Situated on a large Mediterranean Sea gulf (the Gulf of Tunis), behind
the Lake of Tunis and the port of La Goulette (Halq al Wadi), the city
extends along the coastal plain and the hills that surround it. At the centre
of more modern development (from the colonial era and later) lies the
old medina. Beyond this district lie the suburbs of Carthage, La Marsa,
and Sidi Bou Said.
Just through the Sea Gate (also known as the Bab el Bahr and the
Porte de France) begins the modern city, or Ville Nouvelle, transversed
by the grand Avenue Habib Bourguiba (often referred to by popular
press and travel guides as “the Tunisian Champs-Élysées”), where the
colonial-era buildings provide a clear contrast to smaller, older structures.
The expansion of the Tunisian economy in recent decades is reflected in
the booming development of the outer city where one can see clearly the
social challenges brought about by rapid modernization in Tunisia.
City Overview
Tunis, the capital and largest city of Tunisia, has a population of approximately 1.7 Million people.
There is the old town called “El Medina”, where you can find shops that sell traditional items, you
can also find the market where they sell Tunisian suits as well as gold and silver jewellery.
In the centre of more modern development (colonial era and after) lies the old medina.
Beyond this section lie the suburbs of Carthage, La Marsa, and Sidi Bou Said.
The medina is found at the centre of the city: a dense agglomeration of alleys and covered
passages, full of intense scents and colours, boisterous and active trade, a surfeit of goods
on offer ranging from leather, plastic, tin to the finest filigree, tourist souvenirs and the
works of tiny crafts shops.

City Areas
Tunis, the vibrant yet laid-back capital of Tunisia, has managed to hold on to its own identity, where
most other Tunisian cities sold their soul to tourism long ago.
Here the street scene is decidedly Tunisian: old men with red chéchias (scullcaps) and a bunch of jasmin blossoms behind their ear watch the
young go past in jeans and shirts. The culture is Arab and African, but with so much coastline also clearly Mediterranean, traditions run strong
and yet Tunisians are more liberated than their North African neighbours, and their Arabic is constantly interspersed with French.
The city centre is even physically divided in two distinct quarters: the old Arab medina and the ville nouvelle (new town) created in colonial
times by the French.
All roads lead to Rome, but in the Tunis medina they all seem to lead to the Zeytouna Mosque, built in 732AD. Founded by Arabs in the
8th century around the vast mosque, it is one of North Africa’s most stunning medinas. The complicated maze of alleys and souks (markets),
hiding a wealth of Islamic monuments, is the city’s historic and spiritual heart.
The main artery of the new town is the elegant avenue Habib Bourguiba, with its well-kept palm trees, café-terraces and patisseries. The
contrast with the medina could not be greater: European-style boulevards, white colonial architecture, the hubbub of offices and young people
going to the movies or shopping for casual wear.
In the suburbs are the ruins of the once wealthy Phoenician-Roman city of Carthage, founded by the legendary Dido in 814BC, who Virgil involved
in a romance with Aeneas, which drove her to suicide. This is the city of the great military leader Hannibal who crossed the Alps with his elephants.
Nearby is Tunisia’s most beautiful village, Sidi Bou Said, which inspired and still inspires many artists, and La Marsa with its gorgeous whitesand beaches.

Airport Information
Tunis Carthage airport serves the capital city of Tunis, and is the largest in the country. The airport
offers a wide range of international connections, primarily with Europe, but also to Asia, the Middle
East, and North America.
The airport is located 4 km from the city centre, and is accessible by the major transport
routes.

Taxi
In Tunis there are two types of taxis: the yellow taxis with metered rates serving the local
urban and suburban areas, and the large taxis known as Grand Taxis, more expensive,
which can be rented on an hourly or daily rate basis and can be found at the airport, ports
and larger resort hotels.
Yellow taxis are available 24 hours within Tunis. A metered fare is the norm with a minimum
flag down fee added. From the airport, there is a surcharge for luggage. Another surcharge
applies after 9:30 p.m. for all fares within the city.

