From the President It is often expressed that People Working Cooperatively (PWC) is a one-of-a-kind organization. By Jock Pitts President of People Working Cooperatively PWC’s Emergency Repairs are often cited as one of our most important services. PWC knows of no other like service of this scope and size. We have trained technicians available by phone 24 hours/day, 365 days per year to help our customers through emergency problems in their home, such as no heat in the winter, electrical problems and major plumbing problems. Emergency no heat calls are common for PWC during the winter months, but it is the less obvious problems that can present the biggest danger for people. Blocked flue lines cause carbon monoxide to build up in homes with no warning unless CO detectors are present – uncommon in the low income households that PWC serves. Dangerous natural gas leaks and electrical problems also lead the list of commonly found problems by PWC’s work force. One very cold night this past winter, PWC received a “no heat” call from a single mom with a 4 year old child. She was 8 months pregnant. When our technician arrived, he immediately smelled natural gas in the house. The client was aware of the terrible odor, and was burning candles to try to mask the smell, not realizing the odor was actually a dangerous natural gas leak in her home. Our technician found and fixed the natural gas leak. He also found that the water heater flue was blocked creating high levels of carbon monoxide in the living space. He was able to unclog and repair the flue as well. Finally, our technician was able to address the furnace problem that was the reason he was originally dispatched. He repaired her furnace and restored heat to her home. All in all, not very expensive repairs, but vital to this young family’s safety. All in a day’s work. We are proud of the work we do and studies show we are effective. The University of Iowa National Resource Center for Family Centered Practice teamed with Cadmus to release a study in October 2013. PWC’s effectiveness was recognized across all areas of our service: home modifications, home repairs, and energy conservation. PWC’s work not only had the impact that might be expected – improving housing and home conditions and reducing energy consumption, but also improving the health and emotional well-being of our customers. Being unique and established here in our hometown region is a good thing, possibly even a point of pride. In the future it might be an even better thing to find a way to share what we have learned with people in other towns and cities. Through funding from the Ohio Development Services Agency (ODSA), Dayton Power & Light and DFHR, PWC began a number of repair projects for low-income, elderly and disabled homeowners. People Working Cooperatively… in Dayton, OH More and more people in our community are asking for help, not just in our service area, but beyond. This has led PWC to Dayton, to meet the needs of low income elderly and disabled homeowners who need help with critical home repairs, modifications and weatherization. Like most urban communities around the country, the City of Dayton and its surrounding communities are no exception to an aging population that needs help to stay in their own homes. In 2013 PWC was contacted by The Dayton Fund for Home Rehabilitation (DFHR) to discuss our joint missions and how we can work together to meet the needs of the community. DFHR is a non-profit organization established in 1964 to provide no-interest, emergency loans for low-income homeowners who were out of options for assistance. In 2013 PWC and DFHR merged to serve Greater Dayton. “When we began to search for partners to help address the growing needs in Dayton, People Working Cooperatively stood out among the rest,” Dayton Fund board member Bill Johnson said. “PWC is essentially a construction company that wants to repair the community one house at a time.” “We have been effectively serving low-income homeowners across the Tri-State with critical home repairs, weatherization services and mobility modifications for almost four decades,” Jock Pitts, president of PWC, said. “To bring our expertise and commitment to our neighbors up north is a substantial move for PWC, but we’re eager to address the increase in need for our services.” Meetings with the DFHR and various potential funders and supporters are in progress. Next steps include the creation of an Advisory Group. This group will provide PWC with critical feedback on our Strategic Plan for entering this market, play an advocacy role in making referrals for funding and support, and connect PWC with the decision makers within the various communities. Pame la Like most urban communities around the country, the City of Dayton and its surrounding communities are no exception to an aging population that needs help to stay in their own homes. Fall Prevention Program One out