EDGARTOWN COMMONS EDGARTOWN COMMONS CORNER UNIT 35 Owners are responsible for the interior EDGARTOWN COMMONS (36 Units) Windows are not insulated Hot water heated by oil Electric is included in the maintenance fee assessment Internet access is free wifi Each unit owner pays own taxes on unit Town water and sewer No insulation in building All units have fans but no AC Water and plumbing drained in complex for winter (Open May to mid October) Buildings have 2-3 ‘ crawl space Ample parking-no assigned spaces No pets allowed Inside shower in pool area Owner allowed 1 week in spring and 1 in fall Can be owner occupied other weeks as long as owner pay 36% rental fee in addition to the condo fee. Annual Assessment Value – this figure is based on the Operating Budget for the entire facility. Each year there is an Operating Budget that is developed by the Edgartown Commons management based on all operating expenditures. Guests are charged, in their nightly rates, a portion of these expenditures. The difference between the budget figure and that which is charged to guests is what each unit is assessed each year depending on their specific unit. Fiscal Year – March 31st through April 1st Unit Profits – Checks are distributed 4 times each year to unit owners for profits made for the following periods: 1. Mid-July covering May and June 2. Mid-August covering July 3. Mid-September covering August 4. Mid-November covering September and October Any 36% due for owner usage is deducted from the next check. So if you use the unit in June, the 36% is deducted from the check sent to you in mid-July. So you never actually pay the 36%, it simply reduces your income from the unit. The Association takes care of everything except the interior of the unit. You are responsible for interior maintenance only. Things like painting, furniture replacement, plumbing fixture replacement, lights, etc. Note that the association is in the midst of a long-term window replacement program and that I expect windows in 20 to be replaced within the next 2-3 years. Window replacements come out of the already existing assessments. Updates for 15 Mill Street #35 2015: new refrigerator. 2016: The bedroom has been painted and has new bedspreads and queen mattress.