Household help is readily affordable in Tunisia and even those on a modest income often hire the services of a maid. Daily or weekly cleaning of your house is sometimes done by the the doorman’s wife or by her relatives. Or you can get help from your neighbors. To ensure the
safety of yourself and your belongings, when hiring someone new, you would be well advised to use referrals from friends and colleagues.
Maids are paid on a daily basis, not hourly.

Museums & Historical sites

The Bardo Museum is located about 6km from the medina of Tunis in the suburb
of Bardo. It occupies the building of an old 13th century Hafside palace that has
been restored and expanded to become a superb example of Arab-Moslem 17th
and 18th century architecture. Created in 1882, the old palace of the Bey opened
its doors as a museum on May 7, 1888, and was named Alaoui Museum, after the
then ruling Bey Ali III. It houses the biggest museum of North Africa, famous for
the collections of Roman mosaics, taken from the ruins of Carthage, Hadrumète
(current Sousse) and Utique, and is considered to be one of the best in the world!
The tour around the three floors, seven sections and thirty four rooms of the museum
is a tour through Tunisian history, dominated however by the Punic, Roman and
Christian periods.

The National Museum of Carthage, located on the Byrsa Hill, contains a most interesting Punic and Roman collection, from marble
sarcophagi to everyday household items, as well as a model of Punic Carthage and the Roman Capitol and Tophet built on its ruins.
Here again we find the curious Punic coloured glass paste masks with their large protruding eyes and the clay masks designed to ward off the
evil spirits as well as a lovely collection of jewellery.
The main ruins of Punic Carthage are here as well as in the Carthage-Salambo area. It is believed that over 400,000 people lived in this vast
city surrounded by walls 13 meters high. Today the view from Byrsa hill overlooks the modern Carthage, the Punic Harbour, Tunis, and in the
distance the Bou Kournine mountain.

Parks
There are many recreational areas in Tunis:
Berges du Lac
This area is about 10min drive from the city, it contains many cafés, a big commercial centre, many shops, many restaurants, a big Lake, an
attraction park for both children and adult (it’s called Dahdah), there are also two bowling club there. You can visit this place either by taxi
(you pay 4 TND from the city centre to get there) or by bus.
Hammamet: this area is about 60 KM from Tunis, it’s a touristic place for its hotels, restaurants, cafes, parks. It contains a big attraction
park (called: Carthage land) and a very nice beach. Due to its beaches it is a popular destination for swimming and water sports. It was the
first tourist destination in Tunisia. It is located in the south east of the northern peninsula of Cap Bon in the Governorate of Nabeul, on the
northern edge of the Gulf of Hammamet.
The reported number of inhabitants varies from 20,000 to 70,000 and the population quadruples due to tourists in the summer. It is
particularly known for jasmine, and this is how the tourist resort of Yasmine Hammamet got its name. All over Hammamet, souvenirs made

The number to call the Tunisian Police is 187. Local police stations are opened 24 hours a day.
Government security forces, including the police and National Guard, are visibly present throughout Tunisia. Travelers should heed directions
given by uniformed security officials, and are encouraged to always carry a copy of their passport as proof of nationality and identity. Security

The public transport in and around Tunis is not so good, the train is the best method of transport.
There are two types of buses: The green ones, which are comfortable and luxurious and the yellow ones which are the more common ones,
used mostly by locals. There is also the Metro; it’s faster than the train and the buses.
The tickets are not expensive:- for the train, yellow buses and the metro: 0.5 TND and for the green buses: 1 TND.
Traffic drives on the right. Most towns in Tunisia can be reached by an adequate system of roads. Driving Licence & vehicle documents including
Log Books must be carried at all times and you will need to bring your own national driving licence if planning to drive in Tunisia.
The buses of Transtu (http://www.snt.com.tn) connect the capital city to its suburbs. The main stations in Tunis are: Parc Habib Thameur
Station, Ali Belhouane Station, Place Barcelone Station and Tunis Marine Station.
If it’s for everyday use and for the areas such as LaMarsa, Menzah6, Manar, Berges du Lac, where green buses are available then you can use
the transport system. Otherwise, most of the foreigners use a Taxi and they can even have an agreement with the taxi to use it everyday for a
special price. This kind of arrangement is very common.

