complete, we will have removed
approximately 3.5 million cubic
feet of earth from the site – or over
14,000 dump truck loads. This is
equal to approximately 40 Olympicsized swimming pools.
Early in 2014, passersby will finally
see the building structure back up to
street level. After that, The Madison’s
progress will be much easier to
observe as it begins to rise high
above Yonge and Eglinton.
By late 2015, the building
will be complete and its
first residents happily
accommodated in their
new home high above
the bustling city.

floors
Can you ever have too much of a good thing?
We don’t think so, which is why we’re happy
to report that The Madison is gaining three
more floors than originally planned.
Over the past few years, The
Madison’s planning and development
team has been working very closely
with City of Toronto staff at the
Building, Transportation and Works
Departments, Metrolinx, the local
councillors’ offices and area resident
groups, to obtain all the required
approvals and permits for the
construction of the project.
This includes a “late-breaking
development” with the decision to
add three more levels to each tower
making them 36 and 33 storeys in
height.

What does this mean for the people
of Toronto? A whole new range of
penthouse residences to choose from
– 60 more to be precise -- with even
more breathtaking views of the city.

The Madison will revolutionize retail
in midtown Toronto, providing a
new focus to the existing Yonge and
Eglinton neighbourhood.

The new store will be a great
addition to the local community,
and a real breath of fresh air for
any grocery shopper. It is designed
with the understanding that today’s
hurried urban shopper visits a store
at different times with different needs.
Sometimes they are looking to get
in and out quickly with a delicious
hot meal while at other times, they
are shopping to fill the pantry with a
month’s load of groceries or more.

Vegetarian Cuisine
A brand new Fresh restaurant will be opening this
fall, across the street from The Madison at 90 Eglinton
Avenue East, offering residents a healthy and delicious
alternative.
Fresh is Toronto’s original source for modern vegetarian
food and made-to-order juice. After two decades, and
with 3 bustling downtown locations, founder and
co-owner Ruth Tal has returned to the midtown area
she grew up in, to open her 4th location.
“We’re innovators in the vegetarian
restaurant scene,” says Tal. “Since our
first days, we’ve made it our mission
to prove that vegetarian food can
be satisfying, energizing, and craveable. Our food is made in-house
daily, from whole, natural ingredients,
and our juices are made right before
your eyes.”
If you are new to vegan or vegetarian
dining, don’t worry; the Fresh menu
ranges from comfort food classics, like
burgers, fries & onion rings, to new

superfood staples like raw zucchini
noodles, steamed greens and quinoa
salads. At the juice bar, try a freshly

YONGE-EGLINTON has long been
an “anchor hub” in the Greater Toronto
public transportation system, with the
Eglinton subway station serving as the
heart of the Yonge Street line.
Now, the intersection is poised to
become an even more important and
integral transit hub, thanks to an $8.4
billion light rail transit line now under
construction and expected to be
completed in 2020.
The hub already integrates the TTC
subway with 14 bus routes, but it will
soon be expanded to accommodate
the new Crosstown Light Rail Transit
expansion planned along Eglinton
Avenue, enhancing The Madison’s
already incredible connectivity.
The LRT will be partially buried to
separate it from car traffic, from around
Keele Street in the west to Laird Drive
in the east. When complete, the light
rail system will be a boost for future
growth and development in the area,
making ownership at The Madison
an even more lucrative investment.
