development by Johnson Commercial Development is strategically located just over one mile from
the Virginia border.

opening in this new retail hub that debuted in the fall of 2014 with the grand opening of the region’s
first Bass Pro Shops.
In addition to Bass Pro, the Pinnacle Development includes the region’s largest Belk (130,000 square
feet), its only Marshalls and the soon-to-open CARMAX. The new Pinnacle 12 by Marquee Cinemas
will open this fall—the largest and most modern cinema experience in the region.
Uniquely positioned in the center of the Southern Foothills, its service area is within 95 miles of five
states (TN, VA, WV, KY and NC).
The Pinnacle serves college student shoppers from 46 universities and colleges within its retail service

Setting new records as a super-regional retail hub began with the opening of The Pinnacle’s first
anchor, Bass Pro Shops, in August 2014. Since its opening, Bass Pro has welcomed more than 1
million consumers from every state in the U.S.
When the region’s largest Belk store opened on a rainy March morning, lines of shop-hungry
customers wrapped around the giant 130,000-square-foot structure. Grand openings of stores, large

Our NEW Pinnacle Outlets!
To be designed by noted outlet architect Charles Gillon,
the Pinnacle Outlets’ oval design will offer a distinctly
different retail experience. The promenade will include
a giant sky bridge across Pinnacle Parkway to drive
awareness and traffic. The bridge will include a recreation
of Bristol’s historic downtown sign that celebrates its
main street border between Tennessee and Virginia.
Lease space per store will range from 2,400 to 20,000
square feet.
Located at the southern edge of the development, Pinnacle Outlets will offer a one-mile sight line
to I-81 motorists and those near U.S. Highway 11. It will also border Pinnacle Lake, a two-acre
bio-centric lake stocked with a variety of native fish in front of Bass Pro Shops that includes
a scenic and tranquil walking trail.