Outside of the official, quality and price, controlled Artisanat (handicraft) shops, where everything
from carpets to birdcages bears a price tag, and carpets a stamp of origin and caliber, shopping in
Tunisia is definitely an art.
Pottery and ceramics
While Nabeul (Cap Bon) offers a dizzying
selection of pottery and ceramics, many of these
creations can be found in the souks. Ceramic
tiles, platters, and bowls are displayed in every
color, hue and design. A careful look will
ensure that the hand painting is well done and
the piece intact. The use and the region dictate
the colors as the yellow/green of Jerba, the
earth tones and primitive designs of Sedjane,
and the popular blue and white of Nabeul.
Guellela (Jerba) holds the prize for the lovely
natural color of its clay used to create more
“practical” pottery, oil and water jars, bowls
and jugs in classical Mediterranean style.
Brass and Cooper
Embossed, engraved or chased, copper and
brass trays, coffeepots, vases and ashtrays
are found throughout. The intricacy of the
calligraphy and design on the trays set the price,
as well as the weight and the size. Ashtrays that
can be engraved on the spot with your name
in Arabic are a popular, inexpensive souvenir.
Both traditional and modern designs are used
by the smiths, the choice is yours. The artisanat
shops feature items from large fruit bowls to
small ash trays of enameled red copper in a
beautiful variety of colors and hues.
Leatherwork
Hats, pocketbooks, carryalls and hassocks
are popular items, in particular the hassocks
in natural leather embossed or painted with
traditional patterns or the ever popular camel.
Book covers are beautifully decorated with gilt
and the skill of the traditional leatherworker
has in part been reconverted into making
quality leather jackets and coats.
Shopowners will unroll one splendor after
another until you find YOUR carpet. The
Offices of the artisanat in most cities sell
only quality stamped and inspected carpets
and while there is no bargaining, prices are
reasonable and they can package and send
your carpet by plane.
Wall Hangings
Embroidered or plain , natural shades or
intricately patterned, the same skill and art
that is used in carpet making is used in the
hand weaving of these articles. Pure undyed
wool blankets are greatly appreciated in
this day of synthetics and fine shawls
embroidered with traditional designs make
unusual and colorful wall hangings. The
colorful ,figurative carpets of Gafsa are often
hung on walls of banks, offices and homes
and offer a great variety in size and price and
color.

