SCOPE While a home inspection does not address issues such as code compliance and building permits, we encourage you to have someone search the history of the home with the local building department to determine whether all appropriate permits have been applied for and signed off. Your legal advisers may be able to help with this. A home inspection analyzes hundreds of features from all systems of a home. Our focus is on functional items, and we pay particular attention to those components that are expensive to correct, or may create a significant safety problem in the home. As we look for these major items, we will come across some lesser items as well. As a courtesy, those are documented for you. However, please do not misinterpret this as an exhaustive list of all minor defects in the home. That is not the intent of the home inspection. Maintenance Items: 1-17 1) Outlet plates missing in utility room. 2) Upper level bedroom smoke detector missing battery. 3) Laundry sink not installed to wall. 4) Outlet to the left of laundry sink needs to be a GFCI protection to reduce the risk of shock. 5) Garage weather strip moulding and siding at the rear of the house are damaged. No obvious signs of water infiltration. 6) Ice dam over front entry. (Could be the result of recent warmer weather. No issues found pertaining to attic ventilation.) 7) Missing downspout extensions. 8) No anti-siphon device at hose bib under deck. See notes in report. 9) The deck was built under an older standard of building. The following issues are considered discretionary issues: Missing joist hangers at stair framing; Missing tie strapping at footings or at the top of the columns. 10) Some deck rail spindles are spaced apart GREATER than 4". 11) Disconnected low voltage grounds at grounding rod. See photos. 12) Double tapped circuit #23. 13) Dead wires located in electrical panel. 14) Screens and screen door functionality could NOT be verified. Not installed at the time of the inspection. Strikes need adjustment. 16) Loose wood flooring at deck door. Could be the result of water infiltration due to poor seal at door. I made some slight adjustments to the door to temporarily alleviate this issue for the time being. 17) Water Main NOT located??? Additional Notes: A-D A) Remember to blow out irrigation system in the fall and start up in spring. B) Garage GFCI outlet is found in the UTILITY ROOM tot eh right side of the door near bar. C) Recommend adding a CARBON MONOXIDE DETECTOR to the UTILITY ROOM. D) Recommend adding a fence to reduce the risk of children and pets accessing the pond. Limitations that restricted our inspection are included as well. The suggested time frames for completing recommendations are based on the limited information available during a pre-purchase home inspection. These may have to be adjusted based on the findings of specialists. The inspection of the roof decking as seen from the attic did not indicate any water infiltration. There is a small amount of ice damming over the main entry door. These issues do not affect the functionality of the deck system, but are considered to be "not up to current standards". The deck was built under an old building standard. 8. This presents a minor safety risk. The handrail at the top of the steps is separating from the upper section of the railing. See photo for further clarification. Recommend using screws to re-secure the deck handrail to better secure opposed to nails which are currently being used. UG Alum Power Feed Service size: 200 Amps (240 Volts) Circuit #23 is double tapped. This style of breaker is NOT designed to have more than 1 wire attached. An electrician is recommended to remove the wires from the breaker and pig tail a hot line from the breaker in order to attach the desired hot wires with a wire nut. The end result will be one short wire attached to the breaker which leads to a wire nut with all 3 wires attached securely. Please call me if you need further instruction. 18.
