Berry Hill
A new home. The start of a whole new chapter for you and
your family. And for us, the part of our job where bricks and
mortar becomes a place filled with activity and dreams and
fun and love. We put a huge amount of care into the houses
we build, but the story’s not finished until we match them up
with the right people. So, once you’ve chosen a Miller home,
we’ll do everything we can to make the rest of the process
easy, even enjoyable. From the moment you make your
decision until you’ve settled happily in, we’ll be there to help.

Welcome to Royal View
The leafy suburb of Berry Hill is widely regarded as the

View occupies a very special tree-lined setting within this
exclusive neighbourhood. A prestigious selection of three,
four and five bedroom detached and semi-detached homes
with spacious, secluded gardens, close to bus routes and
shops and just fifteen minutes walk from the town centre,
Royal View combines the best of modern home design
with mature and attractive surroundings.

Living in Berry Hill
Quality of life is about the details of everyday living.
From the little things, like knowing the nearest place
to pick up a pint of milk, to more important matters
like finding the right school or having a health centre
nearby, you need to know that the community you’re
moving to will support you and your family, as well
as be a pleasant place to live. So here’s some useful
information about the area around Royal View.
Arts & Entertainment
As well as a wide
selection of bars,
clubs and restaurants
covering most tastes,
Mansfield has a number
of venues presenting
live entertainment. The
Palace Theatre hosts
touring music, drama,
comedy and dance
productions as well
as performances
from local community
groups. There is a highly
regarded local drama
group, the Shadow
Syndicate Theatre
Company, and The
Old Library Venue
and Music Centre also
offers a range of shows
in its studio theatre
in the town centre.
Mansfield Leisure Park,
just a mile from Royal
View, includes an eightscreen Odeon cinema.
Leisure & Recreation
Royal View has several
parks and green spaces
nearby, including Berry
Hill Park, King George V
Recreation Ground and
Spider Park. Between
them, they provide
a wide range of sporting,
leisure and children’s
amenities, and Cauldwell
Wood, around a mile
away, is popular with
walkers and mountain
bikers. The Water
Meadows Swimming
and Fitness Complex
at Titchfield Park,
within fifteen minutes
walk, includes leisure
and competition pools
and a comprehensive
cardiovascular gym.
Mansfield Golf Club’s
18-hole course and
floodlit driving range
is less than two and
a half miles away.
Transport
Local bus services
run along Berry Hill
Road, adjacent to the
development, and train
services operate from
Mansfield Station
to Nottingham and
Worksop. Royal View
is around seven miles
from the M1 Motorway.
Shopping
There is a large
Sainsbury’s store and
a small local shopping
area with a newsagent,
a florist, hairdressers
and takeaway food
shops in Nottingham
Road, within a mile of
Royal View. The town
centre offers a wide
choice of shopping
environments, from
independent local
retailers and a
traditional market
place to the high
street chain stores
in St Peters Retail
Park and The Four
Seasons Centre.
Royal View 05
Education & Health
High Oakham Primary
School and Berry Hill
Primary School and
Nursery, both around
half a mile from Royal
View, both obtained
a good rating across
all categories in their
2012 Ofsted inspections.
Mansfield’s secondary
schools include the
ancient Queen
Elizabeth’s School and
the Brunts Academy,
a specialist performing
arts college listed
amongst the top 8% of
schools in the country.
The small medical
practice in Commercial
Street is less than a mile
from the development,
and there is a larger one
just a little further away
in Goldsmith Street.

How Green?
We’re fully committed
to sustainable solutions
in the way we design
and build your home.
For example, around 75%
of the homes we build
stand on ‘brownfield’ sites
- that’s previously used
land. Find out how you can
do your bit too by taking
the environment test.

Why Miller?
We’re enormously proud of the
homes we build, combining traditional
craftsmanship with new ideas like low
carbon technologies. The big difference
is that we don’t stop caring once we’ve
finished the building, or when we’ve
sold the house, or even once you’ve
moved in. We’re there when you need
us, until you’re settled, satisfied and
inviting your friends round.
This brochure is printed on Regency Satin. Regency
Satin is Carbon Balanced and contains material sourced
from responsibly managed forests. It’s certified by the
Forest Stewardship Council, an organisation dedicated
to promoting responsible forest management and
manufacture of wood products, like paper. It’s a small thing,
we know, but enough small things make a big difference.
Please recycle this brochure and help make that difference.

We’ve been building homes since 1934,
that’s three generations of experience.
We’ve learned a lot about people and
that’s made a big difference to what
we do and how we do it.
