Headline Information
This hasn't been a record-breaking 3 months but it has certainly felt like one. The number of projects Under
Construction has increased, and the pipeline number of projects has also continued its upward trend. Renaker
hasn't hung about in submitting a planning application for their Owen St towers, which should be Under
Construction by August 2016.
Projects starting construction….
X1 have started construction on Phase 2 of their scheme in New Islington; while at First St Number 8 has also
begun construction and will become the headquarters for Gazprom Energy upon completion. X1 has already
started construction on phase 1 of their MediaCity scheme, but now Phase 2 (also a 26-storey tower) has
started construction as well.... also in Salford Quays, Amstone have begun building Phase 1 of their Clipper's
Quay scheme and Ordsall's regeneration has started in earnest with 207 apartments at Bridgewater Point
having started construction as well.
In what has been a blow to the number of apartments U/C in the City Zone, the Angelgate scheme behind
Victoria station has actually moved down out of the construction section: this is due to a squabble between the
developer and the contractor, but should be resolved soon meaning construction can restart. Other schemes
starting construction soon include the Axis Tower; X1 The Gateway at Salford Quays; 47 Houldsworth St and
Manchester Life's two schemes at Leaf St and Royce Rd in Hulme. Also phase two at Stanley St and the Angel
Gardens Tower are all anticipated to start construction before August.
Projects which have been approved….
Approved projects this quarter include the Airport redevelopment megaplan: involving the demolition of Terminal
1 and the total rebuilding of Terminal 2 to offer capacity for 50 million passengers at Manchester Airport. Oxygen
Tower (31 floors, 343 apartments); The Crescent (24 floors, 405 apartments); and Gore St (21 floors, 375
apartments) have all gained approval alongside numerous smaller projects such as 142 apartments at Gresham
Mill in Ordsall; 86 apartments at DeTrafford's City Gardens scheme in Hulme and the Salford University School
of Engineering.

We now have planning applications for the Exchange Court Tower (44 floors, 350 apartments); Owen St towers
1, 2, 3 & 4 (62, 43, 48 & 52 floors, 1,300 apartments); Affinity Tower (33 floors, 318 apartments), the entire
Circle Square masterplan (390,000sqft of office space, 677 apartments and 1028 MSCP spaces); and Exchange
Quay (23, 15 floors, 45 bedroom hotel, 132 apartments and 14,000sqft of office space) - as well as numerous
other smaller applications totalling about 70,000sqft of office space; about 1000 apartments and 300 hotel
rooms.

Renaker have asked Salford City Council for approval to build
their 44-storey Exchange Court Tower at Greengate, which will
contain 350 apartments
Bruntwood have submitted a planning application to Manchester
City Council for a series of new blocks and public space on the
former BBC site on Oxford Road.

Piccadilly station will be redeveloped and expanded in time for

Crane counts give us a rough calculation as to how a city is
progressing economically. Most large-scale development
schemes require cranes and so crane counts tend to detail
how many large schemes are happening across a city. Of
course, smaller schemes and conversions are important
too—and they are happening across the city (usually in the
form of the upper floors of older buildings in the urban core
being converted into apartments).
Manchester’s crane count currently stands at 26. This is up
from the all-time-low of 3 in October 2013, but we still have
not reached the heady heights of November 2005—when 63
cranes reached above the skyline.
Manchester currently compares favourably with its regional
competitors in terms of crane count, however is beginning to
accelerate at a faster pace now that multiple large-scale
schemes are beginning to come onsite.
Final Round-up
- The number of projects under construction (on which construction activity has begun, in the form of diggers, of drills or of
cranes etc) has increased from 70 to 77.
- The number of projects which are 'Shovel Ready' (on which construction has a high chance of beginning by the next
Update in three months time) has remained the same at 26, this is despite 7 projects moving up into the "Under
Construction" category - indicating that the pipeline flow is healthy (you really do ideally want the Shovel Ready category to
remain the same because it means that while some projects move up the list into construction, some move into being shovel
ready which means that number U/C stays constant.
- After a long period of dramatic increases, the number of projects Approved has finally only increased by +1 this term. 9
projects have moved UP the list into the Shovel Ready category - so again this is more evidence that the pipeline is nice and
healthy. The last year or so has been quite worrying as we've had a tonne of projects move into the Approved category with
not many advancing from being Approved to being U/C or at least site clearance/shovel ready. This indicated a block in the
pipeline and an unwillingness from developers to actually build what they had approval for. Luckily, this blockage appears to
have been cleared and we've got a pretty steady flow into Construction going now.
- Projects holding a planning application which hasn't yet been approved stands at 56, up from 47 in November. This is the
biggest increase, and comes from large-scale schemes like Owen St and Circle Square (where each block/tower is counted
separately) gaining planning applications.
- The number of "Red" projects (those which are masterplans or visions without a planning application, not including
framework applications) has increased from 42 to 45 now. There have been two new large-scale masterplan schemes
announced this term: the first at UX Manchester in Strangeways and the second at Deansgate Central Sky Park. Of course,
without planning applications, it's going to be years before these schemes start construction however it's good to know we
have projects being planned into the long-term which can start once our short-to-medium term projects have completed.
There appears to be a “planning app bubble” - there are a lot of planning apps but not as much construction. This could be a
good thing in indicating a healthy pipeline but it is almost double the amount Under Construction. The number of "UP"
projects remains high at 62, meaning there is a lot of upward movement (i.e. projects gaining approval and projects starting
construction) but maybe not as quick as we'd like.
Number of NEW projects has remained constant. Between November 2015 and February 2016 there were 30 new projects
announced, that remains the same between February 2016 and now. There are 62 projects U/C.
Apartments
There are currently 1,314 apartments under construction in the City Zone
- There are currently 1,799 apartments under construction in Central Salford
- There are currently 1,145 apartments under construction in Salford Quays
- There are currently 146 apartments under construction in Hulme
- There are currently 26 apartments under construction in Trafford
TOTAL = 4,430 apartments
- There are currently 8,183 apartments with Planning Applications OR U/C in the City Centre
- There are currently 8,021 apartments with Planning Applications OR U/C in Central Salford
- There are currently 3,196 apartments with Planning Applications OR U/C in Salford Quays
- There are currently 1,096 apartments with Planning Applications OR U/C in Hulme
- There are currently 3,284 apartments with Planning Applications OR U/C in Trafford
TOTAL: 23,523 apartments
Worth noting that the number of City Zone apartments Under Construction has decreased
due to 434 apartments at Angelgate stopping construction temporarily.
Staggering increases in the number of pipeline apartments in both the City Zone and
Central Salford: up from 6,127 apartments and 6,245 apartments respectively in February to
8,153 apartments and 8,021 apartments respectively now.
Salford Quays now has over 1,000 apartments U/C for the first time since the previous
boom. There were 0 apartments U/C in SQ in June 2013.