Housing FAQ
1. What can I expect to find in an unfurnished, a semi-furnished or a furnished property?
An unfurnished property may include basic kitchen furnishings and bathroom fixtures and furnishings.
A semi-furnished property will include a kitchen stove and furnishings, bathroom fixtures and furnishings, bed(s), wardrobes, curtains, lamps
and/or any other equipment agreed upon.
Furnished properties are quite common, and can include anything from the basics such as kitchen furniture, table, chairs, beds, and bathroom
furniture to everything you could possibly require in a property. Soft furnishings are frequently included. A fully furnished property frequently
includes dishwasher, washing machine and tumble dryer, smaller/supplementary furniture, decorations, garden equipment, satellite TV, phone
lines, alarm systems.
Your Relocation Coordinator will confirm whether or not the property has these facilities.
2. What sort of flexibility will I have to negotiate rent or furnishings?
It is always worth trying to offer a slightly lower figure than the asking price or request to have other furniture installed or work done on
the property. Generally, if the requests of a prospective tenant are high and costly, the landlord will agree to do the works requested with an
increase in the rent. It is not likely that a landlord will agree to undertake work on the property, install extra furniture and lower the price.
3. How many properties will I be shown?
This depends on the Relocation Package you have; Our Basic Package includes 8 properties, Standard and Executive Packages include 15
properties. You will be told at the outset how many properties you will be shown or how much time you have available to do the house
hunting. The properties provided will be as close to your ‘Needs Analysis’ description as possible according to what is available on the market
at the time.
4. How can I secure a property that I choose?
When you choose a property you can ensure that it will not be rented to someone else by making a ‘preliminary contract’. A holding deposit
is frequently requested in these cases. This sum is usually decided in the preliminary arrangements, especially if the lessee requests certain
adjustments, renovations, furnishings etc. to be carried out on the property.
A holding deposit is required if the property is in high demand or if there will be a period of time before the lease can commence. It is
advisable to pay this fee only in the event of being certain that you will sign the contract. The holding deposit will be then deducted from
the first month rent.
5. What costs are involved in renting a property?
- Real Estate agency fee: usually a flat rate, and is paid by landlord and/or tenant.
- Security deposit: usually 1-2 month rental value
- Rent is usually paid monthly
- Registration of the lease: registration taxes and fee that vary according to the value of the property and amount of rent.
6. What other expenses should I expect to pay?
The expenses of usage or the utility fees (such as: heating, electricity, water, sewage, telephone) are almost always to be paid alongside the rental
fee. Exceptions may occur in those residences in apartment buildings (apartment), where the utility fees, such as garbage disposal, cleaning,
security, swimming pool and garage usage, heating are part of the condominium fee. This may very in each individual case.
Condominium Fee includes cleaning of the stairs, lighting of the common parts and elevator..

7. What is the process flow to rent a property?
Once a property is selected, Emc Network will negotiate on your behalf. When an agreement has been reached, a legally valid contract is
prepared. An appointment is arranged for the tenant (or company representative) and landlord to sign the contract. The contract is read
through and the Emc Network’s Local Counsellor will translate as necessary.
All the copies of the contract should then be signed. As soon as you enter the apartment, we will arrange a thorough inventory/property
inspection together with the landlord and your Local Counsellor.
8. What chance do I have of receiving my full deposit back when I leave the property?
Provided that the property and any furnishings are returned in the state in which they were initially rented (Emc Network will ensure a thorough
inventory is taken of the property and furnishings upon entry) and the correct notice period is served to the landlord, Emc Network will be
able to negotiate a full deposit return when you vacate the property.
9. What responsibility do I have as a tenant towards maintenance of the property?
In Tunisia the tenant is responsible for general maintenance whereas the landlord is responsible for major repairs.
Basically this means that all plumbing and electrical fixtures that are outside of the walls or visible are the responsibility of the tenant (leaking
taps, door bell that does not work etc.). The landlord is responsible for the plumbing and electrical system within the walls of the property;
e.g. heating pipes. It is however, the tenant’s duty to inform the landlord immediately about any repairs that need to be carried out. In the case
of misuse, or deliberate damage to the property, unless otherwise stated in the contract, the tenant will be held responsible for the expenses
incurred.
10.Can I make any alterations to the property?
Only with written permission from the landlord.
Small changes (e.g. hanging of towel rails in the bathroom) may be made but the property is to be handed back in exactly the same state it was
consigned. Therefore, any holes made in the walls must be filled and painted over before leaving the property, unless a different agreement
is made with the landlord.
In case alterations have been made to improve the property without the written permission of the landlord, the landlord has the right not to
reimburse any expenses the tenant has had in relation to the work. In cases where the landlord does not approve o the changes made, he/she
has the right to require the tenant to put the property back into its original condition.
11. What if I need to terminate the lease early?
Emc Network will ensure a diplomatic break clause is inserted into the contract for the protection of the tenant. In the contract it is often
possible to include a notice period even as short as 1 month.
The Deposit shall be returned to the Lessee upon return of the premises and cost settlement, usually within 15 days from the date the
Agreement is terminated or it will be used as the payment for the last months of lease with the mutual agreement of both parties.

