noted in this brochure are being sold at absolute auction. As a buyer, “absolute” means there is no minimum
price, no reserve price, no starting bids…every property so designated is being sold, regardless of price. After the
auction these properties will have a new owner. The seller has stated, “All of these properties must be sold and off the

Is this auction open to the public?
YES! This is a public auction and anyone may attend. Feel free to bring along a friend, too.
What is the starting bid?
Bidding will start where you the “buyers” start. The owners’ only interest is in the final bid and as noted all,
but eight of the properties are selling at absolute auction where the properties sell regardless of price.
How do I register for the auction?
You may register immediately preceding the sale.
Do you offer online bidding?
YES! Online bidding will be available and will occur in real time. If you plan to bid online, visit
johndixon.com, click on upcoming auctions, find the auction you are looking for and register for online
bidding. On auction day, simply log in and participate along with the live auction.
What do I need to bring on auction day?
On auction day, the high bidder will execute a contract and make a deposit as outlined in the terms and
conditions. The down payment may be made in the form of certified funds, cash or personal/business
check.

tErmS for onlinE BiddinG: The online registration will need to be completed,
including credit card information which will be verified and approved, and the credit card will be
charged $1.00 for this process. If you are the successful bidder and do not deliver the earnest
money which must be certified funds or wire transfer within 24 hours from receipt of the
contract, a charge of $5,000 will be placed on the account. The card is for verification purposes
to ensure we have serious bidders. Balance will be paid in full at closing to be held on or before
Thursday, March 15, 2012 with one exception: If the high bid is less than $2,500, the entire
purchase price will be due within 48 hours. The successful online bidder will be notified
immediately following the closing of the auction and emailed the sale contract. The executed

BUYEr'S PrEmiUm: A 10% buyer's premium will be added to the high bid. Example: For
each $10,000, a 10% buyer's premium of $1,000 will be added to arrive at the total purchase price

seller.
BroKEr ParticiPation: A 2% commission of the high bid, before adding buyer’s
premium, will be paid to any qualified Georgia licensed real estate broker whose prospect is the
successful bidder at the auction and closes on the property. To qualify for a commission, the
broker must first register the prospect by mail, deliver by hand or fax the prospect’s name and
address on John Dixon & Associates’ broker registration form. The registration must include the
signature of the prospective purchaser, the signature of the broker and the broker’s real estate

CIRCUMSTANCES WILL BROKER REGISTRATION BE ALLOWED ON THE DAY OF
THE AUCTION. In addition, to qualify for a commission, the broker must attend the auction with
the prospect. Commissions will be paid only if property closes. A commission on a property will
be paid only to the first broker registering a prospect. BROKERS CANNOT ACT AS A