of three Americans 65 years and older fall each year. In the city of Cincinnati alone, 2,300 calls were made in 2012 to 911 reporting a fall. And in Hamilton County the number of falls from 2004 to 2012 has risen 23% and that number is constantly increasing. With 48% of these falls happening at home, People Working Cooperatively is looking for ways to make prevention a household name. How can we help prevent a fall? PWC is a 39-year-old non-profit that offers home repairs, weatherization and modifications for low income elderly and disabled homeowners. Its for-profit social enterprise, Whole Home, offers home modifications and aging in place solutions for anyone at any income level. Both have become recent members of the Greater Cincinnati Health Council, looking for ways to end falls. White Oak resident Ron Henlein of People Working Cooperatively has been researching local and national fall rates and is putting together a plan to reduce falls in the tri-state area. Some of the groups PWC is collaborating with for the new program include Hamilton County Fall Prevention Task Force, the City of Cincinnati, Mercy, TriHealth, Greater Cincinnati Health Council, Visiting Nurses Association and others including: • • • • • • • • • Atrium Medical Center Bethesda North Hospital University of Cincinnati Medical Center West Chester Hospital Middletown Division of Fire Department West Chester Fire Department Green Township Fire Department Clermont County Senior Safety Program Butler County Fall Prevention Task Force “We’re working right with the first responders,” Henlein said. “Specifically, PWC is heavily involved in developing a Fall Prevention program for seniors; this will include an in-home safety checklist and recommendations to assure the individual is aware of the high “fall risk” areas throughout the home,” Henlein said. “Falls are not a natural part of aging and changes such as grab bars in the bath, banisters on all steps along with proper lighting, elimination of area rugs which are in poor condition, night lighting from the bedroom to the bathroom all can substantially reduce your chances of experiencing a fall.” PWC’s social enterprise, Whole Home, offers seniors tips on how to keep fall free. And PWC offers low-income homeowners home modifications to help them live safely in their home, where they want to be. “PWC and Whole Home have been engaged in a huge amount of outreach to help keep elderly people safe… over 1,000 people year to date that we’ve educated on fall prevention so far,” Henlein noted. “People need to understand that there is a huge tsunami that began to hit this country in 2011 as the baby boomers began to turn 65 years old. “This tsunami will gain enormous momentum throughout the upcoming years as 10,000 boomers turn 65 everyday through 2030,” he noted. “The shift in the age of our population will bring major reform in healthcare and governmental programs to support these individuals as over 20% of all citizens in the United States will be over 65.” “Falls are not a natural part of aging.” “The need for fall prevention is growing and becoming a large issue for our community. Prepare Affair Prepare Affair brings together over 2,600 volunteers to help elderly homeowners prepare their homes for winter. Services range from raking leaves and cleaning gutters to other small winter preparation tasks. • Successful acquisition of the Dayton Fund for Home Rehabilitation • PWC expands its service territory to include Green, Preble and Montgomery counties. • Oscar Night gala has record attendance and dollars raised: nets $156,779 with 500 guests • Prepare Affair 2013 has a total of 2,690 volunteers assisting 868 homeowners • Repair Affair 2013 has a total of 800 volunteers assisting 81 homeowners • • Total number of volunteer hours for 2013: 29,219 Whole Home Modifications achieves $455,000 in top line sales during its second year of operations, up over 200% from year one • PWC’s Ramp it up For Veterans Campaign raised $296,778 to assist 740 veteran households and/or their spouse and children. • PWC officially selected as a Home Weatherization Assistance Program provider in Hamilton County To volunteer for Prepare Affair, visit our website at www.pwchomerepairs.org PWC doesn’t only repair homes, In fact, according to a study by Cadmus Inc., 44 percent of clients surveyed reported reduced stress levels and better health as a result of our services. These households reported many different health vulnerabilities. Some had multiple people in their homes with chronic health conditions or major medical issues, such as strokes or heart surgeries. Others had no health insurance or frequently experienced gaps in coverage as they transitioned between jobs or experienced periods of unemployment. A dramatic example is 84-year-old Rose of Mt. Auburn, who says she has received many health benefits from PWC’s services. Rose has received lead