Purchase
Pineapple Fields walks you through the entire purchasing
process, from the time your initial deposit is put into escrow
to the closing. There are no hidden closing costs. Approval for
buyers is expedited and fee simple title is conveyed using the
same prestigious law firm that has transferred titles to 24 of
Pineapple Fields’ 32 units.
Ownership
The Condo Declaration — the legal document which lays
out how the resort is governed, is exactly like that which you
would find in the United States. Finances for the resort are
completely transparent. Budgets are presented at the beginning of the fiscal year. Homeowner and resort profit and
loss statements are provided quarterly. Year-end financials,
reviewed by a certified CPA, are presented at the homeowners’ annual general meeting.
A Reserve Fund used for capital improvements and
replacement sits in a secure interest bearing account controlled by the Board of Directors. The property is managed
by Pineapple Fields Management, Ltd., a Bahamian company owned and operated by the Homeowner’s Association.

Directors. Owners receive regular communications regarding sales and marketing efforts, finances, and capital improvement projects through regular emails and updates to

Banks Road Deli
The Bank’s Road Deli — located next to the Pineapple
Fields office, the Banks Road Deli is fashioned after a
true European delicatessen. The deli carries a variety
of imported meats, cheeses and wines from around the
World. European cookies and candies, olives, home made
humus, and freshly baked quiches and breads make for a
very special lunch or hors d’oeuvres over cocktails on
the porch of your condo.
The deli is a very popular spot in the morning
for guests and local residents to enjoy freshly baked
croissants, pastries, espresso and cappucino on the
back porch.

Ocean View Farm
Ocean View Farm — a five-minute walk from
Pineapple Fields is Eleuthera’s newest attraction,
the Ocean View Farm. This world class riding stable
offers one of most exciting ways to explore the beauty
of the island on horseback.
Two daily trail rides are offered Monday through
Saturday for up to 6 guests. The riding trails appeal to
nature lovers, bird watchers and horse enthusiasts alike.
The Lake Trail takes riders around an inland lake and
through indigenous vegetation including wild orchids,
several varieties of palm trees, mangroves, and numerous
species of birds.
The Beach Trail Ride takes riders up and down a
picturesque three-mile crescent-shaped powdered-sugar
pink sand beach.
Pony rides are now being offered daily for kids five
years of age and up.

Leon Levy Native Plant Preserve
The Leon Levy Native Plant Preserve — located adjacent
to the Pineapple Fields office is the Leon Levy Native
Plant Preserve, Eleuthera’s only Bahamian National Park.
Working with the Bahamas National Trust, Shelby
White Levy established a plant preserve in honor of her
husband where Bahamians and visitors can now walk
miles of trails through the native habitat, and view the
beautiful orchids, the food and medicinal plants, and the
hardwood trees that played an important role in the history of the island.
This 25-acre Preserve has been designed as a
research centre for traditional bush medicine and a facility for the propagation of indigenous plants and trees.
It is an educational centre focusing on the importance of
native vegetation to the biodiversity of The Bahamas.

6. The Rental Pool Program
Revenue, expense and profit/deficit billing structure
Owner occupied room nights
We are pleased to announce that to date in the 2013 fiscal
year, our revenue has exceeded our budgeted expectations,
and the budgeted quarterly deficit assessment billings, previously billed to each unit owner, has provided us with an
excess of income relative to expenses. The surplus at the end
of this fiscal year will be credited to our reserve funds for
future major repairs and or upgrades.
Each unit owner can stay in their unit at no cost for up to
15 days per fiscal year. Owners occupying more than 15
days are billed a nightly rate of $40 for a one-bed unit and
$60 for a two-bed unit. Such charges address the fact that
when an owner occupies their unit, the available rentable
inventory is reduced, as is the potential rental revenue while
still incurring costs such as utilities, maid service, maintenance staff, etc.

2014 Fiscal Year projections
1. Rental Revenue is pooled from all units, regardless of
which units are actually rented.
2. All Expenses incurred from operating and maintaining
the hotel/condo resort are pooled.
3. Any Deficit or Profit is shared amongst all unit owners.
Profits are distributed and losses are billed, based on the
air-conditioned square footage of the unit owned (i.e.
one-bedroom units @ 620 SF and two-bedroom units @
940 SF). Because all of the owners do not occupy their
respective units the same number of days as their neighbor, the distributions are adjusted to reflect the different
occupancies.
4. If there is a Profit at the end of the fiscal year it will be
distributed by crediting each unit owner’s account at the
end of the fiscal year.
5. If there is an Loss, it will be shared amongst all owners
just as any profit would be at the end of the fiscal year.
6. If there is a Budgeted Operating Loss at the beginning
of any given fiscal year, to cover the projected operating
losses, the unit owners will be billed quarterly for their
share of covering the projected deficit.
In the 2014 fiscal year it is anticipated there will be no
required deficit contribution from the unit owners. It is
projected that room revenue will, at a minimum, cover all
operating costs and potentially provide an operating profit.

As the team from the National Enquirer checked into their hotel, they must have been drooling over the chance for a
scoop on Mariah Carey’s top-secret Bahamian wedding. A few minutes later, though, before they’d even had time to
screw on their telephoto lenses, a guy carrying garden clippers and badly in need of a shave knocked on their door.
“When the front desk told me they were from a tabloid, I had to toss them out,” says David Barlyn, the otherwise
laid-back owner of Eleuthera’s Pineapple Fields resort. Not wanting to be ungracious, though, Barlyn suggested an
alternative arrangement. “I told them to get a real career and go cover what’s happening in Darfur.”
Barlyn tells me about the days evictions over lobster warps and rum drinks at Tippy’s, a strikingly successful beach
bar and restaurant he co-owns with a grumpy Austrian gourmet named Peter Birkweiser… (a nine-page article).
