The location, size, topography and seemingly endless waterfront make this property a true value even in today’s market. Hunting and fishing opportunities abound on this property which is covered in pine and hardwoods except for the occasional food plots. Tracts A through G each offer optimal acreage for hunting opportunities from approximately 217 to 854 acres and water frontage from approximately 8,135 feet to 13,881 feet. Each tract’s boundaries mostly follow drains and creeks leaving the ridges and fantastic vistas within the individual tracts. Most tracts also have their own gated access and internal roads. Tract F has a dock with a two boat slip and lifts. A pontoon is available and on the lift for showing the waterfront. A six passenger ATV is also available on tract F for more intense exploration of the property as well. This property has never been offered at this price or configuration and is listed by Palmetto Development Services, a wholly owned brokerage service of Greenwood Communities and Resorts. Palmetto Development Services will sell individual tracts as drawn, any combination of tracts, any other reasonable subdivision or the property as a whole. PDS preference is to progress in sales from the ends to the middle. A number of dated due diligence documents are available for review however any prospective buyer should rely on their own due diligence and confirmation of all information provided in making purchasing decisions. The entire tract is leased for hunting and is also gated. Highway 97 runs south to Camden and north to Interstate 77 and Charlotte. • The property was purchased from Crescent Resources in August of 2006 and is formerly known as the Rich Hill Tract. Crescent managed the land as a private hunting retreat. Numerous “food plots” or open meadows break up the forest canopy. As a result the land is rich in wildlife. On any given day sightings might include deer, turkey, beaver, red and gray fox, grey squirrels, fox squirrels, cockaded and pileated woodpecker, osprey, eagles, several varieties of hawks, geese, ducks – mallards and woodies – great grey herons, egret, cormorant and many varieties of song birds, including colorful cardinals, goldfinches, summer tanagers, and indigo buntings. • 14 miles of shoreline on Lake Wateree • The shoreline is varied and interspersed with high bluffs and broad beaches. On the northern end of the property sheer rock walls drop into deep water and large boulders dot the shoreline. The interior is surprisingly rugged and has the feel of high mountain land. There is over 300 ft. of elevation change from 225’ ASL at the shore to over 550’ ASL on the highest ridge. This allows for dramatic views to the lake and beyond. greenwood communities and resorts www.greenwoodcr.com 864.941.4046 greenwood communities and resorts www.greenwoodcr.com 864.941.4046 Scenes from the property greenwood communities and resorts www.greenwoodcr.com 864.941.4046 History of Liberty Hill The village of Liberty Hill consists of primarily mid-19th century and early 20th century residences, but also has a post office, small store, community center and a late 19th c. church. The majority of the residences are located on large tracts of land, set back from the road. Liberty Hill visually and historically reflects both the lifestyle and the architecture of the pre-Civil War period as well as that of the later turn-of-the century. Remaining from the 1830s are Cool Spring and the Joseph Cunningham House. The majority of the town’s antebellum buildings, however, were built ca. 1840-1850, when Liberty Hill was one of the wealthiest communities in the state. The majority of the project area was used by plantation owners for agriculture or logging. The lands in the project Liberty Hill Presbyterian Church area along Singleton Creek belonged to a wealthy planter, Joseph Cunningham, referred to as “South Carolina’s first millionaire.” Cunningham was the wealthiest man in Kershaw county, one of the wealthiest in South Carolina, and holder of one of the largest fortunes in the United States. Cunningham accumulated his fortune from cotton agriculture and owned 800 slaves who operated his spinning looms, a tannery, cotton gins and water mills. He shipped his products in boats on the Wateree River south to Charleston. A firm in Liverpool, England had a continuous order for his cotton, which had an especially long fiber. The first large home in Liberty Hill was built by Mr. Cunningham. The 18th century residence is often referred to as the “Governor’s House,” and is very well preserved. The Govenor’s Mansion The possession of the estate passed from Cunningham’s descendents to Rev. John G. Richards D. D., and then was owned by his son John G. Richards, Jr., who was governor of South Carolina 1927-1931. greenwood communities and resorts www.greenwoodcr.com 864.941.4046 History of Lake Wateree Lake Wateree was created by Duke Energy in 1919 with the operation of Wateree Hydroelectric Station. The property encompasses the northern third of Lake Wateree’s east shore. The lake covers 13,864 acres, 242 miles of shoreline, and is over ½ mile wide at its narrowest section adjacent to the Greenwood property. Unspoiled, the lake is known for its fishing –largemouth and striped bass, as well as bream and catfish – and the water quality. The northern section of the lake sees very light boat traffic and is largely undeveloped. North of the property, the entire eastern shore will be protected with a conservation easement under the Department of Natural Resources. Wateree is the last lake on the Catawba-Wateree River basin. greenwood communities and resorts www.greenwoodcr.com 864.941.4046 Duke Power Lake Access Point Map greenwood communities and resorts www.greenwoodcr.com 864.941.4046
