Long Term Triple Net Leases
The Westar Portfolio, which contains two buildings totalling 161,125 square feet of Class A office space, is 100% leased
to Westar Aerospace and Defense Group (“Westar”), a leading provider of high-value engineering, software and logistics
solutions to the defense, space and security industries. The buildings are leased on a triple net basis with lease expirations
of 12/31/2014 (60,000 SF) and 12/31/2017 (81,125 SF).
Strong Credit Tenant
Westar generates annual revenues in excess of $200 million and has
been a leader in the defense technology industry for the past 20 years.
Westar is a wholly owned subsidiary of QinetQ North America, which
is a subsidiary of UK-based QinetiQ (London: QQ.), an international
defense and security technology company with approximately 2,500
employees in the U.S. and a worldwide staff of over 9,000. With annual revenues in excess of $872 million QinetiQ is Europe’s largest
science and technology company.
Increasing Cash Flows and Appreciation Potential
The Westar leases include contractual rental increases generating
increasing cash flow returns. Both properties, (the second building
containing 81,125 square feet is currently under construction with a
scheduled completion of 1/2007), will be constructed to the highest
quality specifications providing potential investors with long term appreciation potential.

The Westar Portfolio is extremely well located in the Missouri Research Park along the I-64/U.S. Highway 40 Technology Corridor in
St. Charles County, the high growth corridor in metropolitan St. Louis
and one of the fastest growing counties in the Midwest. Recent high profile corporate campuses that have been constructed
along the Technology Corridor include MasterCard International (520,000 sf), Citicorp (535,000 sf), MCI (385,000 sf) and
Enterprise Rent-A-Car (163,000 sf).

The 130 acre Missouri Research Park, where the Westar Portfolio is located, was developed specifically for high-tech and
research users. The Park provides numerous amenities, including redundant fiber optics provided by SBC and maintains
strict protective covenants to ensure first class low density development. Prestigious tenants located within the Missouri
Research Park include A.G. Edwards, Nike IHM, the Federal Aviation Administration, the National Weather Service and

New Construction
The larger of the two buildings in the portfolio is under construction, with scheduled completion in January, 2007 and the
smaller building was originally built in 2000 and expanded by 20,000 SF in 2004. Both buildings are Class A corporate
