The trend for UK holidays has continued and it’s looking
that with purse strings continuing to be pulled tightly this
trend is set to continue for 2012 with more and more
people seeking quality holiday accommodation closer to
home. This all means that we are expecting yet again an
increase in demand for quality Holiday Homes here at
Golden Sands.
The ‘Letting You Earn Scheme’ enables us to act as agents for our
Owners and hire out your caravans as an extension of the Golden
Sands hire fleet.
The service not only provides Owners with a valuable source of
income when it would possibly be left empty, it also takes away any
stress of organising adverts, managing a cleaning rota or distributing
keys and passes, so it really is a win/win situation!
Plus you can rest assured that Golden Sands treat all Caravan
Holiday Homes on the scheme with the utmost respect, aiming to
deliver the highest service to all our Owners.
In the next few pages we have laid out all the information you need
to know about the scheme such as the most popular questions we’re
asked, gradings, inventories, insurance cover and the simple steps
to joining.
Of course if there is anything that is not answered in this
introduction to the Scheme, please feel free to drop into Reception
and speak with the Holiday Sales Team who are always on hand if
you need them.

By doing this, it will give us more time to hire out your
Holiday Home and get the best rates.
PLUS you’ll benefit from additional offers if you sign up

IN ADDITION the more availability you provide, will of course give us
greater opportunity of promoting your Holiday Home for hire and
therefore a potential greater income to you^.
We mentioned this last year, but yet again it continues and even more
so this coming year that the short break market is definitely on the
increase and you’ll definitely maximise on bookings if your Holiday
Home is available for hiring in 3,4 and 7 night breaks (as per the Golden
Sands Holiday brochure).

Inventory Packs
Platinum & Gold Caravan Holiday Homes
A standard inventory must be in place before we can hire your
Caravan Holiday Home. (See page 7 for details on items required).
In accordance with Golden Sands policy and specifications for
2012, Platinum and Gold caravans must be equipped with the
following:
Full standard inventory packs for 4, 6 and 8 berth caravans can
be purchased from Golden Sands.
Duvets
• Flatscreen TV with Freeview (19” minimum)
• DVD Player
• Fitted heaters in the bedrooms and bathroom.
Duvets must be provided for all holidaymakers. In the unlikely
event that duvets become damaged, Golden Sands will replace
them from their stock.
In addition to the above, Platinum caravans must have central
heating, double glazing and a large range style hob and oven.
TV’s & Microwaves
These must be provided at the Owners cost and failure to provide
these added facilities will result in your caravan being re-graded
accordingly.
Every Caravan Holiday Home must be equipped with a digital
TV and Microwave.
Owners should also arrange for a TV licence for each Caravan
Holiday Home.
Caravan Holiday Home Grading
Your Caravan Holiday Home will be graded according to the
Golden Sands brochure description. Grades awarded depend
on the following:
• Year of manufacture
• Size of Caravan Holiday Home
• Caravan Holiday Home facilities
• Condition of Caravan Holiday Home
The grade of your Caravan Holiday Home is occasionally re-assessed and may result in a change during the season.
We generally only consider Caravan Holiday Homes up to 7
years old for this scheme, but will assess each Caravan Holiday
Home on its own merits and give it consideration should it
meet the standards.
If you would like to upgrade or part-exchange your Caravan
Holiday Home, please contact the Caravan Sales Team on
01745 331888.
Keys
3 sets of keys must be provided at least 4 weeks before we start
hiring out your Caravan Holiday Home.
Pets
Holidaymakers are not permitted to bring pets in any
caravan hire fleet, this includes Owners sublet caravans
and those caravans on our guaranteed income
agreement scheme.
Owners with dogs
If you have a dog and allow your dog into your Holiday
Home, your Caravan will automatically be graded
as Bronze in accordance with Golden Sands policy.
Personal belongings
We appreciate that it may be helpful to leave additional items
in your Caravan Holiday Home but this can have implications
on the grading of your Caravan Holiday Home and can confuse
customers. Therefore, personal belongings must be packed up
and removed from your Caravan Holiday Home before hiring
commences. If we are required to do this on your behalf you
will incur a charge to your Owners Account.
Please note we only take full week breaks in peak to ensure maximum earning and occupancy.