abatement, weatherization, roof replacement, gutter repairs and replacement, repairs to the laundry tub, repaired steps, new refrigerator, replaced handrails, Prepare Affair leaf clean-up, furnace repair and more. But the service that impacted her the most was the toilet replacement. Rose was without a working toilet for almost six months until she called PWC. Instead, she was using trash bags for her toileting facilities. She, like many clients, was embarrassed to call for hel help. “I almost felt inhuman,” she said of living without a toilet. “I was embarrassed to ask for help. I felt unclean. It made me feel sick…PWC was such a blessing. I felt so much better when the workers installed a new toilet. It was like Christmas – it was the best gift I co could ask for.” Weatherization also made her living environment more comfortable and furnace repairs kept her warm during a harsh winter. Lead abatement made her home safe for her grandchildren. “PWC has been a blessing not only to me, but my family,” she sa said. “I am so grateful.” Client Austin Jackson has Muscular Dystrophy and uses a wheelchair. Before he met PWC, he struggled with asthma and other health problems due to a home that was damp and moldy. PWC came out to help Austin with a new dry foundation and crawl space as well as modifying Austin’s bathroom and ramp to help with his mobility – but what we really did was improve his health and the health of his family. we help to repair people, too. And make them healthier. It’s something that PWC does every day, because healthier homes make for healthier clients and communities. This is in keeping with what PWC does at so many homes, everything from lead abatement or weatherization, to restoring water, to replacing a furnace – it all improves the lives of our clients. “Before PWC’s services, I suffered with chronic respiratory problems and chronic sinus infections due to a lot of moisture in the home and the fumes from a portable heater,” said a client quoted in the research study. Another client said “my house is warm and I won’t get pneumonia again.” The results speak for themselves. PWC does so much more than just repair homes. Van had thought of going through traditional home remodeling contractors, but he was intrigued by Whole Home’s mission of supporting PWC, so he thought he would give it a try. He was so impressed with the people at Whole Home, he elected them to do a bathroom remodel. “I went to their showroom with Jere (McIntyre) and was just amazed with what I saw,” said Needham. “My wife Wilma and I had been looking at remodeling and Jere said they could do the work. That’s when we met Fred, who is a tremendous asset….I can tell you that we were totally delighted with the outcome. Top shelf products, terrific customer service and they are just beyond courteous, caring, prompt and wonderful craftsmen. The work was outstanding. People come over here and just say ‘WOW’ and that is how we feel too, WOW! We could have gone with a traditional private contractor, but this was just a better option all the way around. I tell everyone about Whole Home. Pre-planning by Whole Home helped the family deal with a last minute crisis. “We’re all about helping the customer any way we can,” said Director Jere McIntyre. “We believe our genuine concern for their well-being sets us apart from the competition.” Pat and Jim Hollstegge of Miami Heights agree. They are retired and needed a modified bathroom. “They redid the whole bathroom,” Pat said. “We wanted a walk in shower and they did all that and more. They replaced the toilet with a higher toilet which is so much nicer, a new vanity and new flooring. I was amazed they could do it all so easily and how well they did it. It really looks beautiful. Our Veterans Pamela Powe is a 55-year-old United States Air Force Veteran living just off of I-75 in Dayton. She served as a civil engineer in the Air Force from 1981 to 1988, and worked in wastewater and treatment. She has survived serious illness and disability, and has been unable to find full-time employment. To fill her days, she volunteers as a peer support coordinator for the VA in Dayton, where she assists other veterans in finding jobs, homes and sometimes just being there for them to talk to. “Whatever I’m able to do for them, I do,” she says. Pamela currently lives alone in a small, single story house that needed extensive repairs normally far beyond what PWC can do. Her roof literally caved in. PWC was able to partner with The Home Depot to not only make the repairs she needed, but transform a house back into a home. PWC replaced the roof and volunteers from The Home Depot completed the other needed work including plumbing repairs, ceiling repairs and furnace repairs. The plumbing beneath her sink was literally held together with duct tape. “I don’t know how to say thank you enough,” she said. “This has changed my whole life, my whole perspective on life.