12. What utility expenses will I have to pay?
- Utility payments are never included in the rent. Tenants are responsible to pay for electricity, heating and hot water according to consumption.
The electricity bill also includes a tax that consists of the subscription to the Tunisian national media broadcasting service (TV licence).
- Condominium includes cleaning of the stairs, lighting of the common parts and elevator.
Please note that many technicians do not speak English.
13. Will I be able to get Satellite TV?
Yes. Most city areas, especially in the bigger cities of Tunisia, are linked to cable or satellite TV. There are many service providers to choose
from.
14. What documents do I need to install a Telephone Line?
Telephone lines are already available in most properties. In cases where there is no line, an installation fee and a security deposit must be paid.
The line will be put in the landlord’s name, as foreigners cannot have telephone lines in their name.
15. How long will I have to wait for my telephone?
Normally it will be installed in 2-3 weeks.
16. How will I be billed?
Bills will arrive monthly.
17. What about Internet connection?
You can have the connection through the normal phone line or with the ADSL line.

18.What is it like to drive in Tunisia?
In Tunisia vehicles drive on the right. In Tunis, traffic at times can be chaotic and parking spaces difficult to find.
A small Japanese or European model to use in the city recommended. Some foreigners opt for 4wd vehicles, but parking and manoeuvring
a bulky 4x4 can be quite complicated. If a 4x4 is purchased, it is most practical to keep it as a second car, for out-of-town use.
19. Is my driving licence valid in Tunisia?
A foreign driving licence accompanied by an IDP (International driving permit), is valid in Tunisia for up to one year. After 12 months of
residency in Tunisia, all licences must be converted into a Tunisian one.
20. For how long can I drive my own car in Tunisia?
A foreign registered car can be driven in Tunisia for a period of 3 months. It must be then registered locally.
21. Can I buy a car in Tunisia?

22. What documentation is required for workers coming to Tunisia?
A Work Permit and a Residence Permit (Carte de Séjour).
23. Shall I be present for application?
We can apply for the Work Permit on behalf of the employer and transferee with a POA. We accompany the Transferee to the Police and
assist with the registration for the Residence Permit.
24. What about my Family?
Dependant family members can apply for Residency Permit on the basis of being accompanying family members; they do not have the right
to work in the country. If they want to work, they’ll require a Work Permit as well.

27. How does Emc Network assist with Immigration?
Emc Network will prepare all the necessary paperwork, email it to the company and direct as to how the various documents are to be printed out and signed.
We will send one of our Local Counsellors with Power of Attorney to act on behalf of the individual and company.
When the Transferee has to be present to apply for a document, he will be accompanied by our Local Counsellor.
28. How can we determine a realistic Housing Budget for Transferees?
During Emc Network’ initial teleconference with the client we go through an in-depth ‘Needs Analysis’ which can include Housing Budget variables for the Destination City.
Emc Network will work with the Company to ensure the workforce locate properties of a suitable standard within the parameters set by corporate policy.
29. Can the contract be signed in the name of a foreign Company?
Yes, lease contracts can be signed in the name of foreign companies – the Transferee who will occupy the property will be
named on the lease agreement.
30. Is it necessary for the Transferee to be present to apply for documents?
At times, yes; you will be advised when we can apply with Power of Attorney and for instances where this is not possible the
Transferee and family will be accompanied by one of our Local Counsellors.

All Local Counsellors are really ‘local’ to the area where they assist Transferees. They are selected for their good knowledge of
their city area. All Local Counsellors are trained by Emc Network to follow our set pattern of delivering services using an inhouse ‘Training and Operations Manual’. All Local Counsellors are closely directed by Office Coordinators, ensuring a consistent
standard of service is delivered.
32. How does Emc Network handle Group Moves?
All relocations are handled by the same system of centralization. When required, we arrange for a member of our office team
to go to the location of a group move to be an in-house Coordinator, working from the Client Company’s premises as a point
