Dear Member,
Having a home of your own remains the “American dream.” While
financial institutions offering mortgages have certainly tightened
underwriting guidelines in recent years, homeownership can still
be a reality for those who position themselves to pay for a
mortgage responsibly.

credit by paying your bills on time and managing down any debt you
may have incurred. Something else that will help you secure a loan

you may encounter unfamiliar terms and concepts. Delta Community

home, make sure any needed repairs are done before the house
goes on the market. Given the current housing market, you may

Retirement Planning Advice For My Daughter
A Note From Delta Community Retirement & Investment Services

“Hey, Dad! What should people my age be doing for retirement?” Such a challenging question deserves much thought. And
since I helped bring her into this world, she deserves a response from both my brain and my heart.
My first reaction is that my 20-something daughter is off to a good start by asking advice from someone she trusts. She will be well
served throughout her life by seeking financial advice from people who are both knowledgeable and trustworthy. However, she might be
surprised to learn that I don’t think saving for retirement should have the highest priority on the list of steps to take for the people in the
20-30 age range.
Here’s what I would say to my daughter, and this applies to any young person:
Spend less than you make. Live like you’re poor, or at least well within your means. Drive your car into the ground before buying a
new one. Avoid eating out often. Pay cash for everything. Make every dollar you spend count so you’ll build up cash for your emergency fund
and for investing as well. If you ignore the rest of my suggestions and spend less than you make, you’ll have lifelong financial well-being.
Build your nest. Low home prices and historically low interest rates make it a great time to be a first-time home buyer. But don’t just buy
a home, buy a neighborhood. Avoid areas where prices are depressed due to a high number of foreclosures. Consider instead buying the
least expensive home in a neighborhood without much foreclosure activity.
Stay healthy. One of the best things you can do for your retirement is establish healthy eating and exercise habits. In addition to being
good for you, you’ll decrease the likelihood of depleting your financial resources on high medical and long term care expenses in retirement.
Invest for the long term. At a minimum, always contribute up to the employer’s match on a 401(k). If you’re self-employed, the pretax contributions limits are quite generous in a SEP IRA. Select investments for the long haul using equity index funds (small cap funds and
emerging market funds are two of my favorites). When the stock market has those temporary setbacks, and it probably will, you’ll be buying
at a discount. You can’t control the market, but you can control your investment behavior. Remaining consistent with your investments will
also reduce both taxes and expenses.* And by beginning early and steadily saving, you’ll be getting rich slowly and less tempted to invest
in dubious “get rich quick” schemes.
Choose your career carefully. If you don’t make much money or if you’re in a declining industry, it’s hard to save for retirement.
And if you’re fortunate enough to find a career that you love, you’ll never work a day in your life.
While the steps I’ve suggested are not easy, they can be achieved. This leads me to my last bit of advice. Take time each day to appreciate
life and the actions you’re taking toward a comfortable retirement.
