Location
The Cow Creek Mountain Ranch is located
approximately 92 miles north and east of Laramie
and 109 miles south and east of Casper, Wyoming.
The ranch may be accessed from Laramie by
traveling north on U.S. Hwy 30 to Rock River,
then proceeding northeast on the Fetterman Road,
east on Garrett Road and then north on the Bear
Creek Road to the ranch entrance. The ranch can
also be accessed off I-25 from Wheatland at Exit
78 then west on Palmer Canyon Road to Bear
Creek Road; or, from I-25 at Glendo Exit 111 then
west on the Ridge Road to Esterbrook then
southwest on Esterbrook Road to the north
approach to the ranch.
Laramie is the Albany County Seat as well as
home to the University of Wyoming. It is a hub
for varied recreational, cultural, and educational
activities.

Ranching Operations
At elevations between 7,000’ and 8,400’, the Cow Creek
Mountain Ranch sits along the southwestern foothills of the
magnificent Laramie Mountains and the Medicine Bow-Routt
National Forest.
The terrain consists of open mountain meadows with some
sagebrush — to canyons with beautiful groves of aspen, pine
and cedar — to spectacular rugged rock formations – providing
the perfect habitat and natural cover for a variety of wildlife
including trophy elk and deer. Owner-rated as a 100 - 110
animal unit (AU) ranch, the Windy Peak unit at the higher
elevation is best utilized as summer pasture and, in a typical
year, can accommodate approximately 298 head of brood cows
with calves for a 4-month grazing period. Due to the drought
conditions over the past years, the owner has elected to instill a
two-year non-use management plan to prevent over-grazing and
allow the natural forage to recoup.
Pond on Willow Creek
Approximately 683 acres on the northern portion of the ranch
(off the Esterbrook Road) were purchased from the Wyoming
Game & Fish Commission and are under development restrictions. Buildings are limited to two, 10-acre
single-family cabin sites that must be approved by the Wyoming Game & Fish Commission before
construction can take place. Cow Creek and Antelope Creek are the main sources of livestock water. Other
smaller creeks flow through the property including Deer Creek, Willow Creek, Owl Creek, and Muddy Ford
Creek. There are several seasonal springs throughout the ranch as well as two developed (fishing) ponds: one
on Antelope Creek and one on Willow Creek. There is a windmill next to the Willow Creek Pond. A well
supplies domestic water to the cabin. According to the Natural Resource Conservation Service (NRCS) 30year average, the annual precipitation in the area is 18 inches with 80 to 100 frost-free days.

Recreational Opportunities
The Cow Creek Mountain Ranch offers excellent, year-around,
outdoor recreational opportunities away from the crowd.
The renowned “Elk Hunt Area 7” is centered around Laramie Peak
in the Laramie Mountains, an eastern Wyoming mountain range that
is known for its trophy elk and is home to some of the best bulls in
America. Cow Creek Mountain Ranch lies within Area 7, making it
an outstanding opportunity to own a private, big-game hunting
ranch.
Another outstanding feature as owner of the ranch is the
allotment (by the Wyoming Game & Fish) of two landowner elk
permits and two mule deer permits each year in Hunt Area 7.
Cow Creek and Antelope Creek are the two
larger creeks that flow through the property;
however, there are several other smaller
streams including Deer Creek, Willow
Creek, Owl Creek, and Muddy Ford Creek,
some of which provide fishing opportunities
for brook trout. Fishing ponds have been
developed on Antelope Creek and Willow
Creek and both have been stocked with rainbow trout.

with numerous water sources, ideal forage and unspoiled wide open spaces combine to make the

(Three Million Six Hundred Thousand Dollars.)
Seller shall require an all cash sale.
Seller reserves the right to effectuate a tax-deferred real estate exchange pursuant to Section 1031 of the Internal Revenue Code and
the Treasury Regulations promulgated thereunder. The Buyer shall not incur any additional liability or expense in connection with