What is the Letting You Earn scheme?
How will I receive my earnings?
Letting You Earn scheme charges
The Letting You Earn scheme provides you with the opportunity
to hire out your Caravan Holiday Home to holidaymakers
when you’re not using it. The extra income you earn from
holiday hire can then be used to offset against your running
costs or pitch fees.
You will receive a statement at the end of the season detailing
income for your Caravan Holiday Home. The income paid to you
will be the net accommodation tariff, after the deduction of a
handling charge, on-park entertainment and access to facilities
charges plus any discounts. Deductions are made against this
income for the Golden Sands commission (equivalent to the
calculation of VAT within the net tariff) & linen charge.
The remaining income is credited to your Owners account, and
any payments made by cheque.
The secret of successful holiday hire is knowing in advance what
expense you may incur throughout the season. Please read this
section carefully and ask your Park management team if you are
unsure about anything.
How much can I earn from hiring out
my Caravan Holiday Home?
Potential earnings really depend on the grade of your caravan,
how many weeks you decide to allocate your caravan for hire
and the time of year. For a guide to how much you can expect
to earn from your caravan on your selected dates, please see
the earnings guide on page 8.
Please note that these values are laid out as a guide only and
cannot be guaranteed.
What dates would give me the highest
earnings from holiday hire?
It all depends on how many weeks you allocate for holiday hire.
July, August and school holidays are the easiest to fill and will
earn you more money. You will also earn more if your Caravan
Holiday Home is hired for breaks that are 3, 4 and 7 nights in
duration. For further details on this see the ‘Guide to arrival days’
section on the Letting You Earn - Agreement Form.
The earlier we receive your Letting You Earn - Agreement Form
the better, as it will give us more time to hire out your Caravan
Holiday Home at the best rates.
How will Golden Sands get bookings
for my Caravan Holiday Home?
Golden Sands will promote holidays in our annual brochure,
via our website, in national and regional press, on external
websites, tour operators, direct mail and much more.
We will strive to obtain the highest price for your Caravan
Holiday Home, however we may offer discounts in the following
various forms:
• Late availability
• Brochure incentives
• Online incentives
• Promotional offers
• Third party promotions
• Direct mail incentives

Commission – A commission fee of 19% plus VAT is charged
to the net accommodation tariff. Golden Sands charge this
commission to cover the marketing costs of producing holiday
brochures, advertising and promotions together with the
cost of cleaning throughout the period of holiday hire. If you
opt for monthly commission payments, request your end of
season payment prior to November or leave the park prior to
November, we deduct 28% plus VAT.
Linen – Golden Sands will provide a full linen service including
the supply, delivery, collection and laundry of sheets and
pillowcases for the holiday hire period. This service costs £10 per
let and is payable by the Owner.
Safety checks – We reserve the right to invoice you, upon
completion, for compulsory gas and electrical checks. These
checks are carried out once a year on commencement of hiring
and are a legal requirement.
Gas & Electricity - The amount of electricity used is recorded
for your Caravan Holiday Home and an invoice will be sent to
you at the end of the season. Gas bottles will be charged to
your account as required.
Inventory – Your Caravan Holiday Home must be equipped
with the full standard inventory, meeting Golden Sands’
specifications. Details of all standard inventory items are placed
on page 7.
We will invoice you for any necessary replacements during the
season, unless otherwise stated in your agreement.
Minor Essential Repairs – Once we commence hiring
your Caravan Holiday Home, we will carry out any necessary
repairs (including steam cleaning of carpets) and you will be
invoiced for these during the season. We will advise you of the
need for any major repairs before going ahead with them.
Entertainment charges – A charge will be made for the cost
of entertainment passes for all bookings made in your Caravan
Holiday Home. The cost of these passes can be obtained
from Reception.
VAT - Our brochure prices are inclusive of VAT. However certain
Holiday Homes are hired on behalf of Owners who are NOT
VAT registered and in this case the booking is not subject to VAT
but a further handling fee will be charged (equivalent to the
VAT rate) so that the final holiday price matches that of similar
accommodation. We reserve the right to amend VAT should it be
increased by Government.
What if I want to change my dates
later in the year?
The Holiday Sales team will endeavour where possible to move
bookings out of your Caravan Holiday Home provided we have
availability in alternative accommodation. We constantly strive
to fill your holiday home based on the dates you have agreed to
make available to us, so if you are looking to change dates then
we will require at least 6 weeks notice. As said we can only
change the dates if we have alternative accommodation available
as we may be fully booked, though we will always endeavour to
help as much as possible.
To check availability and make any date changes simply call our
Holiday Sales Team on 01745 343606 Monday – Sunday. Date
changes will then be confirmed in writing by the Holiday
Sales Team.
Can I withdraw from the Letting You
Earn scheme after signing the Letting
You Earn - Agreement Form?
Yes, providing you give a minimum notice period of 6 weeks to
allow us to re-allocate bookings into alternative accommodation
or dates.

