Meetings begin at 6:45 at
Onion Creek Golf Club
Agenda:
Budget, Social Events,
The HOA’s landscaper has created three
new mulch beds around the flag poles, front
stones and crepe myrtle trees. He will be
adding mulch all along Wayne Riddell Loop.
He has disconnected the water line from the
city's meter and Onion Creek Club (OCC)
has connected our irrigation lines to the
water well tank. The water well is good and
is in operation. The Knolls HOA will receive
free water to irrigate the common areas.

Community Volunteers:
These individuals give their time to serve the our
community. Board & committee members, social
event volunteers and caring residents are all part
of what it takes to make the Knolls a special
place to live! Won’t you join us? The Board is
looking for more people to join in on decision
making process. The Knolls Board looks forward
to community involvement from all residents.
Marquee
A permanent marquee (stone or high density
marine grade MDO board) has been suggested
to display the HOA’s meetings and events instead of the current metal signs. It would be
placed past the trees on Wayne Riddell. Discussion takes place at the next Knolls HOA meeting.

What does that mean for you?

Please mow and trim yards to avoid yard violations &
fines. The HOA realizes the weather issues, but it’s
no excuse for untidy yards, including Xeriscaping. If
you see a yard that needs ‘serious’ attention, contact
Goodwin Management at [email protected]. The
phone # is (512)-852-7935.
Weed Control – Should be done
in late winter to early Spring to
prevent weeds from spreading.
Mowing – As needed and Weekly
during the growing season.
Fertilizer – Certain fertilizers can be put down 4 times
a year. Early to mid March should be first application.
Irrigation – Sprinklers should be checked monthly for
leaks, to ensure water isn’t wasted and timers work.
Hose-end irrigation may take
place twice per week from midnight to 10 am & from 7 pm to
midnight on your assigned day.

Automatic irrigation systems
may run once per week from mid
night to 10 am and from 7 pm to
midnight on your day.

Washing vehicles at home is permitted
with an auto shut-off hose or bucket


a commercial carwash. Fountains must recirculate water

Kitchen attended May’s HOA meeting to address traffic
issues on FM 1626. She said the fastest and most cost
efficient solution is to update the intersection by installing a
continuous green t-lane, for the purpose to alleviate congestion and provide a merge point for turning traffic. The
big issue is funding the 450-900k project. Two options to
seek Funding – Bond, or CAMPO (regional planning body,
using state and federal dollars). At this time there is no plan
to widen 1626, TXDoT has not identified a funding source.
Residents are worried about whether the city can curb
growth until the traffic issues are addressed. Our neighbors
at the Meadows at Double Creek also attended the meeting. They shared that there is more planned development
for the corner of S. First and 1626 (near Desert Willow) that
will bring an 11,000 sq foot building with 87 parking spaces.

had quite the turn out (roughly 60 children). It certainly was a
team effort in running the event. Many thanks to our egg stuffing
team: Beth Patter son, Hilda & Adr iana Reyes, Mar ianne &
Sam Laguna (Sam earned school volunteer hours), Sam Pritchard,
Piper Montemayor, Linda Owen, Isabella & Cynthia Santiago,
Jenny & Howard Holt, Erin & Matt Lashlee! We had nearly 1400
eggs this year. I am absolutely thrilled with the amount of offers to
help with the event, I actually had to turn away some help. The
folks at the Knolls rule! Many thanks to our fast egg hiding team:
Thao Huynh, Ralph Morgan, Jim Dew and teens Christian & Gabriella Estrada (earned school volunteer hours). Thank you to
Jacque Washburn for donating treats to the event. You rock!
