when relocating to
the South of France
Residence or holiday home
Even before considering where you want to buy, it is important whether this property
will be your principal residence or a holiday home. This has significant implications for
your wealth tax, inheritance tax, structuring of the acquisition and other matters.
Before signing the final deed of sale, we therefore strongly recommend you contact our
International Structurer and Estate Planner, Daniëlla van de Putte (contact details below),
who can help you optimise your financial arrangements.
The perfect house in the perfect location
The South of France obviously has many real estate agents. We work with several of the
region’s finest registered agencies and can give you the contact details of one with local
knowledge of the particular area in which you are interested.
Buying your property
Once your offer has been accepted by the seller, a “compromis de vente” (preliminary
sales contract) will be drawn up. Though this may be done by the real estate agent or the
notary, we recommend you have it done by your own notary. In this brochure you will
find the contact details of a notary whom we can recommend.
The “compromis de vente” should contain “conditions precedent” (things that must be
delivered for the contract to be binding), such as building permits, urbanisation plans and
required financing. You have seven days in which to cancel this contract without having
to give a reason. After the seven days, you must deposit 10% of the sales price with the
notary. The deposit will only be returned if the “compromis de vente” is cancelled for
non-fulfilment of the conditions precedent.
Within 3 months of the signing of the “compromis de vente”, the final deed
(“Acte authentique”) should be signed.
Financing your property
Having found your property, we can help you identify the best way to finance your

Opening a bank account
If you wish to open a bank account in France to handle daily payments you will need
to show:
•
your passport
•
proof of address of residence
•
a recommendation letter from your bank in your (previous) country of residence
Proof of address of residence can be an electricity, gas, water, internet or telephone
(not mobile phone) bill, and must be less than 3 months old. Proof of address is
requested for all important transactions, such as opening a mobile phone contract
or buying a car.
Driver’s licence
You can drive with a EU driver’s licence in France. However if France is your
country of residence, when renewing your licence you must apply for a new
driver’s licence in France.