Insuring your Holiday Home...
Standard Inventory...
At Golden Sands we always do our upmost to look after our valued Owners and their Holiday Home. You should, however, maintain
insurance for your Holiday Home in the unlikely event of loss or damage.
When you join the ‘Letting You Earn Scheme’ you will need to ensure that there are some basic inventory in your Caravan. The below
details the items and quantities for a 6 berth and 8 berth Caravan. If you have any queries, please do not hesitate to speak with a member
of the Reception team who will be happy to help.
Under the terms laid out in the Pitch Licence Agreement, all Owners are required to insure their Holiday Home. Purchasing insurance
should not only be seen as complying with the Agreement, however, but also providing you with the peace of mind to enjoy your
Holiday Home free of some of the anxiety that comes with ownership.
Golden Sands recommend the ‘Compass Insurance Scheme’ through Jardine Lloyd Thompson Leisure. You can gain a copy of the
prospectus for this which provides a summary of the cover from the Holiday Sales Manager, they will also be able to provide you with
a quote. Full details can be found in the Certificate of Insurance, a copy of which is available on request.
Should you decide to join the 'Letting You Earn Scheme' and hire out your Holiday Home you would be well advised to ensure that
your Insurance includes cover for 'loss or damage by a hirer' to maintain your peace of mind while others are using your Holiday Home.
If you insure your Holiday Home through the Compass Insurance Scheme with Golden Sands we are able to provide you with such
cover for a small additional cost.
We fully understand that some people find insurance somewhat confusing so you may find the following useful. These are some of
the questions that we are frequently asked:
Can I arrange cover for 'loss or
damage by a hirer' through Golden
Sands if I am not insured by the
Compass Insurance Scheme?
Unfortunately, no you cannot. This additional cover is an
extension to the main Compass Insurance Scheme and has
been specifically negotiated for Golden Sands.
Is this on top of my usual premium
for the Compass Insurance Scheme?
Yes, the cost of this extension will be in addition to your
standard cover.
What is the excess?
The excess for the additional cover is the same as for the
standard cover - £50*
What is covered by taking the
additional cover for 'loss or damage
by a hirer'?
Why should I take the extension for
'loss or damage by hirer'?
The extension to the Compass Insurance Scheme provides
cover for malicious damage caused by a hirer when you hire
out your Holiday Home through Golden Sands.
If you choose to join the 'Letting You Earn Scheme' and you
do not purchase the additional cover you will not be insured
for 'malicious damage' a hirer causes to your Holiday Home
and / or its contents.
How will I know if I have the
additional cover?
You will receive a Schedule which shows the Endorsement
for 'loss or damage by hirer' has been added to your current
Compass Insurance – a copy of this is also held at the Golden
Sands Office on Park.
What is the cost?
The Holiday Home Sales Manager will be able to advise you
on costs of this additional cover.

We often get asked ‘How much can I potentially gain from joining the ‘Letting You Earn Sublet Scheme?’
Well we can’t guarantee income as it depends on the demand on holidays and for your grade of Caravan, however we can provide
a guide and have detailed this below for each grade. This will give you an idea of the potential income you could gain by choosing
us as your agents.
Whatever the income, the main bonus is that you’ll be gaining additional income whilst you aren’t using your caravan and won’t
have to deal with any stress of the bookings!

5 simple steps to sign up!
1 Complete Agreement Form
4 Caravan Grading Assessed
You will find in this brochure, a Letting You
Earn - Agreement Form.
Complete the front of the form and clearly
mark the dates you wish to retain your
Caravan Holiday Home for your own use. Each
date represents one night.
When we’ve received your completed form,
we will inspect your Caravan Holiday Home
to ensure everything is in order. We will then
assess the correct accommodation grade.
If there is any maintenance, cleaning and
safety checks required before we commence
hiring, we will advise you of the work needed
and cost involved. You can then opt to
conduct the work yourself or instruct Golden
Sands to do it.
Note: Golden Sands hires your Caravan Holiday Home in
blocks of 3, 4 and 7 or 14 night holidays only. Please refer to
the year planner for details.
2 Complete Grading Form
Complete the top part of the Grading
Details section on the reverse of the Letting
Agreement form.
3 Post Completed Form
Send your completed Letting You Earn Agreement Form to the Park.
Note: We recommend that you take a copy for your
own reference.
Note: The earlier you complete the maintenance work and
cleaning, the sooner we can secure the best bookings for
your Caravan Holiday Home.
5 Dates Agreed
Once your Caravan Holiday Home grading
is agreed and maintenance work complete,
we will send you a confirmation letter to
inform you of this. The letter will also
detail the dates we have reserved for
you and confirmation that your Caravan
Holiday Home is now being hired on the
reservation system.
Prices are provided as a guide only, we will always do our best to get the best possible rate for your Caravan Holiday Home, however discounts may be
applied to maximise occupancy and potential earnings

that you have completed them on the Agreement Form.
Please note our arrival and departure days in the grid below.
The dates you provide us with for Holiday Hire MUST be grouped together as either 3 nights
(weekends), 4 nights (midweek) or 7 nights (a week).
The Park provides leisure facilities for family holidays and short weekend breaks.
Golden Sands provides an agency service to Holiday Home Owners whereby holiday accommodation can be hired
out to holidaymakers.
The 'Letting You Earn Scheme' Agreement is conditional on the following:
