It’s run just like your own private hotel, with all the headaches of home ownership taken care of. Owners don’t have to worry about routine maintenance inside and out, paying bills, rental problems, or securing your home against the elements. At Pineapple Fields the friendly staff — who know you — ensure your vacation home is ready for you when you arrive. This means there’s more time to enjoy your island home in the Bahamas. It’s affordable to own a home at Pineapple Fields because the property is operated as a hotel and managed as a condominium. Your low homeowners fees include all utilities, general maintenance, insurance, repairs, and replacement of furniture, fixtures and equipment. Also included is a yearly contribution to a Reserve Fund for major capital expenses such as replacing roofs and painting the buildings. Revenue from the rental of the units is pooled and goes towards offsetting the cost of operating the hotel and keeping the HOA fees low. The better the hotel does, the better you do! You can’t do it yourself for less. Professional property management generates revenue and controls costs through economies of scale and reliable local contacts. >> 2 “Barlyn and Birkwieser have cut a swath through the Caribbean developing some of the regions’ most trendsetting hotels and restaurants. With Pineapple Fields they have found a project to call their own.” Caribbean Travel and Life A Proven Track Record The Bahamian developer of Pineapple Fields, Christopher Lightbourne, has 25 years of successful projects to his credit. The managing director of the resort, David Barlyn, has 20 years of experience opening and operating some of the most successful boutique properties in the Bahamas, including Pink Sands on Harbor Island, Compass Point in Nassau and the Bimini Big Game Club on Bimini. Pineapple Fields has seven years of proven operating history. Since opening in 2006, Pineapple Fields has successfully weathered one of the worst economic downturns in recent memory. Occupancies and revenue have steadily increased every year. High guest satisfaction, repeat clientele and a continued high level of international media exposure is our winning combination. Real estate values on Eleuthera are stable and on the rise. Commercial development, planning, and acquisition of property on Eleuthera is growing. The Cove in Gregory Town has reopened after a multi-million dollar renovation. The French Leave Marina development and the planned 32-room expansion of Coco Di Mama, both in Governor’s harbour, are underway. Property development is on the rise and Pineapple Fields sits smack in the middle of one of the best addresses on Eleuthera — Banks Road, Governor’s Harbour. Unlike Harbour Island and other Out Islands, real estate on Eleuthera is still very affordable. >> Just steps form your door to the pool First and second floor verandahs The beach looking south from Tippy’s 3 Ownership at Pineapple Fields is straightforward Purchase Pineapple Fields walks you through the entire purchasing process, from the time your initial deposit is put into escrow to the closing. This 25-acre Preserve has been designed as a research centre for traditional bush medicine and a facility for the propagation of indigenous plants and trees. It is an educational centre focusing on the importance of native vegetation to the biodiversity of The Bahamas. 15 5. The Rental Pool Program Revenue, expense and profit/deficit billing structure Owner occupied room nights We are pleased to announce that to date in the 2013 fiscal year, our revenue has exceeded our budgeted expectations, and the budgeted quarterly deficit assessment billings, previously billed to each unit owner, has provided us with an excess of income relative to expenses. The surplus at the end of this fiscal year will be credited to our reserve funds for future major repairs and or upgrades. Each unit owner can stay in their unit at no cost for up to 15 days per fiscal year. Owners occupying more than 15 days are billed a nightly rate of $40 for a one-bed unit and $60 for a two-bed unit. Such charges address the fact that when an owner occupies their unit, the available rentable inventory is reduced, as is the potential rental revenue while still incurring costs such as utilities, maid service, maintenance staff, etc. Rental Pool overview 2014 Fiscal Year projections 1. Rental Revenue is pooled from all units, regardless of which units are actually rented. 2. All Expenses incurred from operating and maintaining the hotel/condo resort are pooled. 3. Any Deficit or Profit is shared amongst all unit owners. Profits are distributed and losses are billed, based on the air-conditioned square footage of the unit owned (i.e. one-bedroom units @ 620 SF and two-bedroom units @ 940 SF). Because all of the owners do not occupy their respective units the same number of days as their neighbor, the distributions are adjusted to reflect the different occupancies. 4. If there is a Profit at the end of the fiscal year it will be distributed by crediting each unit owner’s account at the end of the fiscal year. 5. If there is an Loss, it will be shared amongst all owners just as any profit would be at the end of the fiscal year. 6. If there is a Budgeted Operating Loss at the beginning of any given fiscal year, to cover the projected operating losses, the unit owners will be billed quarterly for their share of covering the projected deficit. In the 2014 fiscal year it is anticipated there will be no required deficit contribution from the unit owners. It is projected that room revenue will, at a minimum, cover all operating costs and potentially provide an operating profit. Verdant plantings around the pool 17 7. Press Caribbean Travel Life, November, 2008 As the team from the National Enquirer checked into their hotel, they must have been drooling over the chance for a scoop on Mariah Carey’s top-secret Bahamian wedding. A few minutes later, though, before they’d even had time to screw on their telephoto lenses, a guy carrying garden clippers and badly in need of a shave knocked on their door. “When the front desk told me they were from a tabloid, I had to toss them out,” says David Barlyn, the otherwise laid-back owner of Eleuthera’s Pineapple Fields resort. Not wanting to be ungracious, though, Barlyn suggested an alternative arrangement. “I told them to get a real career and go cover what’s happening in Darfur.” Barlyn tells me about the days evictions over lobster warps and rum drinks at Tippy’s, a strikingly successful beach bar and restaurant he co-owns with a grumpy Austrian gourmet named Peter Birkweiser… (a nine-page article). Condé Nast Traveler, December, 2012 “Sand Bar” — Drink in the views at Tippy’s in Governor’s Harbor on Eleuthera, see page 66. Pineapple Fields has 32 wellequipped condos and a pink sand beach (242-332-2221); one-bedroom condos from $220).
